Waching daily Mar 26 2018

Hi guys! We're in Zbiroh, a small town of Czech Republic and we are living in an

old train station which is behind us we were living and helping rehabilitating

Here we are collaborating with an NGO called

Kulturní Stanice, which means in english "Culture Station" and well,

our main task is to help rehabilitate this train station which is a national

considered cultural monument and we are helping his owner Jamison and to rehabilitated.

So these days would be not doing very different tasks but mainly in

painting the doors, scraping them, making them smooth...

So we can put them back again. Some of them were very old I think the train stations from around 1910.

Firstly just thank you to World Life Experience

for providing this opportunity to the station.

Basically a bit of a spring clean, because the place is being pretty hard

over the winter so it's been a fantastic start. The guys are doing a great job.

We'd like to thank the NGO for having us here,

for showing us around and for letting us collaborate with them

Easy Coconut Balls - Homemade Raffaello Balls - with Milk Powder - Duration: 3:03.

Easy coconut balls, better known as homemade Raffaello balls are so simple to make! 👍

They are tasty and you'll get a lot of them!

For the coconut dough, we need: 2 dl of water,

250 gr of margarine,

450 gr of sugar,

2 tsp of vanilla,

200 gr of shredded coconut,

and 500 gr of powdered milk.

First, put the water and sugar to boil.

As soon as it starts to simmer, put it away from the hot stove.

Add the softened margarine and stir until it combines.

Gradually add the powdered milk, while constantly stirring.

It is better to have the liquid cooled down a little bit before adding the powdered milk

because the powdered milk easily becomes lumped.

Although, even if it does happen and you end up with lumps,

as long as the dough is still hot,

you can easily break the lumps with an immersion blender or with a regular mixer.

Add the coconut powder and stir it all in.

First, let the coconut dough to cool to room temperature,

then transfer it to the fridge to harden.

For the balls, we will need 130 gr of hazelnuts or 150 gr of almonds,

or better say, for each ball one nut.

Sure, you can use both!

I'll toast the hazelnuts at 180C in the oven until their skin doesn't crack

and the almonds I'll just put in a boiling water for a minute or two until their skin becomes soft.

It's super easy to peel the almonds.

Press them a little bit, and they will pop out from their skin.

As soon the hazelnut's skin starts to crack, take them out from the oven.

The easiest to peel them is to simply give them a good rub with a kitchen cloth.

Use a teaspoon as a measurement and take walnuts sized pieces from the dough.

Form them into a disk shape, then put either one almond or one hazelnut and close the ball.

The formed balls roll into shredded coconut.

The easiest is to roll them in one baking tray or in a container.

This way you can roll more than one coconut ball at a time!

If you like a lot of coconut around the balls, then try this water trick.

Each ball dip in a water and then roll it in coconut.

This way, even more coconut will stick to them!

Ask the Vet - Is corn oil good for horses? - Duration: 4:36.

SARAH: "Is corn oil good for horses?

I've seen people put corn oil in their horse's feed.

What are the benefits?"

I am so excited this question got voted to the top,

because at my barn when I was a kid, we used to feed corn oil.

And now I'm glad I don't anymore.

DR LYDIA GRAY: And lots of barns still do.

I mean, I'm not surprised that she's seeing people do this.

It was always sort of the go-to oil.

But now we have lots of not only liquid oils

but solid products, and--

SARAH: Which are a lot less messy.

DR LYDIA GRAY: Yeah.

So let's go first for the reasons you would feed it.

And I'm going to back up and say why would you

feed fat in general, not just the corn oil.

You feed fat for calories, for energy.

So you have a horse in heavy work or that is a hard keeper,

and you just can't maintain his weight and energy with just hay

and whatever concentrates you give him.

So fat is a very calorie-dense nutrient.

There are some conditions like PSSM,

where we found that when you provide fat as a fuel,

they seem to do better movement-wise.

Their muscles appreciate that.

Now, we're getting more specific.

There's specific kinds of fats--

omega-3 fatty acids-- that have been shown

to support really healthy skin.

So horses that have sweet itch seem

to do better when they have omega-3s on board.

That's the problem with corn oil.

Corn oil, as you know now, is really high in omega-6s and low

in 3s.

So the balance is skewed.

The problem with that is that 3s tend

to support pathways and processes in the body that cool

and calm things down, and 6s tend

to be exciting and get the body all ramped up.

And we don't want to do that, because it's not just the skin,

it's everything.

It's joints, it's muscle, it's digestive system.

Those omega-6 pathways are--

I'm just going to go ahead and say it.

They're on the inflammatory side.

They lead to inflammatory mediators and cytokines,

and the omega-3s don't.

So we still use fat, but we've gotten away

from corn as the source of it, because that ratio is about--

I've seen anywhere from one part omega-3 to 60 parts omega-6,

even 80 parts omega-6.

And we look at pasture as the ideal ratio,

and it's four parts omega-3s to one part omega-6.

So even the opposite.

SARAH: Omega-6s is in pasture, and then corn oil is like this.

DR LYDIA GRAY: Yes.

SARAH: So of the opposite way.

It's not what you want.

DR LYDIA GRAY: It's very hard to come back

from that skewed of a ratio.

So your choices for, then, a healthy fat

would be flax seed, chia seed-- two

of the most highest levels of omega-3s in plants-- fish oil.

But the other side of it is, what form of fat

is convenient for my horse and tastes good?

Sometimes oils, in the summer, can go rancid

if they're not stabilized properly, and in the winter,

they can get thick and hard to use.

And so a lot of people have gone to solid fats.

And not, like, like a chunk of fat.

I don't mean that.

I mean, like--

SARAH: Like a scoop of Crisco.

DR LYDIA GRAY: Yeah, no, I mean, like-- the word is prilled.

And they're tiny, tiny little granules of fat.

They have a little bit of flavoring in them,

and they're quite tasty, and they're

convenient for everybody to use.

And so a lot of people have gone to that.

SARAH: Around here, we affectionately

call them greasy fat pearls, which--

how does that not sound appetizing?

But the horses do love the taste.

DR LYDIA GRAY: Yeah.

SARAH: A lot of people, I think, wonder

why there aren't more pelleted fat products,

because that is always a challenge, especially

with hard keepers.

A lot of times they're picky eaters,

and that's part of what makes them a hard keeper.

But fat is just hard to pellet.

DR LYDIA GRAY: Well you said it.

Greasy.

Things that are greasy don't stay in formed pellets.

They just, bleh, fall apart.

So we can prill them into the little pearls,

but it's very hard to make a larger pellet-like structure

that holds together.

SARAH: Fortunately, we have several powder-based,

pearl-based fat products that have terrific reviews,

both in terms of palatability.

Ep. 72: How To Close Deals | Negotiation Tips For Real Estate Agents - Duration: 8:18.

Hello, everybody.

Thank you for coming to this week's video blog.

My name is Robert Rico, California Realty Training.

Hoping to bring some good stuff to you again, and again and again.

Some of you have yet to subscribe.

Pretty cool one.

Today's topic is about negotiations and how they can benefit you, your client and of course

everybody else involved.

Let's get something straight here before we move any further.

You're getting a career, the real estate career that's going to be 100% commission based.

I hope you understand what that means.

Commission based meaning, you're not gonna get paid by the hour.

You're solely gonna paid on what you close.

So you want to hear "Close, record, done, caput, over and out."

You have to follow through the process.

Well first of all you gotta open, follow the process, then close the deal.

To put something into an escrow, to get it started, you gotta first of all come to an

agreement with somebody.

And that might be where the negotiations start.

Now where does most negotiations typically start?

Let's talk about negotiations in general.

What is negotiation?

What is negotiating in general?

Negotiation is actually the act of discussing an issue between two or more parties with

competing interests, with an aim of coming to an agreement.

Now we got two parties, both of them are competing for something yet both want to come to an

agreement.

And that's tough.

Now typically in real estate when you first wanna get tied up in a binding contract, you

gotta negotiate what?

You gotta come to an agreement on what?

Let's try it.

The sale price of the house, right?

The price of the house.

That's just the beginning.

Now when it comes to negotiations, a lot of buyers of course wanna get the house for the

least price possible.

I'm mean it's a no brainer.

Everybody wants to get something for nothing.

The least amount possible.

Give me the best deal out there.

Well that's kinda hard to do because most people who understand negotiations, understand

that it has to be equal, balanced, has to be reasonable.

Key word here is reasonable for both sides.

So what a deal when you have two reasonable people coming together?

Of course we wanna come to a, yeah, a reasonable agreement.

Hope you understand how that works.

So that being said, when you hear somebody, one of your buddies or a friend or a family

member say, "Hey I gotta great deal.

I got the best negotiator, the best agent who negotiated.

I got $100,000.00 off of my house."

That was pure luck because the most reasonable person wouldn't give you a $100,000.00 discount

on a property that's worth a lot more.

Right?

When it comes to negotiations, let's get this straight.

It's a reasonable compromise.

Are you with me?

It's a reasonable compromise.

So typically it starts out with the sales price.

You got a buyer who's excited, "Yeah, I'm just going make an offer on a house."

Cause you got $1,000,000.00 house and they wanna make an offer on it.

Now you think making an offer of 800,000 on a $1,000,000.00 house is reasonable?

Is that gonna be a good starting negotiating tactic?

They wanted to come in with $800,000.00 as their opening bid.

Is that a reasonable start?

Is that a good way to start off the negotiations?

Of course not.

And that's where the negotiations break down.

Because what can happen there is very simple.

You could insult the seller who'll say, "You know what, get outta here.

Don't even want to bother with you again."

Now of course we have to determine what kind of market we're in, right?

So it gets kind of confusing, it can get complicated but let's just go with the scenario that we

have at our hands today.

What kind of market are we in today?

Yeah we have a seller's market.

We have a seller's market in today's economy.

You present an offer to somebody and you wanted 20% discounts?

$1,000,000.00 down a 100,000?

Chances are the seller's gonna say, "Go to hell."

And that's the last thing the buyer wants right?

If the buyer's dying for this house?

Why in heaven's name would you request a 20% discount?

Horrible negotiation tactic.

"Hey, let's dole ball them, maybe they'll meet us in the middle at 900,000?"

Let's think about the market again.

It's a seller's market.

What are the chances of them giving you a 10% discount?

Slim to none.

Think about the real estate market.

Now negotiations get confusing.

They can get complicating but I want you to understand, let's keep it on the surface,

right?

Let's just keep it on the surface.

Alright so now let's assume they accepted your offer at $1,000,000.00.

You wizened up, alright you gave them a full price offer.

And you know what that is right?

A full price offer.

You gave them what they asked for.

You opened escrow, you're in legal and binding contracts.

Now that's just the beginning.

Now most people splatter it all over Facebook, "Yeah, yeah opened an escrow."

It's like saying, "Yeah, yeah I showed up for work."

You're just starting the day.

You have yet to close the deal.

You have yet to earn your money.

That makes sense.

Don't celebrate until you close the deal, in my opinion.

What are you celebrating showing up to work?

You get excited when you're done and get outta there, right?

So let's close the deal first.

Now within the day ... Within that escrow period, within that transaction process, there's

a lot more stuff going on.

And remember that as a real estate agent, we talked about this five minutes ago, you

don't get a dime until we close the deal.

So that being said, so rocking and rolling, every day is a step in the horse race.

Right?

But a bump, but a bump, but a bump, but a bump.

And the whole idea is to finish the race.

So we getting closer and closer to the finish line.

We're almost there and there's a moment where there's a few things wrong with the home.

Oh, oh your buyer has a home inspection.

There's some items in the house that need some attention.

There's some problems with the house.

Roof is leaking.

The inspector says, "The foundation is cracked."

Boom.

Push pause on this deal.

Does the buyer wanna continue with this escrow that has a leaky roof and a cracked foundation?

Maybe, maybe not.

But here's where you as a realtor come in.

It's time to negotiate.

Should the buyer, they can say, "Hey, you know what it would be a great idea if we ask

the seller."

"Hey seller give us a $50,000.00 discount to repair the foundation and the roof."

Who knows what the right amount is?

That's where you and the other agent have to come together, use your negotiating abilities

and put something reasonable on the table.

You know, there's also ways of asking, "Hey seller if you don't give me $50,000.00 I'm

walking."

This is from us as the buyer.

"Hey, seller if you don't give me $50,000.00 discount, I'm walking away from this deal."

Is that a good way to negotiate?

Is that a good way to keep this together?

Is that a good way to get to the payday?

Of course not.

How bout this tactic?

"Mr. Seller ..." Of course these are the agents talking to each other, but you're gonna put

it in writing.

"Seller we found issues.

Our inspector found issues with the roof.

How much are you willing to contribute to repair the roof?"

It almost gives them the sense of, "Wow, they're allowing us to help them."

And all you have to do is come up with the number.

I mean just to let them be participating in resolving the issue.

Many people who are right behind buyer number one, who are ready to take the house just

as it is.

If buyer number one doesn't want the house?

You'll have buyer number two right behind them, in today's market.

So when it comes to negotiating, we outta ask ourselves, "Who has the edge to begin

with?"

Whoever has the edge in the market, in this case it would be the seller's, typically has

the most control in the negotiations.

Got it?

Because typically in today's market, the sellers have buyer number one, buyer number two and

buyer number three waiting for this home.

So all these things you have to consider.

All these variables are goodwill to all consider before even going to the negotiation tables.

Hey you guys want some good advice?

Do this, before going into the negotiation table?

Try to get as much as information as you can from the other side.

Try to get as much as you can from the other team.

How soon do they have to be outta there?

You might wanna ask them that.

Would that help out the buyer with making the offer?

You bet.

How motivated is the seller?

Are there any other offers on this house?

If there are no other offers on this house, isn't that something good for the buyer?

True it is.

If there's other offers on the house, you think the buyers are gonna come in with a

20% discount?

Of course not.

If there aren't other buyers on this house?

There are no other offers on this house, you think the buyer might come down a little bit?

Probably.

But again it's all based on the motivation of the seller.

The seller's got to get the hell outta his house cause he got his wife waiting for him

in Hawaii and he's living in California.

And she's been there for one month and he can't stand another day without her?

How high is that motivation?

Is he willing to take a cut?

Probably, if he misses her.

Right?

Hope this helps your negotiations.

Oh my God.

It's the glue to keeping everything together.

Once you open?

Run the process.

Then close the deal.

Then you can celebrate.

Please remember this.

Getting an offer accepted is just the beginning.

Doesn't mean you're guaranteed your commission after 30 to 45 days.

There's a whole bunch of negotiations that can occur during that transaction period.

ass grin while he calls for Civil War because make no mistake that's exactly

what he's calling for he's calling for a civil war he was calling to send armed

men to kill Americans who refuse to relinquish their Second Amendment rights

and he's doing it with a dopey grin on his face if you were going to call for a

civil war I would suggest not doing it with a big dopey grin on your face

because it's serious business because there are people who believe in the

second amendment there are people who will stand up against tyranny there are

people who will tell you come and take them I don't think it's going to be you

that comes to pry them from my cold dead hands I don't think you've got the

stones for it I think you're sitting in your comfy little house with your comfy

little life and you think you're oh so clever with your we will pry them from

your cold dead hands and something tells me that you are not the one who's gonna

come take them I think when it comes down to it you will sit back and you

will do nothing while you depend on the government and the military and the

police to do your dirty work for you but I think you'll be surprised on how few

Top 10 Scary Plane Wreck Stories - Duration: 7:05.

Welcome back everyone - today we are talking about plane wrecks.

On the very rare occurance of a plane crashing, the wreckage will be cleaned up out of sight

pretty quickly.

Sometimes though, for a number of different reasons - the twisted metal of a plane wreck

is left behind.

Why does this happen?

What do they look like?

Here are the 10 most famous examples, my name is Danny Burke, this is the top 10 Creepy

Plane Wreck Sites.

Starting off at number 10 we have Sol heim asandur.

Thats place on the South Coast of Iceland where a US Navy plane crashed in 1973.

It ran out of fuel and the pilot had to perform an emergency landing.

They later learnt the pilot had just switched to the wrong fuel tank.

Fortunately, everyone survived.

The fuselage of the plane is still there though - sitting on the black Icelandic sands.

Its a haunting site to see.

Officials have banned cars from driving to it because they keep getting stuck in sand.

However, if you fancy a 2 hour round trip hike in the freezing cold then this really

is a sight to see …

Next up at number 9 we have the Aruba.

Deep in the jungle on the Caribbean island of Curacao, lies the wreck of an Air Aruba

P4-YSA plane.

The mangled plane has been slowly swallowed by the jungle for years now.

Heres the strange thing about this wreck - nobody knows how it got there.

Youll see that with the rest of our list, most plane wrecks can be traced back to an

event or an owner.

With this plane though, there is still a lot of debate about where it came from, who owned

it and why it is now lying in the middle of the jungle.

Do you guys think theres a sinister story behind this one?

Next up at number 8 we have The Corsair.

In 1948, an American Vought F4U Corsair plane flew out on a routine mission from Pearl Harbor

- yes that Pearl Harbor but no, it was years after the war had ended.

Anyway, the plane suffered a fuel malfunction and the captain was forced to do a water landing.

He was able to safely sink the plane and was rescued shortly after.

The plane sunk to the bottom of the bay and suffered only minor damage.

Today, it sits 150ft under the water and has become a popular scuba diving attraction.

It takes divers about 15 minutes to get down there but the haunting site is supposed to

be worth it.

Starting off at number 7 now we have Lady B. Good.

This is the tragic story of the crew of Lady Be Good - the nickname for an American bombing

plane that crashed over Libya during WW2.

Officials assumed it had gone down in the Mediterranean Sea - however - 15 years later,

an oil survey in 1958 was taking aerial pictures over Libya when they saw the plane.

It was perfectly preserved in the hot desert sand - the radio and machine gun were still

working.

They searched for the crew but found nothing.

Then, 2 years later, they found the bodies across an area of the desert.

Among the items found was the diary of co-pilot Robert Toner which told the story of the end

of their lives.

The 9 men had bailed out before crash, 8 of them survived.

They walked 85 miles before 5 gave up and 3 continued to walk until they died.

Moving on to number 6 we have UTA Flight 772.

In 1989, this plane went down in the Sahara Desert on its way from the Republic of Congo

to Paris.

All 170 people on board were killed.

It was later found that a bomb was the cause of the tragedy.

The Sahara Desert is a vast, remote places and many of the pieces of the plane simply

couldnt be recovered.

So, there they lay, even today, in the hot Saharan sands.

Its difficult to get to in person but it is visible on Google Earth as you can see here.

Imagine just stumbling across this by accident on Google Earth after scrolling through hundreds

of miles of sand - you just see a mysterious plane memorial …

Next up at number 5 we have The Mystery Wreck.

Thats the name that has been given to a strange twisted piece of metal suspended in a tree.

It was found by locals near Heritage Park in British Columbia Canada.

It appears to be the the cockpit roof and possibly a wing of a single seat airplane.

After being examined, it was concluded the plane dates back to 1971.

All of this raises questions: what happened to this plane?

Who owned it?

Why has it not been cleaned up yet despite being public knowledge?

The Mystery Wreck has really earned its name.

Next up at number 4 we have the B-24 Bomber.

During WW2, A B-24 Bomber crashed into a boulder field at Humprehys Peak - the highest point

in Arizona - killing 8 of the crew on board.

Because of its remoteness - the wreck is still there, exactly as the pieces fell almost 75

years ago.

However, because of its remoteness, its also very inaccessible.

If you do want to see this shattered, creepy WW2 plane, it takes a 7 hour hike up to an

elevation of 11,300 ft - definitely worth it for some though.

At number 3 now we have Flight 260.

This plane took off from Albuquerque airport in 1955 - 10 minutes later it had crashed

into Sandia Peak, killing the 13 passengers 3 crew on board.

It was later determined that that a failure of the navigational instruments were to blame.

The bodies were removed but the wreckage remains.

A small sign commemorates the event in the ravine where the wreckage lies.

Its become a little bit of a tourist attraction, albeit a morbid one.

Visitors can take a 3 and a half mile hike through the woods to get to it or go on the

cable car which passes right over the wreckage …

Next up at number 2 we have The Wellington Bomber.

In a remote valley in Southern France lies a Wellington Bomber from the Royal Air Force

that crashed there in 1944.

The 4 British crew members burned alive - even their ID tags had melted - truly gruesome

stuff.

These days, the valley has a memorial to the crashed bomber.

Bits of charred steel, old cloth and rusted bullet casings are all that remains - along

with a plaque to remember the crew that died …

And finally at number 1 we have Atka.

The remote Alaskan island of Atka looks like something out of a movie.

Among the rolling grass hills lies a site to behold: an American B-24 Bomber.

They went down during a routine weather reporting mission.

They were brought down by bad weather - so I guess that was quite an easy report for

them.

Thankfully all of them survived which means I don't feel too bad about saying that.

The plane si8ts there to this day - surrounded by grass and noticeable from miles away.

Its actually been on the National Register of Historic Planes since 1979.

Fact.

Allllllright we have safely landed at the end of the video.

Hey everybody, Aaron Lee Tasjan here,

checking out the California Classic acoustic series.

It's a new line of instruments with unique body shapes and features.

So let's check them out.

[MUSIC]

Okay, the first guitar we're going to be taking a look at today is

the Malibu Classic in cosmic turquoise, the smallest body shape

of the three guitars we're going to be looking at today.

For me these kind of guitars are really great for finger style playing.

They're really well-balanced across the fret board

in terms of being able to really let each string speak.

And the smaller body shape's kind of a nice

punchy tone that cuts across really great

when you're playing finger style.

[MUSIC]

So as you can hear, it kind of has that cool kind of Robert Johnsony,

just great finger picking sound.

Let's talk about the pickup systems in these guitars.

The Fender and Fishman co-designed preamp systems include your volume and

tone control, bass and treble knobs on top here.

And with a handy-dandy little built-in tuner, which is great.

And all of the pick ups for each guitar in the series

were designed with that unique guitars body, shape and mind.

So when you plug it in,

it kind of sounds just

natural as can be which

is a beautiful thing.

Okay, the next guitar we're going to take a look at is

the Newporter Classic in hot rod red.

It's a medium-sized body shape.

It's a very well balanced articulate guitar.

One of the interesting features of this particular body shape is the narrower

hips, which kind of creates a more of a scooped sound,

very complimentary to the human voice.

One of the things that's great about the classic line of guitars and

this particular model features the all solid design.

Solid sitka spruce top and beautiful mahogany back insides.

One of the distinct features of the classic line is the two-tone aesthetic

on the guitar, the painted top and wood-finished back and sides.

It's something that's not only aesthetically pleasing but

also pleasing tonally as well.

When that solid wood resonates like that it's a much more pleasing sound

to the ear than your plywood, less expensive instruments would sound like.

So you really get a feel for the rich quality of sound that

an all solid design instrument can offer you.

It's going to sound really good doing finger styles.

It's going to sound really good strumming.

Yeah, that cut away is really nice.

You can get up there on the higher frets.

One of the other unique features about this particular instrument

is the six-in-line matching painted headstock.

And one that you would see more traditionally on

Fender's electric guitars.

But they've done it on these acoustic guitars,

which is a really a nice touch and

another feature that really kind of separates these guitars from the pack.

Also, the six inline is a really nice thing when you're restringing your guitar.

You don't have to reach around all awkward to the bottom to

get those top three strings.

So it's not only a matter of beauty, it's also a matter of convenience.

Okay, finally, we are looking at the Redondo Classic in cosmic turquoise.

It is the largest of the three body shapes that we are exploring today.

An ideal sound for your rock and roll bands, for your bluegrass bands.

Anything where you're going to need a guitar with a bigger voice

to kind of cut through the mix of it all.

So one of my favorite features on

this entire line of guitars is the mahogany C-shaped neck.

Different neck than what you would traditionally find on an acoustic guitar.

It's a little smaller.

It's going to feel a little different.

It's going to feel a little more like an electric guitar neck.

It's a really great feeling neck, very easy to play and very fun to play.

Sometimes we don't think about the way that an instrument feels can influence

what we play on it or how we play on it.

And when you get a nice feeling neck like this,

you feel like your possibilities are endless.

So one of the other nice features about this whole line of guitars is

the Pau Ferro fingerboard.

A best of both worlds, if you will.

A great combination of the softer feel of rosewood and

the more solid feel of an ebony or maple neck, which is a great feature.

5 Facts That'll Change The Way You Look At Fast Food Restaurants - Duration: 3:25.

Fast food restaurants get a bad rap, especially in a food culture that elevates all things

organic and natural.

It's not surprising, as these restaurants serve unhealthy items, tend to pay low wages,

and have had questionable environmental practices in the past.

But believe it or not, there are good things about these chains you may not have realized.

Here are some facts that might change the way you look at fast food restaurants.

Vegetarian options

Standard fast food restaurants actually have some pretty good vegetarian options — beyond

greasy fries.

Burger King has a Veggie Whopper on its so-called secret menu.

McDonald's has all-day breakfast now, so you can order an Egg McMuffin — hold the Canadian

bacon — or hotcakes any time of day.

Subway has the Veggie Delight.

And Taco Bell, known for being among the most vegetarian-friendly fast food restaurants

out there, has an entire menu certified by the American Vegetarian Association.

Community centers

Many fast food restaurants are also hubs of community activity.

Elderly people often go in the morning to enjoy a cup of coffee and socialize.

Bible study groups can spend several hours spread over a few tables discussing theology.

People will often hop over to Panera or Starbucks when internet at home isn't working.

And if you need to drop in and charge your phone or use the wifi?

You can do both at many locations without fear of being asked to leave if you don't

order something, or only order something small.

Healthier initiatives

Surprisingly, fast food restaurants are attentive to food trends.

In an age where customers want food that's healthy, you can attribute it to corporations

catering to consumer demand.

Cindy Goody, PhD, RDN, senior director of ingredients and nutrition for McDonald's,

said,

"Today's consumers are increasingly interested in how their food is produced.

That's why our U.S. restaurants have committed to make changes to our menu [...] and make

the food people truly love to eat at McDonald's even better."

McDonald's is far from alone in working to improve their nutritional reputation.

Subway has a Fresh Fit menu.

Taco Bell is reducing their sodium content and planning to ditch extra large sodas.

Wendy's has an app you can download to help make healthier choices when ordering.

These don't necessarily make fast food restaurants healthy, but they do make them healthier.

Charity

Believe it or not, the majority of fast food restaurants give to charity, some quite generously.

There's the Burger King McLamore Foundation, which is a non-profit that gives scholarships

and other monies to benefit education.

Taco Bell has a similar foundation.

Wendy's founder Dave Thomas was adopted, so it's not surprising that the Dave Thomas Foundation

for Adoption seeks to help children get adopted into loving families.

Panera operates non-profit community cafes that operate on a pay-what-you-can scale,

raising awareness about hunger insecurity.

If you've ever been inside of a McDonald's, you've seen the change bins for Ronald McDonald

House.

You can even go to the Subway website to make a request for donations for a local charity

or event.

Food access gaps

Fast food restaurants are often the scapegoat in discussions about obesity, but the reality

is that in some places, they can be vital, making food available in areas of greatest

need.

In the American Planning Association magazine, planner Bobby Boone noted,

"Like it or not, fast food plays an important role in our food ecosystem.

In many communities, fast-food options fill the gap left by grocery and full-service restaurant

tenants."

So how can they help bring other food in?

By showing their success.

According to Boone,

"Once the fast-food operator is successful, other food offerings, including grocery and

full-service restaurants, may follow."

Given that fast food restaurants are diversifying their menus to include more healthy offerings

as well, these establishments may one day shake off that scapegoat status.

That means you'll be able to check the performance of all the campaigns you launch within just

a couple days, and you'll be able to optimize them on the fly, so you won't waste any

valuable business funds.

For example, if you start off by targeting both men and women, and you find that after

a few days that 80% of the people who clicked on your advertisements are women, you can change your

audience so that only women will receive your ad.

This way you won't waste money targeting men, who don't engage with your content

as much.

TRANSITION TO DEMOCRACY AND HUMAN RIGHTS

LESSON 16

THE STRENGTHENING OF DEMOCRATIC INSTITUTIONS

In previous lessons, we have addressed the measures which permit the achievement

of the objectives of reparation and prevention pursued by transitions towards democracy.

In this class, we will study the last of the measures implemented in contexts of transitions

towards democracy, which consists of the strengthening of democratic institutions. After recapitulating

some concepts, we will refer to the strengthening of democratic institutions

which operate in the national and international spheres.

RECAPITULATION

In the first lesson, we defined "democracy" as the governments of the people, which has the following

ideal characteristics: (i) effective participation of the people; (ii) equal votes among its citizens;

(iii) the existence of an informed electorate; (iv) citizen control; (v) the inclusion of

all citizens; and (vi) the existence of a system of fundamental rights.

At the same time, it was said that the history of political communities can be set in periods,

identifying four great phases: (i) a foundational or constitutive time; (ii) a

time of sustainable functioning of the political system; (iii) a time of profound crisis;

and (iv) a time of refoundation or reconstruction. It was also said that it is this last phase

where transition towards democracy becomes important. However, this does not mean that

to prevent new situations of crisis the other phases are not relevant, in particular

the phase of sustainable functioning of the political system.

The ethical and legal norms applicable during times of sustainable development

of the political system are those of human rights, the rule of law, public

transparency and accountability. Human rights are the faculties and liberties conferred

by the legal system to individuals for the protection of certain interests, from their

most intimate sphere to the possibility of acting publicly, all founded on the primary

value of human dignity. The rule of law consists of the preeminence of

legal norms over the arbitrary exercise of power, including the respect

of such requirements as due process; the publicity, clarity and non-retroactive character

of laws; and their coherent application. Public transparency refers to the possibility

of acceding the basis and information referred to all acts in exercise of public powers;

while accountability seeks to prevent and repress acts of corruption

by the authorities.

NATIONAL INSTITUTIONS

The institutions of a State can be reputed as directly democratic

and indirectly democratic, according to the manner in which its servants are appointed.

In this way, directly democratic institutions are by definition Parliament

and the Presidency of the Republic, because in both cases the servants accede to

their positions in the majority of countries by direct, popular voting. On the other hand,

the Judicial Branch, as other authorities such as Ministers, Governors, Superintendents

and other types of supervisors are appointed in a democratically indirect manner,

as democratically elected officials -such as the President and Congressmen- intervene

in their appointments. This does not mean that indirectly democratic

institutions are not important for the defense of democracy, proven by

the defense of human rights carried out by judges since times immemorial times.

In any case, it is important to instill in all public servants a conscience

of respect for democracy and human rights, to prevent the commission of atrocities

by means of the force the State monopolizes with a claim of legitimacy. For this

it is essential to train all public servants in the elemental

knowledge referred to democracy, Rule of Law and human rights.

At the same time, it is important that public positions remain open to all the candidates

with sufficient merit for legitimizing the democratic system, as

iberal philosopher John Rawls proposed in his "A Theory of Justice".

But it is also of vital importance that there exist specialized public institutions

charged with the protection of human rights. This may sound paradoxical

if one considers that it is usually the same State that violates the rights of people.

However, specialized public institutions must count with sufficient

political and financial autonomy so that it may control the rest of the public bodies of the State.

Also, private persons may also violate human rights. An example

of these specialized entities is the Ombudsman or "Defender of the People",

an autonomous public institution born in Sweden at the beginning of the 19th century to protect

the rights of people, with the capacity to receive complaints and to file judicial

actions, acting also by publicity, persuasion and shaming. In some countries

without an Ombudsman, there are public institutions in charge of monitoring

with less faculties the protection of human rights, as the National

Institute of Human Rights created in Chile in 2010.

On the other hand, non-governmental organizations also play a fundamental role

in the protection of democracy and human rights. Some of them operate during the

period of sustainable functioning of the political system, while others constitute themselves

especially for the purpose of addressing a crisis situation, as was the case of the Comité Pro Paz

created in Chile in 1973 after the coup d'Etat carried out by Augusto Pinochet,

entity which would later be succeeded by the Vicariate of Solidarity in 1975.

INTERNATIONAL INSTITUTIONS

Although the State may create autonomous public institutions charged with protecting

democracy and human rights, and in spite of the brave efforts of civil

society to protect the same values, a latent threat always subsists

that the State suffer a political crisis and that its institutions be co-opted

by some political faction to impose its ideas by means of dictatorship and repressing

all type of opposition by force. Also, there exists the possibility that the State

may simply collapse due to a situation of internal armed conflict and may not impede

that organized armed groups commit violations against human rights.

This is why an additional guarantee is needed to protect democracy

and human rights: international institutions. It is also important

that the main treaties on human rights be ratified and that the State's

Constitution be completely democratic.

Although the international community politically operates on the basis of the consensus of States and that there exists no

international institution which legitimately monopolizes the use of force, there still

exists international organizations (as the United Nations) and regional organizations

(such as the Organization of American States, the European Union and the African Union) that have

promoted the defense of democracy and human rights through standards

of International Law for decades. For this purpose, these organizations may use a variety of instruments,

from diplomacy, passing through political and economic pressure, to the use of

force, even. Moreover, a current criterion of "good governance", according to the international

community, an indicator of the degree of development of a nation, is their respect for democracy

and human rights.

Furthermore, important non-governmental organizations exist which have

played a key role in the defense of democracy and human rights, both in times of

crisis as in times of sustainable functioning of political systems around the world, including

the International Committee of the Red Cross, Amnesty International and Human Rights Watch.
