Buying a House Long Distance - 5 Tips for Less Stress - Duration: 5:36.

Are you buying a house long distance? Well that's what we're talking about

today and we are starting right now. Hey everyone, welcome back to my channel. My

name is Karin Carr and I'm a Realtor® with Keller Williams in Savannah, Georgia.

I post new videos every Monday about all things real estate in the Savannah area.

Are you buying a house long distance Well I've got five tips to help make

your life easier. Tip #1: do your research. If you are moving to an area

that you've never been to before... so for instance in Savannah we have all sorts

of different areas. We've got Effingham County, we've got

Pooler, we've got Richmond Hill, we've got the downtown area, the south side, we've

got closer to the beach out on the islands, and they all have their various

pros and cons. So you need to figure out where you want to live based on

what's important to you. Do you want to be where the good schools are? Do you

want to have a good commute distance in the morning? Do you want to be where

there are lots of other families that have small kids because you do? Do you

want to have an area where you can walk everywhere because you're a single

person and you want a more urban environment? So do your research start

trying to narrow it down so that if you're only going to come to town for...

say a long weekend, you're not looking at houses that are 30 miles apart. We're

trying to narrow it down to make the best use of your time when you come to

town for your house hunting trip. Tip #2:

see if you can find a local real estate agent in the area where you're going

that will help you long distance. I work with a ton of buyers that are moving

here from out of the area, so what I do is I go to the properties they're

interested in and I take videos and send them the videos so that they can watch

them from wherever they live now. That way they can kind of get an idea of what

is the area like, and say do I like this house? Do I want to see this house when I

come to town for my trip or did it not meet my needs so I can just cross it off

the list? Tip #3 is then narrow it down further. Let's say you've identified

maybe two or three towns where you want to consider living and you've been

looking at a bunch of houses online and you've narrowed it down. If

you're only coming to town for a couple of days seeing 30 houses really isn't

realistic. It's going to be incredibly stressful for you. They're just gonna

all blend together and then you can't remember... which was the one that had that

really awesome kitchen? Because now you can't remember - you've just seen too many.

So try to narrow it down so that you're gonna see a reasonable number of houses

when you are here in town. Tip #4 is know your market. Rely on the

real estate agent that's helping you to tell you. Is it a buyers market there, is

it a seller's market there? That's gonna help you craft a strong offer that has a

better likelihood of being accepted. If there are a hundred houses for sale and

only 50 buyers out there shopping then it's a buyers market. If there are

50 houses for sale and a hundred buyers out there shopping then it's a seller's

market. And you need to know what kind of activity is going on in your market so

that you know how to craft the strongest offer that has the best likelihood of

getting accepted the first time around. Tip #5 is do your inspections

anyway. You came to town, you looked at a bunch of homes, you found the right

one, you wrote an offer and yay! It was accepted. And now you go back home. Do

your inspections anyway. Your real estate agent can attend those inspections on

your behalf. It's really important that you don't skimp on the inspections if

you are not personally there to be going through the house to check all these

things out yourself. And last but not least is a bonus tip - the actual closing.

How are you going to do it? Are you going to close out of state or are you going to

fly back for the closing itself? I highly recommend that you fly back and here's

why. If you sign... let's say that you live in Nebraska and you are going to sign

all of your loan docs in Nebraska. You may have to sign at a local title

company or a local closing attorney's office and do all of that paperwork. They

FedEx it back and then the closing attorney here in Georgia gets it and

says, "Oops, you missed a signature on page one."

That is a huge pain, it can delay your closing, and then the seller is not happy,

nobody's happy if it doesn't get closed on time simply because of a clerical

error. There's also an additional fee for doing that. By the time you add a couple

hundred bucks worth of fees you probably could have just bought a really

inexpensive plane ticket. So if at all possible fly to Savannah or drive to

Savannah, sign all the paperwork, and then go back to your town again. Less

likelihood of something going wrong. So now you know how to make your life

easier and less stressful if you are buying a house long distance. If you're

HOW I OUTLINE | how to & why it's working [CC] - Duration: 8:20.

Hey guys! What's up? It's Lainey and today I thought I'd go a little bit more in

depth of my current outlining process. So I've mentioned this now a couple times

here on my channel about my new outlining process that I have done for

my witch pirate book that I did for NaNoWriM, Pair of Prides, as well as my

rewrite of Sharp Hollows. When it comes to outlining, I do it I like to kind of

test the waters. I'm totally okay with changing up my outlining routine with

every new project. I thought I'd do a video on this outlining process because this

is the first outlining process that I have done where I've done it more than

once. It works for me a lot. I see myself doing this outlining process in the

future as well for the next project. I've talked briefly about how my outlining

process has changed over the years in my Writing Process video Then and Now.

I'll link that up above here that you guys can check out. What I currently do

with my outlining. I go through and I write out the overall arc of what I feel

like this story is going to be. I don't like calling it an actual outline

because this is more of a brain dump for me; where I kind of see the beginning of

the story, where I kind of see the middle of the story,

and kind of where I see the end of the story. Now I might not always know what

my ending will be, but I kind of know where I'm always heading towards for the

ending. I only focus on the big overall plot arc of the story. I don't really

focus on the inner nuances of the characters, the characters' relationships

with each other. I don't focus on like, any of the subplots, so any of the romance

subplots, any of the character subplots, I don't really include in this overall

arc. For Sharp Hollows, the overall arc of the story is my main character, Romy, she

is trying to find this lost city that she thinks will help restore her family

name because her dad tried finding it years before she was born and really

crashed and burned on it. The whole family is kind of ostracized from their

society because of this failed expedition. She's hoping that she finds

this lost city. That is the overall arc. I'm going through her plot arc: the

beginning, the middle, and the end. That is just the brain dump of it, but it helps

when you're breaking it down into the three-act structure, which is what I've

been working through for these past two projects. I actually have footage of me

doing the first part of this in my Write With Me #3,

I believe, when I started to plan out my rewrite of Sharp Hollows. So I'll

put it kind of, right here. You can see me writing down my overall thoughts of what

I want this new version of it to be and then I also have the part where I start

outlining the actual nitty-gritty of it. So you finished the overall arc of the

story. You have your beginning, middle, and the end. You know what story you want to tell.

Now it's breaking it down even further into acts. So you can have as many acts as

you want. I brought it down to the three act structure. It's easy for me to work

off of. You can find a lot of material on the three act structure through YouTube,

through Google, you can do that. I always focus my acts on every act should end on

my main character making a decision that changes the course of the story. That's

what I do. I don't exactly work backwards, but when

I start with my outlining, I know already how that act is going to end. So I

already know the decision that each of my characters are making that changes

the course of the story. This is the notebook that I've been using, or the

notepad... padfolio, whatever. I got this at TJ Maxx. I love that store. Take out the

legal pad that I use to write everything in and not exactly show you because

that's gonna be a lot of the story, but at least kind of show you the overall,

kind of, what is going on. You can see here that this is my overall thoughts of

where I want to see the story to go. So it is quite long. I'm still getting through--

I also put some world-building things that are some... canon backstory in here.

Changing it from version one to version two, so I want to make sure my brain is

always on the same page of what I'm currently writing. And yeah, so this is

all of--- this is my entire brain dump of the overall story. Often I will talk to

myself and I'll answer my own questions in writing. It's more stream of conscious

for this part. Yeah, I think--? Yup, so that was it for that. Then I sit down. I'm

ready to write the first act. This is definitely more detailed. I'm usually

going chapter by chapter. Each bullet point kind of signifies a chapter, but

you know, I might split up one paragraph into two chapters.

This is just the chronological order of the act. This is my act one and so this

one wasn't very long at all. So what I do is I outline the entire first act and

then I write it, and then after I finished writing it, then I move on to

outlining the second act. Going off of the notes that I already previously

wrote for my overall brain dump of the story. Some people might think this

confines you. That's definitely not the case. I think I leave enough room for

myself to explore different options, or I might find better ways to get out that

specific beat of the story. So I finished act one. Act Two. Act Two is the middle of the story,

the dreaded middle of the story. This one is just, this page as well as another

again, half of this page, but I predict when I write out the third act that it

will be a lot longer in my outlining just because there's a lot of other

things that you need to do, including the climax and the resolution and wrapping

up all the story... storylines that you started. So I want to just give a kind of,

an example of the, "I don't really know what I'm gonna do yet" with this part of

the story. So there is a part where I'm introducing a new character. This is also

a side note that I wanted to mention, but I tend to come up with side characters on

the fly. I don't really go that much into them before I start writing them.

I really like that organically, because in Pair of Prides, which is my pirate book,

the two side characters that I kind of just like came up with ended up being

kind of like, low-key my favorite characters to write because I was not expecting to

like them that much and I kind of just came up with them as I was writing the

scene. So for this one, I named him Captain because I didn't really come up

with a name yet when I was outlining it, but I knew I needed that type of

character in this part of the book. And I wrote, "Will the captain come with the

group? I'm not sure, but we'll see how it goes when I'm writing it." Spoiler alert, I

ended up really liking that character that I created because I've already

created him, I've already started writing him, really really digging him. So he's

gonna be coming along in the journey with the other group. I leave a lot of

threads open when I'm outlining just so that I'm allowing myself to explore

different options when I actually start to type it all up.

This type of outlining has really helped me. It's definitely broken down the huge

task of writing an entire book down into like, three small chunks. When I've

outlined in the past, I have outlined from the beginning to the end and that

is very daunting because even when I'm writing the, you know, somewhere in the

first half I'm like, "Oh man, I have so much more to write," but bringing it down

into three chunks definitely minimizes that daunting task. It also keeps me

focused after I write one of the acts. I can stop and think about it, plan out

everything that I want to see again. Also it helps with when I am writing the act,

the first or the second act, I tend to think of a lot of different ideas for

with the future acts, so that really helps with my creativity, because I

don't feel confined to the overall arc. Because the overall arc is just where I

plan to end the story. Definitely not saying you need to do this outline, you

might not even be an outliner, but for me this has really helped organize myself.

It also helps me with my goals. My goal is to finish that act so that I can plan

out the next one. Keeps me excited. That's also a very important thing when you're

writing is to keep things exciting. Not just with your writing, but for you

personally. That's it for my current outlining process, I really enjoy it.

very envious of people that don't at least have an idea of what to do because

every time I try to do that, I've always ran out of ideas and then I quit the

I can finally make a door I guess I should do that okay so for now it's the

thatch door and the wooden club and these are what I need there's the bowler

but I have to wait until I level up again and boom so we have a tiny little

Hut right here we're good to go I will probably upgrade it at some point

especially with Triceratops over here bumping into my stuff which I don't

think he's done yet but with them right here I might tame that one level three

I do need I'm definitely gonna need the bolas before I mess with it though I

have tamed him without him you can get him hung like hung up on a tree but I

got lucky I wasn't trying to do it so I'm not gonna attempt it I'm just

gonna wait it out all right let's get this little poop machine is he actually

gonna trying to attack me I think he was all it says is unconscious it's not

letting me access the inventory

well apparently I just knocked him out for no reason there's a big turtle over

here by my house though I want to see if I can take them if I have to I will end

up killing it but I'd rather not yeah walk right at me

nothing else they're really good to have to just carry crap for you you gonna

doing but they're also very slow and you have to wait for them well hurry your

ass up okay so it's starting to get dark now so I think I'm gonna go ahead and

end this one here we got ourselves a couple I need to level up some more and

then we can go after some better dinosaurs really want to get one of

these guys the pterosaurs and Triceratops and the Pteranodon

those are my main three that I want to do next I'm also thinking it might be

cool to have an army of Dilophosaurus also that might be cool but thank you

So, guys. I am happy to announce that we finished the video clip

for the song Insania.

A very representative song from OMNI.

To OMNI's concept.

It's a moment that one of the characters shows that the humanity is close to face

a reality where gravity is almost absent, the body is less dense,

time is more diluted, is more ethereal.

And...

Themes that the quantum physics awake our imagination.

And it started, the story of the video clip, started from a friendship with Samuel Fonseca.

A recent friendship. He's great illustrator.

He is a professional that has a lot of books. Dinâmite Raio Laser,

that is a youth story, has a language aimed to younger people.

And also a serie to teenagers called A Era da Ferrugem.

So, he's very experient.

And in A Era da Ferrugem he mixes comic books with music.

And our friendship has started because of it.

'Cos of my intention, as a musician, to mix comic books.

And his intention, as a illustrator, to mix it with music.

It also has the direction of Derick Borba.

Nowadays he's one of the most famous video clip director.

He's been working with many Brazilian artists.

Many Brazilian rock bands.

He has a course of video clip recording, bands video clip.

Called Gravando Bandas.

I met him at Greenhouse Studios.

A partner studio.

And his course happens there,

here in São Paulo. Gravando Bandas.

Then, we started talking and we got friends,

Some ideas were exchanged.

And this video clip has some special scenes because I wanted that way.

Because it's an emblematic song for me.

Talking about OMNI's concept.

Because it talks about the arrival of the man in an expanded reality.

So, this turning point of our conscience, the evoluition of our conscience

to realize and live the expanded reality.

Well, for those who don't know me, I am Derick Borba.

I work with audio-visual for more than sixteen years.

Nowadays, I teach a course called Gravando Bandas.

Rafael and I always talked like "We need to do something together".

"Let's do a video clip, record a DVD".

But we had no time. The will was always to do something with ANGRA.

And it happened.

They got to me and said: "Man, we need to do an ANGRA video clip".

"It must be with you and it must be tomorrow".

I asked "How come tomorrow?".

"Because the vocalist, Fabio, lives in Italy. He'll be here this week only,

we need to record this with him".

"So, it must be tomorrow".

Then, I said "Man, I need at least one day to create the concept, the screenplay,

to have a crew, think about the colors, the illumination".

And they gave me one day only.

There wouldn't be a better name than INSANIA

to show what the video was, how the process was.

We've paid a fine because of the noise that couldn't happen after some time at night.

But we had to record it.

There was no other choice than pay that fine.

It was funny, I talked to the producer and said that we need to do more scenes.

Then, he said that the fine was already paid.

"Record that, do the takes. We trust you. You have to finish it".

So, it was really funny.

The process of creation, recording...

So, for those who will watch the video, will enjoy it.

Some people may say: "Derick likes more the drummer than the other musicians".

That's not the case.

Some moments of the song there's a guitar riff.

It continues to sound. And drums are playing.

Happening many things at the same time.

So, the song is already written. There's no reason to put random images.

The video clip has it. The magic of telling a story.

Two days we had to record many things and it had to be good.

And it was a really nice process.

The ones who sees the video, musicians, with clinical eyes,

I think that will enjoy the video.

For me it was one of the videos I most liked to have done.

All the process...

It was something that wouldn't happen.

On a sunday they said that they needed to do. I said that I couldn't.

"I can't, I can't, I can't..."

Then, I stopped and thought: "I live for challenges".

"So, this is a nice challenge"

Why not?

It was insane from the beginning to the end of it.

Man, the guys from the band are happy with the result.

And I am, as a director, I am happy to give this to the audience.

We could do it in the limit we had.

My name is Samuel Fonseca. I work with cartoons and comic books.

A comic book that I am working currently is called Era da Ferrugem.

It's an online comic book.

It's free to read on internet.

Sometimes you'll realize that there's a song between the frames.

Sometimes an animation in one of the frames.

Because of this multimedia, I think that Rafael called to participate on Insania.

He wanted that the video clip had some illustrations.

To show better the concept, the image he has, of the song.

Well, I'd say that the concept of Insania and OMNI are very ambitious.

Talking to Rafael and knowing the great idea he had,

you could realize that these ideias would easily expand to other medias.

I imagine that the Insania video clip makes part of it.

You can, with some tips, show for the watchers and the listeners,

some interpratations about Insania, about...

You can enrich this imaginary scene.

It was really nice to do this job.

I kind of did some traces over Derick Borba's ideas and his crew.

Derick is the director of the video.

I tried not to compromise his narrative that was really nice.

I did some free drawings, you can see that.

Also because of their nature. Like ink traces...

But also because of what the video shows.

There's a part that Rafael writes on a mysterious book.

A very mystic one.

It is like his notes.

Rafael notes about Insania.

So, there are many things to see in this video clip.

You can interpretate the narrative.

I will also check what you will write on the comments.

I am curious.

I felt happy to participate of a video clip from a band that I am a fan for long time.

I am a fan of the genre for a long time.

My job has references of Metal.

Making part of Insania video clipe was very nice.

I've viola I'm Ricky from TechTalk and today we're unboxing a great new monitor

from AOC so let's get into the unboxing

massive thank you to AAC who have supplied as this gaming monitor here

developed for awesomeness so I can't wait to get into that the model number

for this monitor is G 2 7 9 0 P X as you can see there just under that little

tagline also if you look down to the far right this couple little specs there I

just want to point out there's a hundred and forty-four Hertz 1 millisecond

greater gray and AMD freesync technology built in also from the picture you can

see there's a three sided frameless design monitors this can be linked up to

other displays or two or three of these displays to just get an outstanding

jaw-dropping experience from gaming just before we begin I just want to point out

here you've got a go see the model number gaming monitor you've got AMD

freesync technology 144 Hertz one millisecond of greater gray very low

input lag time which is great for gaming you have gaming mode and an adjustable

stand which I'll show you in the review so this is front here and what we're

gonna do now is unbox this and I'll show you all the contents that we get inside

our monitor so it's the right-hand side it's just going to show us here how to

take out our monitor in the correct way so you don't damage yourself or the

monitor if we take a look at the left-hand side here it's just showing

you how to set up your monitor placement in the stands the adjustability the

Kinect ability as well it does have a built-in USB hub which I'll show you as

well first of all you will see your AOC disk here it has the manual and drivers

on it and I will put a link in description as well next up you've got

an audio cable here and you have a HDMI to HDMI cable you have your UK three-pin

plug to a castle lead for your power you have your USB hub connection here so you

need to connect this into the monitor this into your device and then you'll

have extra USB s on it your monitor which i think is great idea then you

have your display port to display ports here to connect up to your monitor or

daisy chain if you so wish to so that's all the cables that are provided and now

let's have a look at the monitor and set that up so the first section will see

our stand and our pedestal here's our base plate you'll see a locking nut that

we need to connect the pedestal and the base together so long to do is remove

the climb star and we'll connect that up so taking the base to start off with

then taking your stand you hook this in pull back make sure you hold that in a

tight position taking your locking nut here

so we're lining it up with the whole twister up as tight as possible it has

got a screw head on it as well if you want to do with the screwdriver so as

you can see you've got nice rubberized feet here so you won't damage your desk

and this is where you're going to get your rotation so this is how it should

look here and if you do have any issues just drop a comment down below and I'd

be more than happy to help out so here is our monitor the rear of our monitor

so over here you've got a joystick control system which is great to see

you've got your power connection under here and all your connect ability is all

underneath so if we go through this in a greater detail in the review and also

you can see your USB hub there as well you also get Kensington lock so you can

lock down your monitor if you want to the aoc and a nice silver design up the

top there looks very nice so taking us down here you've got two teeth at the

front that you need to push in first so if you point them down and then push all

the way down you should hear that strong click so I'm just going to do it again

so make sure you hear that click that means that locking nut has gone in and

there's a button under here that can release this as well for you so what I'm

going to do is flick this up set it up and we'll take a look and set up so as

you can see our monitor is all set up it has a wide range of adjustability height

change tilt swivel and pivot which I will show you in the review which I

really do like as I said it does have that three sided frameless design that

just blends into the background and looks absolutely stunning with till

three of these monitors put together be jaw-dropping experience and I'd love to

test that out one day so this was the unboxing and setup of the AOC g2 7-9 0px

gaming monitor from AOC so I'm going to do a full review any videos you'd like
