Waching daily Feb 12 2018

Hello everyone, thank you for coming to this week's video blog here at CA Realty Training.

My name, Robert Rico, and we're hoping you're telling everybody about our blogs, our video

blogs.

We want you guys to learn something.

Some of you are excited to get into this new venture of the real estate field.

We're excited for you, but we want to make sure that when you get started, that you take

all this information with you, and that way you're clear, you're comfortable, you're confident,

and you got things rocking and rolling.

Now, this week's topic is slightly, well, it's a new one, it's different.

But let's start off with talking about sellers, listings.

So, listings and sellers, sellers and listings.

When you get a listing, you're dealing with a seller.

And most of the time, when somebody is selling a house, there's a reason why they're selling

a house.

Sometimes people sell a house, 'cause they want to, I don't know, move out of state.

Sometimes people sell their house because they get a job transfer, so they got to move.

Sometimes people sell their house, 'cause maybe they want to upgrade.

Their house is too small, so they want to upgrade and get a bigger house.

For whatever reason, they call us the realtors, of course, and they say, "Hey, come on over,

let's chit chat, let's talk about you selling my house," and you take it from there.

You get yourself a nice listing, close the deal, it's a happy day, and things rock and

rolled throughout the escrow.

Things are going comfortable, close the deal, you get paid, everybody's happy.

But, occasionally ... let's talk about this one.

Occasionally, the seller in that listing isn't the most comfortable, isn't the most happy,

isn't the most pleasant.

And that's when you're selling a house of a couple that's getting a divorce.

Oh, I said the D word, the divorce.

And sometimes, this can happen to you.

Sometimes you'll get a nice listing, or you'll be offered a listing, and the couple is in

the midst of getting a divorce.

Now, how do you handle a divorce listing?

It can be difficult.

And I'll tell you why it can be difficult.

Because in a sense, you're handling two transactions in one.

You have to represent both sellers, and in this case, they aren't together.

Let's get this straight.

In this case, of course, contractually they're together, but many times, they're not agreeing

to the terms of the sale of the house.

Maybe if sometimes one of the spouses doesn't want to sell, and the other one does want

to sell.

Maybe one wants more money than the other wants.

You know, there could be complications between both couples, they don't agree on everything

when it comes to selling the house.

Now, let's pump the brakes on.

Let's back up a little bit.

So, they call you and they say, "Can you please come sell our house.

We are in the midst of getting a divorce."

And you say, "Of course, I'll sell your house."

There's a few things you have to do before you get started.

Number one, let's see who's on the title of the house.

Let's see who is on the title of this house, who's on the title report, who actually owns

this house.

Now, just so you know, that in the State of California, typically when a couple gets married

and they buy property together, it's considered community property.

Get that straight.

It's considered community property, community property here in California, which means once

they get married and they buy a property together, they both have access to the property.

They both get to reap the rewards of whatever financial benefits come about from this sale.

If one of the spouses brings property to the marriage, meaning they already own something

when they got married, that typically is theirs, their own private property.

In addition, let's assume a couple is married, all right, they're married here.

It's a nice marriage, yay, they're love and marriage.

Love and marriage, they're together and everything's happy.

And throughout the marriage, let's just assume, that one of the spouses inherits property,

and typically that property is that individual's, and only that individual's, they're not bringing

it to the marriage.

They were gifted that property.

So that, in a sense, is their own separate property in most cases.

They call you and they say, "Okay, let me look at the property details, let me look

at the title report."

And you find out that, sure enough, they bought it together.

This is community property.

So now, here comes the difficult part.

You show up and you're hoping and hoping and hoping that this is an amicable divorce.

You're hoping that these two people are still happy even though they're going to get a divorce.

So you show up, many times it's not.

So let's just assume the worse cast scenario, these two individuals aren't seeing eye to

eye.

Oh, now what do we do?

What do we do if they're not seeing eye to eye?

Number one, you're going to sit there, and I want you to do this.

Never take sides.

Never take sides, keep it neutral.

You're going to hear stories from the husband, you're going to hear stories from the wife.

Many a times, they're going to tell you what happened, they're going to possibly, possibly

talk trash above the other.

They're going to say I don't know how I did it for so many years.

They're going to give you all the dirt, and they might share a bunch of ... They might

just become emotional with you.

This is where you as a realtor, in many cases, become a counselor.

You're going to hear a lot of stuff, but what you don't want to do ... Listen to me, you

don't want to take sides, because what you want to do, and keep this in mind, you want

to keep it neutral.

You want to make sure that you concentrate and focus on the goal.

And what's the goal here?

Yeah, that's right, the goal is to sell the property, right?

Let's just go again.

Number one, keep it neutral.

Number two, I want you to keep both sides, because now in a sense, you have two sides

now.

Would be very nice if you had one solid couple who agree on the sale and all the aspects

of the sale.

But it many cases, you'll have two individual ones.

This gentleman will expect certain things, and of course, the wife will expect certain

things.

So now, you got to deal with both.

What I want you to do, ready?

I want you to please keep both sides informed.

You have to communicate with both sides.

Whatever you tell this side, I want you to tell this side.

And whatever you tell this side, you got to tell this side.

You got to make sure you are thorough with both sides.

You with me?

Be thorough with both sides.

The next thing I want you to do, please, please, please, is I want you to make sure to keep

it all business.

Focus on business, focus on business, focus on closing the deal.

Got it?

If they both agree to sell, then just sell it.

Run your comparables, price the house, sell the house, make it happen if they both agree

to sell the house.

You got to get both signatures on that listing agreement.

If you get both signatures on that listing, it should be nice and simple, keep it businesslike,

sell the house, no questions asked.

Let's start over again.

Number one, don't take sides.

Keep it neutral.

Number two, keep both sides informed, keep this side informed, keep this side informed,

done.

Number three, keep it all business.

Focus on selling the house.

Got it?

And last but not least, what I want you to do, is I want you to give them their space.

Give them their space.

If this one agrees on a certain price, it doesn't mean this one is going to agree to

the certain price.

And if this one agrees on a certain price, it doesn't mean this one is going to agree

on a certain price.

Give them their time to think.

Give them their time to think.

This is a very emotional time for these people, a breakup after marriage, a divorce is very,

very difficult.

Not that I've ever gone through one, but I've dealt with divorced couples before, and it

can be very difficult.

So, you got to give them their time to think about what decision they're going to make.

You can do this if you focus on the deal.

They've hired you, it's going to be a little bit more of a struggle, a little bit more

challenging, 'cause you got to deal with two people with two different opinions.

It might be two different opinions.

And after all of your due diligence, and after all this good stuff that you've done and fought

through this transaction, what do you get?

Yay, you get a nice commission check that you darn deserved.

So, keep that in mind.

Divorce situations, they can be more complicated.

Sometimes there're attorneys involved, sometimes it's a court-ordered sale, all that stuff.

But for the sake of learning something today, if you get a couple who is amicable about

their divorce and they both agree to sell the house, all you have to do is focus on

the deal.

Another thing I want to do, is I want to give you one more tip on this.

One more tip.

And this is the deal.

When you put the house on the market ... Yay, they hired you, you're going to sell and put

it out there to the public.

You're going to grab this listing and you're going to throw it out there on the MLS.

There's no need to tell the buyers out there that this is a divorce situation, because

most buyers think that when it's a divorce situation, that the sellers are willing to

take just about anything.

They tend to low ball on people who are getting divorced.

And there is no need for that kind of nonsense.

So, if the people who are getting divorced, if the couple who was planning on getting

a divorce, they may tell you, please do not tell anybody of our situation.

Please keep it private.

That's what you're going to have to do, unless the sellers tell you to inform the buyers

of that.

But I wouldn't.

The whole idea is to get as much money as you can for these people.

All right, good.

So, I hope you learned something today regarding divorce and real estate.

You can handle it.

Listen, not a big deal as long as you focus on the sale.

You can make it happen.

INHUMANS/RUNAWAYS *REVIEW* - Duration: 18:09.

So while everyone is waiting for Black Panther and Infinity War and Ant-Man and the Wasp,

it can be easy to forget that there's actually a whole other corner to the MCU on the small

screen.

Besides the Netflix shows, there's Agents of SHIELD, Runaways, and Inhumans.

I'll talk about Agents of SHIELD season 4 and 5 in another video, if you want the

short version, yeah it's pretty fun.

But today I wanna talk about those other two.

With Runaways I'm not gonna spoil anything cuz I suspect a lot of people haven't watched

it and I don't wanna ruin anything if you plan to.

Although I'll just say, I will be talking about a few minor plot points in it, so if

you wanna go into that completely fresh, maybe don't watch that.

With Inhumans, yeah I'm just gonna go full spoilers.

Cuz if you wanted to watch it you already have, and if you're considering, I'll

just save you the time.

Don't watch it.

Also there's a little announcement-ish type thing at the end, so wait around for that

if you want.

Ok, there are timecodes to the different reviews down in the description, let's get into

it, starting off with Marvel's Runaways.

*clip* Now little background here, I

had no idea what this was before watching it.

I've never read the comic, barely knew it was even coming out.

But because I wanna stay up to date with the MCU I checked it out and overall, I really

enjoyed it.

For one, I suppose this is more of a credit to the comic book, but I love the premise

of this.

If you don't know, the very basic premise is a group of friends who have fallen out

find out their parents are supervillains and in this weird cult thing and the kids have

to come together and stop them.

That's a great idea.

It also sounds like it could be more of a kid friendly almost Sky High type thing, which

is what I initially suspected, and while there are elements of that, it's not really for

kids.

It's not exclusively adult, it's very heavily teen-focused.

At first you think maybe it's a kid thing and then they throw an attempted rape in there

and you're like oh nevermind.

It's for people the age of the characters in the show, basically.

And in that sense, it succeeds.

The cast and characters are great from both the parents and the kids.

Although they don't really look like 15 to 16 year olds, all of them are great and

really no one is just kind of forgettable or average.

Often in an ensemble like this there's one who you're just like, oh yeah then there's

that guy.

But no, here I thought every performance was good and each character was well written,

unique and interesting enough to help them stand out.

I especially liked Chase, which is odd, cuz at the start I thought he was the one I would

like the least.

I wasn't a huge fan of some of the writing for Gert, like I get it, that's her thing,

she's so over the top with all this stuff.

And while it got better, at a point towards the start it just felt so stereotypical and

just like a high school cliche that I wasn't a big fan.

Overall the kids felt a little generic at the start, like they're kind of just typical

high school movie TV show stereotypes, and the show in general can feel a little generic

initially, but as the show progresses they get more developed.

The teens also feel like real teens (most of the time), and their interactions are fun

and believable and interesting, because they're all so different they really play off of each

other well.

The romances that build here are also believable and not totally cliche all the time, which

was refreshing.

Often times they're kind of pricks to each other, and sometimes the romances and love

triangles that build are ridiculously and stupidly complicated, but as a teenager I

can say, that's realistic, a lot of the times teenagers are just kind of pricks to

each other, and a lot of the time the romantic stuff is stupidly complicated.

So I enjoyed that these actually felt like real teens.

As far as the parents, again the acting is pretty stellar all around, and it's also

really interesting and shows how it's a step above what it could otherwise have been

by not having it be totally black and white.

Like the parents are in this weird cult, yeah, but not all of them are evil.

Some are actually really likable.

And some are unlikable and then get redeemed, or are interesting to watch.

I know these sound like basic character premises, but I just felt considering how many characters

there are it was impressive how well balanced it all was.

The drama and conflicts that develop with both the parents and the kids were mostly

interesting.

The show is quite well shot, visually it's not anything insane but the way it's shot

kind of sets it apart from other stuff in the MCU.

In general it just feels like a new thing for that universe, for the most part it doesn't

feel like anything else that's happened in this world.

The music is pretty good, especially the opening theme music with that synth.

The footage is fairly generic but I actually didn't skip the intro ever (which I normally

do) just cuz I loved that music so much.

Something I really enjoyed with this show is how it balances the superhero stuff with

the normal character stuff.

It starts out very kind of real world feeling, and then takes a very sharp turn into more

magical superhero stuff, and I really liked that.

It gets pretty crazy with powers and magic and dinosaurs and all that, but it didn't

feel super tonally inconsistent.

It felt more interesting, having a pretty normal world and then suddenly bam all this

weird supernatural stuff.

As it goes more fantasy aspects are added but the personal mysteries and dramas also

continue to unravel and it's pretty fascinating to watch for a lot of it.

In terms of all that superhero stuff, action wise there isn't much here and when it's

there, it's pretty good.

And effects wise, again, not too many especially towards the start.

But when they are there, they're pretty great.

One character in particular who I won't spoil here has some very special effects heavy

power and it actually looks really awesome.

HOwever, I gotta come back to this, the best part of this isn't the crazy superhero stuff,

for me it was the character stuff that I found more intriguing.

The directions this goes in and how character's alliances change as more information comes

out and the mystery's get deeper, it's pretty interesting.

Because of the relationships these characters have with each other, that being either friend

or parent-child, it's a unique take on something that could've been more standard.

The plot twists throughout are also generally surprising.

However, it's not all perfect.

It can be a little slow and meandering sometimes, like even though it's only 10 episodes there's

a bit of moving around in circles here, and sometimes it becomes more of a background

show while I do other stuff.

While the plots are interesting, there are some subplots that felt kind of poorly woven

into the main narrative, like they set up a big thing with Alex's dad early on and

then it kind of just disappears for a while until the end, and it just felt kind of sloppy.

Also while I liked the characters, some of the subplots are just not all that interesting.

There's quite a bit of cheating drama with the parents and at points it's just kind

of boring, and I sort of just wish we could get back to the kids.

Some visual effects also don't look amazing, like this dinosaur sometimes looks great and

then sometimes looks terrible.

A few emotional moments don't really hit in the way I think the show intended, in particular

one towards the end involving Molly.

There are also just specific lines that are bad, like there's a very Fant4stic Suicide

Squad moment where a character is like, what are we, some kind of Runaways, or something

to that effect.

Alex at one point says this line *deep asshole*.

Did anyone think that through?

And while there are actually a lot of pretty funny moments, a few jokes fall flat.

I can't remember what it is specifically but in my notes I just wrote Kardashian, so

I guess you'll know that when you see it.

There are other very minor nitpicks I have, like how Barack Obama and Hillary Clinton

apparently both exist in the MCU, despite there being President Ellis for when Obama

would've been in office, what's up with that?

But my main two complaints are one, the ending was kind of anti climatic and felt more like

a setup for season 2.

And while I'm sure season 2 could be really cool, there wasn't really a big payoff here

and it was kind of unsatisfying.

And my second point is a pretty big spoiler, so if you don't wanna know about that, you

can pause and skip to this point in the video.

You've been warned, 5, 4, 3, 2, 1, ok.

So for most of this this is a more kind of low stakes personal story for these characters

and I quite liked that, but then at the end it's revealed that the bad guys are actually

doing this way bigger operation with digging and causing cities to collapse and that kind

of stuff.

And 1, that was kind of disappointing reveal and it felt kind of like jumping the shark

for what this show had otherwise been, and 2, considering these are technically part

of the same franchise and came out not too far apart timewise, isn't it weird that

this is a very similar plot to the plot of the Defender's.

Spoilers for that as well, I guess, 5, 4, 3, 2, 1, ok.

There's a mysterious secret organization who are weird and mystical and are digging

underneath a city, which in turn will cause earthquakes and tons of damage.

Plus there's a thing involved that prevents or reverses the aging process.

Maybe that's a nitpick, but I just think it's weird that just a few months later

we've got another secret society digging underneath a cit plotline in an MCU show.

Speaking of which, as far as connections to the larger MCU, this has pretty much nothing.

There's that news station that goes around this universe….that's pretty much it.

But you know what, I kinda liked that.

The fact that this totally unrelated side story is happening in this universe and has

nothing to do with Thanos or Iron Man or whatever, it makes this world feel so much bigger and

just more deep and like a real universe.

And it also makes it accessible for non-MCU fans.

So they can just watch it and enjoy it as a show, and fans of the MCU can watch it and

occasionally think, oh it's kinda fun to think that all this is happening while Captain America

is in hiding and Thor is off somewhere fighting the Hulk.

Overall Marvel's Runaways is a really cool premise with a pretty good execution.

The characters and acting are what keeps this together, the tone and style makes this feel

unique in the MCU, and although the pacing isn't perfect and there are some inconsistencies

in quality, it's overall quite entertaining all the way through.

Would I watch a season 2?

Probably.

I'll give it an 8/10.

Ok, now let's talk about the other show.

Marvel's Inhumans….oh boy.

And yeah, full spoilers here.

You've been warned.

I'll be honest, I don't generally like to just go out and hate on stuff on this channel.

Cuz I realize, a lot of people put a lot of time and work into these things.

So I'm still gonna try to be more balanced here, but yeah, this is not a good show and

I'm not gonna lie about that.

But hey, let's start with the positives.

Cuz despite what you may have heard, it's not actually the worst thing ever created….it's

close though.

I actually really liked Black Bolt in this.

Sometimes unironically, cuz the actor seemed like a decent choice for the character, and

despite not being able to talk he was actually decently interesting to watch.

And then sometimes ironically, because of the limitations of not being able to talk,

so him always having to do very over the top faces to get his emotions across was amusing.

I thought that was kind of fun.

Also his stuff on Earth initially wasn't terrible.

I quite enjoyed his Tom Cruise-esque muppet run.

Ramsay Bolton, the most evil man in the universe, his character isn't super well written but

I thought he did an ok job.

And there were a few moments where I was like, hey that's a kind of interesting direction

for this character.

I mean it's kind of cliche, but it's more interesting than the other stuff that's

been happening.

Some visual effects are ok, the giant dog looks pretty good….sometimes.

Some bullet stopping stuff (ep 5) looks kinda cool.

I liked the rock face man.

I enjoyed the little title sequence music.

The first two episodes where they were trying to get that IMAX money, some of those shots

look pretty nice.

This is more of a credit to the MCU, but I liked when the Inhumans went to Earth people

like knew what they were somewhat, or at least weren't insanely surprised to see them.

Like oh you have goat legs, well we've seen weirder stuff.

That's like, the one cliche this show avoided, and it really just wouldn't have made any

sense if it hadn't.

Aaaaaaand that's the good stuff.

Now for everything else.

Firstly, the rest of the cast and characters.

They range from ok, to below a high school play level of acting.

Especially the yellow dress girl whose name I can't remember….yeah.

The characters also, not great.

Or good really.

They're either not very well written or compelling or funny or interesting really.

They sort of just fall into cliches and tropes, and some of them are just flat out unlikable.

Like this dude.

The whole time, from like the first thing he does to the very end when he's supposed

to have learned his lesson or whatever, I was like, you're just a prick.

Like through and through.

In terms of writing and dialogue, yeah this is also terrible.

This show has every cliche you can imagine in it, from most of the stuff the villain

does to the fish out of water stuff with the Inhumans on Earth.

And none of it is funny either, with Medusa talking to an ATM machine or this dude not

knowing how bras work, it's like, we get it, we've seen this before.

I can forgive cliches, just the rest of the show has to be not awful.

Also, pretty much no humor works in this.

And the show is just borrrrrring.

The plot is uninteresting, the characters aren't engaging, unlike Runaways I wasn't

interested in any of the drama or conflicts, there's a subplot about the politics in

their moon city and how the caste system there works and it's so boring.

There's also a plot about this one woman from NASA and that's probably the most boring

subplot of all.

Dialogue wise, it's either very generic or hilariously bad, like there's some romantic

dialogue in here that's Star Wars prequel level bad.

(opening of ep 5 with asian guy).

The twists here aren't surprising at all, in fact, everything is very predictable.

Like not just plot lines but just scenes, like oh I wonder if the yellow dress girl

is gonna say something against Maximus here, oh what a surprise.

Any attempts at emotional scenes also don't work here, they're either unintentionally

kinda funny, including some flashbacks, or they're ruined by just the worst music choices.

Also this is a very small thing that I just found kinda odd, is there a producer who worked

on this who is Hawaiian?

Cuz there's a considerable amount of weird Hawaiian pride stuff in here.

Like, I'm sure Hawaiian people are lovely, but at points this almost felt like an ad

for Hawaii, which just added to the weirdness.

The stories also get very repetitive, like each storyline feels like it's sort of going

in circles, especially towards the start.

Maximus is sad about being human, Black Bolt wants to find his wife, etc.

It's the same thing going again and again, this is only 8 episodes and still feels too

long.

Also, you don't buy the relationships that grow here, in such a short period of time.

Like there's a part where this unlikable character asks this woman if she trusts him

and she's like, yes.

No you don't, you just met him, you had sex, and that's it.

You wouldn't trust him wiwt your life!

And this satyr guy is talking to these surfers at one point and he's like, you guys feel

like a family to me.

No they don't, you just met them!

It's worse than Suicide Squad to be honest.

At this point in the review I would like to formally thank the game Super Mario 3D Land

for the Nintendo 3DS for helping me get through the really boring parts of this show, playing

that and having Inhumans on in the background I think is the only way I could've gotten

through this.

The writing is also bad in the sense that it basically spits in the face of the show

don't tell rule.

There's pretty much nothing about the storytelling here, everything is very on the nose and just

said to you, there's nothing that's really left up to interpretation or told visually.

It feels quite lazy.

There are some moments that are so bad that they're kinda funny, there's one point

where a character yelled out, to the mines you go in a very over the top way, and that

just made me crack up.

Speaking of which, one of the things I liked the least about

this and also just found so strange about it is the plot.

And how uninteresting it is.

Like, you have these superheroes with awesome powers who live on the moon with their own

society, there are so many very interesting things you could do with that.

And you send them down to Earth, to walk around Hawaii for 8 episodes, fighting drug dealers

and police officers and that kind of stuff.

It just kind of baffles me that this is the story you take with something you could do

so much with this.

At this point we've had crazy stuff in this genre, hell, even in Agents of SHIELD they're

now in space fighting aliens and that kind of stuff.

I just thought this had potential to be something different and it was just squandered.

It's so bizarrely just not interesting.

I mean, you can make anything good, so sending the Inhumans to earth could've been cool,

it just wasn't executed well.

And who knows, if they tried something crazy maybe it also would've been terrible, cuz

the stuff that's not on Earth is also pretty boring here.

I just think it at least would've been more interesting and/or entertaining.

CGI wise, besides some decent effects, this is pretty weak.

The show on the whole also just looks cheap.

The costumes look like comic con cosplay and a lot of the sets just look like sets.

I know everything can't be Game of Thrones, but just a bit more than this.

The action scenes (end of ep 2 fight) are horrible and hilarious in this.

Basically everything that could be bad about an action scene, this has.

Close ups, quick cuts, unnecessary slow mo, terrible choreography like really terrible

choreography, like worse than Iron Fist.

You can hide terrible choreography with camerawork but there are some shots in here where it's

just painfully obvious that no punches connected.

Plus quite a few of the action scenes are set to music that doesn't fit the scene

at all and just takes you out of it.

It feels like a really bad action scene from the early 2000s.

In general the editing is just really bad, some stuff cuts away way too quickly, some

scenes just end very abruptly, at points it's just very poorly put together, sometimes it

seems like it was edited by someone who has never edited something before.

Unlike the Netflix Marvel stuff and even a bit of Agents of

SHIELD, this has no blood and feels totally dry and sanitized and TV friendly.

There's a part where some guy gets shot in the face (ep 5), and besides the bad editing,

yeah, no blood.

Alos, any violence there is looks fake and unconvincing and is kinda funny (knife through

eye ep 5).

Sound effects are also hilariously bad, they're like stock punching sound effect sin the action.

At one point, I kid you not, I'm pretty sure Maximus falls down and that boom sound

effect from every terrible Vine ever, you know the one, *boom*, yeah I'm pretty sure

they used that.

(e7 at 38 minute mark).

This whole thing I just find so bizarre, the fact that this was made by Marvel.

Marvel Marvel, billions of dollars biggest franchise of all time Marvel made something

this terrible.

It's so strange.

Most of this is either really bad or just super generic.

There's hardly anything that's actually unironically good in this, and coming from

the MCU that's sort of insane.

When it's not awful it's really just bland.

Also, this is totally breaking the flow of the review but I just remembered it and I

forgot to put it in before so I'll say it now, I wish Black Bolt used his powers more.

Like, I think he uses them 3 times in the whole show.

Once in a flashback, once by accident, and once at the very end to break some rocks.

He never does anything cool with it, and considering how much they build up to it that's kind

of disappointing.

On the whole, yeah, Inhumans sucks.

I've talked about a ton of reasons why and honestly there's a bunch of other stuff

that I just didn't wanna mention for the sake of time.

You get it, it's really bad.

I wouldn't recommend you watch it.

It really makes you appreciate the more average Marvel stuff, like I've complained about

Agents of SHIELD and Defender's before, but they are so much better than this.

Even Iron Fist I would say.

So yeah, there's not gonna be a season 2 for this, and even if there was, I wouldn't

watch it.

This is probably the worst thing to ever come out of the MCU.

I'll give Inhumans a 3/10.

SEO Quick Wins - Chloe Bodard at BrightonSEO - Duration: 14:44.

Hi guys so I'll talk about quick wins that you can get from just running

a few technical checks on your site. So first thing, I'm not a dev so these checks

and their implementation will be actions that pretty much any kind of SEO

can implement themselves. Quick wins so by quick wins I mean stuff that you can

implement quite quickly that you can spot quite easily so it's not

something they will take months to implement and you'll be able to see the

results really promptly. So your go-to tools will be Deepcrawl, obviously Screaming

Frog, Analytics and Search Console so tools that you can use very easily

and that most SEOs is an agency would have access to

SEO quick win that we're going to go through are: 301 redirects, robots.txt file,

optimization canonical tags and sitemaps. Results that you can expect... so this is

one of my clients actually, they had massive 301 redirect issues and

the sitemap was an absolute mess. By fixing it we managed to increase organic

transactions by about 1000 percent. And this is another one of my clients, a

much smaller sites for again a lot of relative links throughout and

canonical errors which by fixing we managed to increase goal

completion by 138 percent. So the first one that we'll go through is 301

redirects so you mostly you have issues if you're having a new site, if you had

previous domains if you just changed their url structure, migrated to HTTPS or

use relative links throughout your site for interlinking. What to look for: you want

to look for missing 301s, 302s, redirect chains and unnecessary redirects

How to spots and fix the issue: so using Screaming Frog is a really easy one, you

can just look on the Internal Tab or Response Codes tab or even on the

right-hand side you can also export reports for unnecessary directs and

redirect chains to really spot them easily and at the bottom you can even see

the page where the redirect is, where it's linking from,

the anchor text and everything. So that was one of our clients, they rushed their

migration so we found loads of 301s and broken redirects just because they

decided to go ahead without being ready. I'm sure it happens to everyone. So we

fix all the redirect chains and you can literally see how the visibility just jumps

A few tips: you want to make sure all your 301s are set up from

404 page or old pages. Please update all your internal links as well whether

you're changing the preferred version of the site, whether you're migrating to

HTTPS make sure that there's no redirect change, make sure that every single link

point straight to the final URL because otherwise you're just wasting your crawl

budget and also please use 301s, except if the move is temporary, then 301s no 302s

You don't want to forget about all the versions of your

site so if you had a previous domain, if you have high quality links linking back

to your site, if they have to redirect quite a few times to reach the final

destination you're losing a lot of link juice so please try and update these

backlinks. Go through your top pages and analytics as well, if they 404 you are

losing so much traffic so make sure they redirect straight to the final URL as

well. Same with the previous domains and of course go through your 404s in

search console, make sure that all redirect. So it's really easy to do just

use Screaming From list mode, always follow the redirects though because

otherwise you'll be missing out on some stuff. You can also upload list of URLs

manually so if you had previous domains that would be really useful for you.

The next one robots.txt file.

We all know where it is, should be on the

roots of your site. You want to make sure that, except if you have different reason,

that you allow allow all crawlers and please include a link to your site map

as well in there, a reference to your site map.

The main issues that you can have is, it sounds stupid and really obvious

but if you're having a new site please first make sure that the staging site is

disallowed completely and when you do go live remove the new index. There's so

many clients who haven't done it, it sounds ridiculous but please check. Don't

disallow CSS and JavaScript files either and you want to make sure that all URLs

that you kind of are just for users are not in there as well because otherwise

you'll be wasting your crawl budget so here are a few things to look for

within your robots. This is from Screaming Frog, you

can test it really easily. One of our clients no index'd the folder index dot PHP.

It turns out it was on all of his category pages so he was actually no

indexing all of his category pages, he was also no indexing the CSS and

JavaScript so just make sure to just test or at least your most important

URLs. So that's another case study so that's the one who was no

indexing all the category page s so once that was sorted visibility just grew.

You can also use your robots to improve your crawl budget so I'm not going to go

too deep into that because I think it will be covered a bit later as well.

Okay so yeah that's the crawl budget.

How to optimize your crawl budget:

so you just want to crawl your sites as I mentioned before URLs which are just

designed for users, you don't really want them on there it'll just be a waste of

time so you know if you have wish list or anything just add them to it there's no need for

crawlers to go through them so that's an example so if you have tag for example

wish list with an e-commerce site just make sure they're in there. How to test it:

so there's quite a few options you can do it through search console but yor other

text file will need to be uploaded there or you can just use Screaming Frog

and they can pretty much just test any directory you want within the robots and

see whether the you URLs would actually be indexed or not so it's a

really good way to do it. Link to an amazing blog article that one of the

team members has done if you want more information. Next one, optimisation. This

is fairly obvious but I'm not going to talk about you know how to choose

keywords or anything is literally how to look at

technical stuff and make sure that all the technical aspect of optimisation is

there. So we'll go through page title, H1s and meta description for

click-through rate. What to look for: obviously missing page title, H1, Meta

Description duplicates, you want to make sure you're targeting keywords within

each of them and you want to avoid them competing against each other. How to

check: go through Screaming Frog again, just crawl your sites and then you can

literally on the tab see everything then you can also filter it

down by page titles, where they were similar to H1s and were they

duplicates, etc. Once you've got that keyword targeting so obviously just make

sure that on your important pages, you're targeting one single keyword based on

your keyword strategy. You want to make sure that you know similar keywords, all

these keywords are also in you H1, within the text and that H2s are semantically

relevant. For meta descriptions, use Search Console and Search Console's search

and exit report, it's literally a gold mine you can get well go through later

but yeah you can really try and look into the data to then improve your

click-through rate and get more traffic to your site. Have a look, is there any

kind of pages which are ranking on top of page two. By pushing it to page one

you'll get so much more traffic to your site so this would be a really good and

quick win. And internal cannibalisation, make sure pages are not competing with each

other otherwise you'll be diluting ranking so you just want to kind of

focus on one. If two pages are really really similar either canonicalise them

or 301 redirect them and try and match the content. So that's Search Analytics

Report so for example you can filter it by clicks impression and click-through

rate. You'll get the URL before this little graph and then you can see, for

example, the ones circled. They have loads of impressions but

click rate is lower than average so look at the page, look at all keywords you're

targeting and literally try and tweak the page title and meta description as

well. Maybe you need like a better CTA at the end of it to kind of encourage click

throughs. So optimisation, we all know that it's really a quick win within

weeks you can literally just see results straightaway. Yeah so just make sure

they're all unique, optimised keywords. Look at your competitors as well, look at

the top rankers what are they doing try and copy them, try and tweak them.

If something doesn't really work, tweak it again and you can see the

results really quickly so it's really kind of trial and error with this. And

yeah it's just look at what your competitors are doing and just do it

better than them. That's my favourite slide by the way. Canonical tags: what

issues to look for. So you can have quite a few issues if you use

relative URLs, they could create many many issues. Please do not have canonicals

pointing to 404 pages or redirecting either, you always want to

make sure that your preferred domain is there as well and for listing pages - do

not penalise listing pages. So this client changed their canonical ties to a

non preferred domain so basically they were sending mixed signals to

Google. Once we fixed it literally you can see the dip straightaway, once we

fixed it visibility just jumps back up. For that you can use Deep Crawl canonical

report is amazing or you can have a look at Screaming Frog and also use the

canonical error report.

So the canonical tag will go in the head

section of all your pages, please use absolute link not relative links you

want to make sure that they match the preferred domain. Don't forget to update

them when you migrate as well because a lot of the time it's kind of overseeing

for listing pages you want to use rel next and prev tags, no canonical tags

and yeah they should not be pointing to anything, any page with 404 or 301s.

Sitemaps so though we all know that you know it's

not going to improve your ranking straightaway just going to provide

Google with a lot more information as to about your site, how to crawl it , etc.

It's really important. What issues to look for: there could be a lot

of hidden errors within your sitemap so you really want to kind of go through

the list of URLs, you want to make sure that you have you don't have any pages

in there which are not inter linked within your site. All your key pages, your

top landing page: make sure they are in your sitemap as well and you don't

want any pages in there make sure they are no index, well you shouldn't have any

no index pages or pages blocked by the robots.txt file within your

sitemap either. How to check it: so again Deep Crawl, sitemap report amazing, it will highlight

any kind of orphan URL that you have which is not linked from the

site, any pages missing from your site mark to be added and errors as well that

you can fix. Otherwise, Search Console as well, you can submit your sitemap

and check for errors so it'll look something like this.

Ideally you want the same amount of URLs submitted and indexed, if you have any

issues you'll see that a warning or error come in the little box there and

it forms recommendations on how to fix this.

Site map guidelines: so

obviously XML is much better especially if you have a big site or an ecom site

this is pretty much crucial. Check for errors within your sitemap make sure

that all the pages in your site map are linked within your site. Use last

modified date as well. Make sure it's used correctly there and that could

kind of encourage crawlers to crawl your site a bit faster. Yeah and key pages are

mostly in your sitemap as well. If you're using WordPress, Yoast I'd say just use

Yoast. It's the best although the default setting within the sitemap will

kind of no index everything so you need to make sure to go through all your settings

and if there's any page that you don't want in your sitemap like

tags authors and everything for blogs just add them as well, on no index and

it'll get rid of them in the sitemap. Yeah and our Technical Manager Michelle

has written an amazing blog on site map so you can find a link on it as well.

A few key takeaways for today: so you know they're all really kind of quick

technical wins but the SEO benefits are really massive so you can really run

these checks like if you have an hour there now, just run them, check them,

test them. 301, just focus on redirect chains make sure that you know

they redirect straightaway. Don't forget about your old domains backlinks as well,

top landing pages, with you know, prioritise a way you're going to check

them. Robert txt file: just test it, test it, test it, all the time and

also use it to optimise your crawl budget. Optimisation: be strategic about it and

just look at your competitors, just don't hesitate to always

tweak them even if it's one every month, every two months just do it. And make

sure to use Search Console search analytics report, it is literally the best thing when

it comes to optimisation,

Canonical tags, yeah please use absolute links it will

avoid a lot of errors that you could have with them. Make sure as well that you

know they point to pages which you do want google to. Seeing that it makes

sense Sitemaps, there can be loads of errors so this is a bit of a tricky one

it can take a lot of time to fix but you need to make sure that all your

important pages are in there and that pages they don't want in there and not

in there and that all your pages within your site

map as well are links internally.

Hey guys! :)

Today I'm going to talk about why making mistakes is so important.

When it comes to language learning, very often people talk about different strategies and learning methods,

but they don't really talk about why making mistakes is so incredibly important.

Most people are afraid of making mistakes because they think they'll be laughed at or that everyone else is better than them anyway.

Or they think they should already be able to speak a language a lot better, but they are not or maybe because they have low self-esteem.

But you have to admit that this attitude doesn't help at all

It just prevents you from reaching your goals.

If you think about how small children start learning a language,

they obviously make a lot of mistakes too.

And that is totally normal because mistakes are a natural part of the learning process.

This is why you have to learn to accept your mistakes and not to be afraid anymore.

But how do you do that?

I think it's important to note that there are different learning phases

so if you've just started learning a language, you are going to make a lot of mistakes, of course.

And you won't be able to speak as well as the native speakers.

But this is absolutely no problem and is totally okay.

There will always be people who will tell you that you're not good enough yet and that you make a lot of mistakes

But you can just ignore these people because what you should be focusing on is your goal.

And that's all.

Another thing you must understand is that mistakes are an aid for us language learners

as they can show us what exactly we need to work on to improve ourselves.

That is why I'd advise you to love and value your mistakes

because they can also be very funny sometimes.

Sometimes it's crucial to be able to learn from our mistakes.

But not always.

Sometimes you just have to try and speak and you don't need to pay attention to your mistakes at all.

So yes, just give it a try! And love your mistakes!

They really are important to us.

held on Wednesday February 21st in Reeve Ballroom

from one to five

UW Oshkosh offers over fifty different programs for you to choose from you can

go for a semester a year or do a short-term program with a faculty leader

for only two or three weeks you can go over the summer and we also have

exchange programs we pay the same tuition as you do at Oshkosh to go to other

schools abroad if you've looked at our programs before and didn't find

something that works for you there's also going to be other UW schools and

other provider companies at the fair that offer program options all over the world

traveling to a new country doesn't have to cost a fortune some of our

short-term trips are as low as $700 and even semester abroad programs are

cheaper than a semester at Oshkosh financial aid is available for these

trips and we have scholarships available as well

Study Abroad provides a personal

growth experience where you'll be able to increase your intercultural skills

and adapt to new situations

anyone can study abroad foreign language is not a requirement

most of the classes are taught in English unless it's

required for that specific program

the fair is an open house forward so you

can check out all study abroad opportunities we all offer

so if you're looking to have a good time come on down to the study abroad fair

there's gonna be prizes live music some light snacks and there's also going to

be some international students talking about their universities as well so you

can have a one-on-one conversation with them and learn a little bit about where

they come from
