Welcome to the Silent D Motor Show. I'm your host Silent D. Today we're

having a bit of a British Sports Car showdown, with not just 1, not 2, but

3 classic iconic British Roadsters. Big thanks to Webb's of Weybridge for

providing the cars. They specialize in hire and sales of classics, today we'll

focus on the self drive rental part of their business, making it achievable for

pretty much anyone to drive a classic for a day or for the weekend without

having to worry about the hassle that comes with actually only one. Let's say

hello to Mark Webb, co-owner on the company, and then we'll start off with

the MG B.

Produce from 1962 to 1980, so almost 20 years the MG B is very common and the

most affordable of the bunch. It's also the least sporty with its 1.8 litre

engine. However this car also came with a

six-cylinder and V8 too. How they fit a V8 in this thing I don't know, but that

must be a fun car that I love to try one day. Even with the smaller engine, this is

still a very enjoyable ride. Perfect if you just want some air in you hair in a

no-fuss easy to ride convertible. But let's go spend more time on the next

cars as things are only about to get more exciting!

Yeah, you just wanna rev it a bit more. Use the idle adjuster. We're good to go!

Produced by Triumph from 1965 to 1967,

the TR4A IRS featured, as the name implies, Independent Rear Suspension - IRS.

Meaning that each wheel on the rear axle can move vertically independently for

better handling, like illustrator here. Quite uncommon at the time, normally it's

just one solid axle across like this, or even more common on old cars (and even

less desirable) is a leaf spring setup like this. Ok, there's your free rear

suspension educational briefing. You're welcome! And now back to the road!

See, this is the way to take a convertible in England, is just to go with the rain.

Go with it. People say does the roof leak? Say well when it's not there yeah.

So again, 4-speed. Pretty straight forward to drive.

Quicker. Sportier.

It's definitely quicker. But it also feels like a sports car. Yeah, it's feels

way sportier compared to the MG B. A much more sportier wibe compared to the MG B. So if you're after

something a little bit more.., with a bit more feedback and a bit more

vava voom. Then TR4A is the one to go for, definitely.

So sportier car, stronger engine at 2.1 litre and at least in my opinion a lot more fun to

drive, as Mark's about to correctly point out - this car makes me happy!

So what do you think of the drive on this one, compared to the MG B? So much fun to drive. Yeah! Completely different level.

You seem a bit happier in this one actually. Yeah. I think this suits you so far.

He's right!

But the show must go on! Now on to the next and we definitely saved

the best for last the Austin Healey.

The Austin Healey 3000 was produced from 1959 to 1967. Its inarguably by far the

best-looking. It's also the most powerful, rocking a 3 litre straight-six engine.

So it's 3 litres, so the biggest engine out of the bunch, and I can feel

this way more torquey. Yeah, there's a lot more torque. It's a lot more torque through the range

as well, the rev range, and yeah just the bigger engine, the sportiest sound,

with the side exhaust as well, it all adds up.

It's it's a bit trickier to drive

than the other two, I'd say. That's why it's better to start with the MG B...

And then it's got overdrive as well, if you flip the switch,

and then you can purr along the motorway, 65 mile an hour, quite happily!

Hidden Costs When Buying a House | Top 10 HIDDEN Fees When Purchasing a House - Duration: 14:12.

When you're buying a house, you have the sales price, that's the amount that you're

paying for the property, but if you think that's the only thing you're spending

money on, I've got some bad news of ryou.

Fees, points, credits, escrow, title, there can be so many extra and hidden fees that

you go in thinking one number, and you end up paying a lot more so because of that, in

this video I'm going to go through the top 10 HIDDEN costs that people don't tell you

about, or maybe they do, but they're not as well known as just the sales price.

Now this won't be about hidden fees once you buy the house and start living in it,

more of hidden fees when it comes to acquiring the property.

So with that being said, let's look at the top 10 hidden fees

of purchasing a house.

Fee number 1 is the home inspection.

Wait, you already know about the home inspection, so why am I including it on the list.

Well what you might not know is that you pay for the home inspection immediately, as opposed

to at closing, and the home inspection could cost up to $800 depending on the size of the

house.

It's important to use a reputable company and inspector.

Some real estate agents will push you to use their inspector that they have a relationship

with already.

Be aware of this.

You don't want to wear your tin foil hat thinking everyone is conspiring against you

to cover up items on the home inspection.

But at the same time, you probably don't want your real estate agent to be best friends

with your home inspector, that doesn't look good either.

The company that I use is US Inspect.

This is not an advertisement for them nor was I paid to say this, I just have used them

in the past and they have been very through.

Fee number two is the appraisal.

A common theme that you'll notice here is that once you go under contract, you're

going to have to start paying money.

Some of the items we'll discuss are fees at closing, but the appraisal fee is one that

is due upfront.

The lender usually requires this to be an upfront payment because even if the loan does

not move forward, the appraiser still needs to be compensated.

Expect an appraisal to be approximately $400 - $500.

Fee number three is the Earnest Money Deposit.

Now wait, this one is not so much a fee, as it is money that is due upfront that some

may not know about.

When you submit your offer, in its simplest form, you're just sending over a piece of

paper to the other side saying that you'll do something.

Well, the sellers need more commitment than that.

You got to have some skin in the game.

In Virginia, D.C., and literally everywhere else that I've heard of, you need to submit

your Earnest Money Deposit, commonly referred to as your EMD with your contract.

This is an amount, usually 1.5% to 3% of the sales price that is put into escrow and is

a good faith deposit that you will go through with the contract.

The higher your deposit, the stronger your offer.

The EMD will end up going towards your closing costs, but it is due upfront when you submit

your offer so be sure you and your agent have a game plan and are ready for the EMD at the

time your offer is written.

Fee number four is title insurance.

Ahh title insurance, everyone's least favorite real estate topic.

The long and the short of it is this: You probably don't need it.

Just like you probably don't need health insurance for 6 months, you could probably

skip on dental insurance for a year.

You probably don't need car insurance for a year.

That last one might be a crime now actually, so don't quote me on that.

But if you're buying property for $400,000, $200,000, or however much money, you need

to do what you can to protect your investment to make sure that no other parties could legally

take that property away from you.

Because if someone has a lien on that property and you don't have title insurance that

found that out, you might be in some trouble.

Title insurance is going to cost about at least $1,000 for lender's title insurance,

and then another $1,000 for owner's title insurance, this is paid at closing.

I'm always going to buy title insurance with properties I purchase just to be on the

safe side and I will probably not be happy about paying those fees for it.

Fee number five is the county transfer tax.

Whenever you buy or sell property in a jurisdiction, that jurisdiction is going to take their cut

of the pie.

Now it may only be small cut of the pie, maybe just the crumbs, but hey, that's your hard-earned

money so every little bit matters.

It's going to vary by jurisdiction, but a recent $400,000 property my buyers purchased

had a County Transfer Tax of $350 and a County Mortgage tax of $300 totaling about $650 in

fees.

Fee number six, I'm going to sound like a broken record but it's now time for the

State Transfer tax.

States going to get their money too and it's going to be a little bit higher.

Obviously the state transfer tax will differ by state, but here in Virginia using the same

$400k property, the state transfer tax came out to $987.50, which is 25 cents for every

$100 worth of property.

Or to make it easier, .0025 of the sales price.

Let's also not forget about the State Mortgage tax, which is about the same percentage before,

that .0025 of the mortgage not the sales price, so of the mortgage.

So on tat $400k property, we have $987.50 in state transfer and $969.75 in State Mortgage

totaling $1,957.25.

That's almost $2,000 in fees right there.

Some states do not have a state mortgage tax so be sure to check in with your local lender

to see if these numbers will apply to you.

Fee number seven is property tax.

Lots of taxes here.

These are paid at closing and are usually pro-rated for half the year because around

here most jurisdictions require you to pay property taxes bi-annually.

You can easily look up your city or county's property tax by going on your jurisdiction's

property tax website.

One thing to know is that property taxes are based on the value of the home.

So if the sales price you buy your house is more than what it was last sold for, which

is usually the case, your property taxes will be going up in the future.

Fee number eight is your homeowner's insurance premium.

The average homeowner's insurance premium is about $1,000.

Unless you've done something differently, you can expect to pay this at settlement.

Remember, all jurisdictions could be different so be sure you're in touch with your lender

and settlement company to see which items are billed at settlement.

Fee number nine is your HOA transfer fee.

If you a purchasing in an HOA, a fee may be due at settlement.

And that fee could be up to $300.

What does it go towards?

Setting up your account, putting you in the system, and that's about it.

If you're like an HOA president or treasurer or something you might get mad at me for this

part but it's basically a couple hundred bucks that you're going to pay and not really

get anything back of value.

It is what it is.

Fee number 10 is title services.

These are things like the settlement fee, the title abstract, the title insurance binder,

and the title closing protection agency.

And you can look up all these title fees on your own.

That's not the point of listing them out.

The point of listing them out is that this is an additional $550 on top of

all the other fees that we've covered.

And maybe you've come across companies or maybe you've thought to yourself that you'll

negotiate with the title companies and get them to waive their fees but that's how

they make money.

There's one title company in my area.

I think they charge a flat rate of $250 to close.

And you need to ask yourself.

Do you really want to get the cheapest real estate attorney out there?

You're buying a home.

Do you really want to try to save $50 or $100 to get the least expensive company.

Title companies have their fees.

Some are higher than others.

Try to get a few good recommendations before choosing a title company.

Most of the settlements I do now are split settlements where the buyers have their title

company and the sellers have.

Be sure to do your research because like most things, even real estate attorneys, you get

what you pay for.

And bonus, we have a bonus hidden fee.

The 11th hidden fee when buying a house is for condos and that is your condo move-in

fee.

I will put in another disclaimer that this will vary by condo and by association.

But many condos include the move-in fee at closing.

This is going to be anywhere from $100 to in some cases $700 to move-in.

If you're purchasing a condo, your move-in fee, if you

have one, is probably going to be anywhere from $100 - $300.

There you have it, the 10, or make that 11 hidden fees to

buying a house.

Images Your Guardian Angel May Send You During Prayer or Meditation

Although guardian angels are constantly nearby, they�re usually invisible because they are

spirits without physical bodies.

When you contact your guardian angel through prayer or meditation, you usually won�t

see your angel with your physical eyes, but sometimes your angel may physically manifest

before you, or send you visual signs of his or her presence with you.

Your angel will appear or send visual signs whenever doing so is necessary to best communicate

certain messages to you.

Here are some ways that you might see your guardian angel (or clues to your angel�s

presence) visibly while praying or meditating:

1- LIGHT

Most often, your guardian angel will show up visibly in the form of light, since angels

contain energy that works within light rays.

Seeing flashes, streaks, or glowing orbs of light while you pray or meditate can indicate

your angel�s presence with you.

Guardian angels usually appear as white light, so white is the color you�ll see most often

when communicating with your guardian angel.

However, another color of light may appear.

That may be due to your guardian angel sending you a message using a color that�s symbolic

of something about which you�ve been communicating.

Or, it may be that your guardian angel is asking another holy angel (who works within

the light ray that corresponds to the topic about which you�ve been discussing) to respond

to your prayer or meditation.

Here�s what the different color light rays represent:

Blue: power, protection, faith, courage, and strength

White: the purity and harmony that come from holiness

Green: healing and prosperity

Yellow: the enlightenment that God�s wisdom brings into people�s souls

Pink: love and peace

Red: wise service

Purple: mercy and transformation

- SHADOWS

You may sometimes see a shadow of your guardian angel while praying or meditating.

Shadows usually appear as the outline of a figure nearby.

3- SYMBOLIC VISION IMAGES

Your guardian angel may send you a message about what you�ve been discussing by causing

an image of something that symbolizes a certain meaning to show up for you in a vision.

For example, if you�ve been praying or meditating about one of your children, your guardian

angel may send you a vision of that child to encourage you.

Pay close attention to any symbolic images that your guardian angel may show you, and

ask your angel to clarify the meanings of those images so you can be sure that you�ve

properly understood the messages they�re meant to convey.

Keep in mind that specific numbers, colors, and shapes you see may have symbolic meanings.

4- DREAM IMAGES

If you spent time in prayer or meditation with your guardian angel before falling asleep,

your guardian angel may continue to communicate with you while you�re sleeping.

Your angel may either show you symbolic images that represent something (just like the ones

you may see in visions while you�re awake) or your guardian angel may actually appear

in your dreams.

Usually, when your angel appears in your dreams, you�ll recognize him or her, even if you�ve

Your angel may appear in your dreams either in human form (such as a person who is a wise

teacher) or heavenly form (with a glorious appearance that looks angelic).

5- PHYSICAL MANIFESTATIONS

Sometimes, whenever your guardian angel is trying to communicate something especially

important to you, your angel may fully

manifest into the physical realm and appear to you either as someone who looks like a

human being or as someone looks like a heavenly angel (perhaps even with wings).

You may be surprised that your guardian angel looks different from how you may have imagined

him or her.

Let go of whatever expectations you have about your angel�s size, features, and clothing,

so those details won�t distract you.

Then you can focus on enjoying the blessing of a visit from your angel and focusing on

the message your angel wants

to communicate to you.

the obvious forte and passion of Venetian chefs.

For antipasti, we have a tray of riches from the lagoon --

sardines, calamari, octopus, and baccala.

Spaghetti alla busara comes next.

This dish is common in the north Adriatic

Why Bird Penises Are So Weird - Duration: 3:00.

The Argentine lake duck's spiraling penis extends more than 16 inches.

The seagull doesn't have a penis at all.

For two animals with so much else in common, this is a pretty big spectrum – in fact,

birds exhibit the biggest range in relative penis size of any class of vertebrates.

And there are a couple key reasons why.

For one, male birds are uniquely set up to pass helpful sexual traits directly to their

sons – traits like showy, mate-attracting tail feathers or genitalia of certain dimensions.

Animals generally hand these kinds of traits down through their sex chromosomes – but

the sex chromosomes male mammals pass on to their sons is pretty tiny and has relatively

few genes.

Male birds, on the other hand, have way bigger sex chromosomes with lots of genes, and therefore

have higher chances of passing a mutation – like one for extra-sexy tail feathers

– directly to their sons, who in turn can attract more mates and potentially pass a

mutation for extra-extra sexy tail feathers to their sons, and so on down the line.

In short, male birds' comparatively huge sex chromosomes are the reason much more exaggerated

male traits have evolved in birds than in mammals.

Like the lake duck's reeeeally long penis.

Male ducks often mate with unwilling females by force, and it happens that the males with

the longest and twistiest genitals are the most successful, which means the longest-and-twistiest-genital

genes keep getting passed down from father to son.

On the other hand, in bird species where less well-endowed males do better - maybe because

females prefer them, or because big genitals make flight tough - males can end up with

small nubs, or even no penises at all.

One other reason the bird penis spectrum is so big is that it's really easy to make

a bird penis shrink.

A single mutation on the bird's large sex chromosome triggers production of a protein

that basically erases the developing embyro's penis.

All it then takes to make the entire species penis-less is for this mutation to get passed

down the line from male to male.

But given how the chromosomal arrangement of birds allows more male traits to change

more easily, even penis-less-ness isn't permanent: the chachalaca, a wild cousin of

the chicken, went from having a penis, to not having one, to growing one again.

#HenrysSpotlight: Trish Young – Shooting Movies with the Canon 5D MKIII - Duration: 2:04.

Hey, I'm Trish Young and I'm a cinematographer.

My favourite genre to shoot is either romance or sci-fi. Sci-fi because, I mean, there's so many different dynamics to go from.

You can make anything out of sci-fi that you want to and also, you're allowed to play around with really, really cool colour.

When I had the opportunity to go to Africa, I knew that this was going to be a life-changing experience for me.

So, to see the amount of orange and yellow tones that Africa had introduced me to was honestly surreal.

Incorporating those together is kind of a fun idea because you're trying to create a futuristic world while also adding in the fact,

that you got to work with the nature you have in today's world.

When I think about colours and how to choose them, in terms of what film I'm shooting, I always look to what genre it is.

My movie 'Dread', it was a very dark story. So I wanted to focus more on cooler tones. We were shooting in the winter as well

so that actually helped me play a role in creating that moody atmosphere.

I have a Canon 5D Mark III. I've had it for about two years now. I chose to go with Canon because I think it's super accessible.

This is a great way for me to capture some videos that will look beautiful while also using lighter equipment for myself.

The reason why I do so much hand-held/POV shots is because you want to feel like you're living that characters' moment.

And that's exactly what I wanted to achieve in 'Dread'.

I actually was told by my professors that they wanted to submit my film in to the Canadian Society of Cinematographers.

So I went to the awards. When I heard that I was the top three finalists, I was ecstatic. And by winning this award,

that was the most exciting news I've gotten in so long. And so, it definitely helped me and it kind of pushed started my career

into more cinematography and DP-ing films. I've learned is that you can't give up on yourself. You have to keep working towards things.

People will really remember you if you really work hard and that will take you places in your life.
