What Are The Risks Of Renting Out Your Basement? - Duration: 5:45.
Today we want to talk about whether or not it's risky to rent out your basement
and stick around, we're gonna talk all about it right now.
Hey, friends. Stephen Michael Miller here with Limitless TV and I've got a
question here from Manveer Sandhu. Hopefully I said your
name right. A vid on the dynamics of renting your basement would be
interesting. What's it like? Do you notice the other person living in your house
much? Is it a hassle? Can you trust the person who lives in your basement?
Interesting topic, I think. Manveer, I think that's an interesting
topic as well, it's definitely something that people want to be aware of as
they're getting started with real estate investing and especially if they're
looking at potentially turning a home that they live into with a basement into
their first investment property or maybe if they're going to be renting out that
basement. So what is it like? First of all, renting out your basement
is going to be the same as you living in an apartment complex, honestly. Except for
you're the landlord that's also living in the apartment complex collecting
rents from the person below. You're gonna hear noises and sounds, you're gonna see
traffic. I mean, you're gonna see them coming in and out and so you want to be
aware of that there will be interaction with that person which is kind of the
second part of that question for you. You said you notice the person much and the
reality is it really kind of depends, right. If your schedules are parallel
with each other where you're leaving at the same time and coming home at the
same time, you're probably to see that person a lot. If they're friends of yours,
you know, then you may see them even more. If it's a family member,you may not want
to see them but you may see them even more so it just depends on whether or
not you're gonna notice that individual as to you know, what their schedule is
like and how often your paths are gonna cross. The next part that question
was, well, is it a hassle? And that's really gonna be a personal question for
you. Would it feel like a hassle for you if you have someone living in your
basement where you can't use your basement? Maybe you want to use your
basement and having someone in there would be problematic or create that kind
of hassle scenario where you don't like it. If that's the case, you may not want
to run out in the basement but if the payment that you're getting for that, if
they're covering your mortgage and that can offset whatever hassle that could be
for you, there's a huge argument for
that as well, right? So really, when you're renting at your basement in the
beginning and you're doing this kind of thing where you're living in the home
and running out the basement and allowing your basement renter to pay off
your mortgage for you, you're doing a delay of gratification play. This is
really what it is, you're willing to sacrifice some upfront
comforts of today to be able to gain more comfort tomorrow. This is
the play that you're doing so, yes, there will be some hassle there I think
associated with it, probably notice that person more than you would want to maybe
and you know, the next part that question is can you trust them? My answer for you
is you can trust them as long as you do the appropriate research and as far
as you can trust anybody, really. People are dynamic, people change, we don't
always know people necessarily that like we think we know them, I guess. But you
can do things and put things in place that can help you in that process. Doing
a proper credit check before you allow someone to rent out your basement
apartment, it's critical. Always do a credit check. I don't say that so that
you'll necessarily keep people out if they have a tingle in their credit but
it gives you a great snapshot of that person's financial responsibility or
what they've done over the last years, right. So doing that credit check can
oftentimes help you understand if they were late on other payments and so if
they are late on other payments, chances are, they may be late on yours, it can
tell you if they've got any judgments out against them, right, if they've got
any court judgments that they're paying on or different things like that so a
credit report can tell you a lot of great things. Second thing that you want
to do though besides just a credit report is do a background check, right.
You want to do a proper background check. Are they criminals? You know, did they go
to jail for the,ft you know? For breaking and entering. You may not want to
have that person in your basement so close to a door where they can get up
and break into your home if they know that you're gone. By the way they, aren't
gonna know if you're there or not, right? Especially if they're in your basement,
they can hear you upstairs walking around, talking, unless you have like
amazing soundproofing in between floors which most homes don't have that
necessarily then you'll be able to hear things, they'll be able to know if you're
there or not. So trust is a really big thing, you want
to make sure you have as high level of trust as you possibly can with the
person that you're putting in your home and oftentimes, you can gain that by
doing a good credit check and then a good background check. The next part of
that though is besides those two things is getting references for that
individual. References like work references, references like friends and
family. You know, I've had people say hey don't ask their family cause they'll just
get their family to tell you lies or to tell you something but
honestly, we've had experience where we asked family members and the family
members said no, don't rent to those people, you don't want to rent to them
because they're not gonna, you know, they're not gonna be a good tenant
for you and of course, you've got people that will say, yeah, they're great, they've
been great for years and we've got all the evidence to prove that they're gonna
be awesome for you. So if you do those three things, if you do a background
check, if you do a credit check or credit poll and credit check and if you get
references for them then you should have everything that you need if you're going
to be doing this to put the right type of person in your home and have a great
experience renting out your basement. Alright, risk assessment done. Are you

Fat is not the opposite of beautiful | Riley J. Dennis - Duration: 6:11.
Hey everyone, so you've probably already heard about this, since I'm covering this
news like a week late -- but Netflix has a new original show coming out in August called
Insatiable, and they just released the trailer, and it looks… awful, for so many reasons.
Let me just recap for you what we saw from the trailer.
Basically, there's a girl in high school who's fat, so everyone bullies her and is
super mean to her and life is terrible.
Then she gets punched in the face, has her jaw wired shut for the summer, and because
she can't eat, she loses a ton of weight and comes back to school the next year super hot.
But instead of using her new hotness and popularity to blend in, she wants revenge on the people
who made fun of her when she was fat.
Apparently it's even being marketed as like "body positive", as if the revenge angle
is somehow supposed to justify all the shitty attitudes towards fat people that this show embraces?
So let's talk about a few aspects of this.
First, the fat suit.
The trailer starts off with a thin actress wearing a fat suit -- that's just insulting right off the bat.
I've seen tons of fat people on Twitter talking about how fat suits just make them
really uncomfortable, and I think that's totally fair.
Fat suits make a mockery of actual fat people's bodies and I can't believe a show thinks
it's actually okay to use one as a central plot point in 2018.
Plus, the whole premise of her getting her jaw wired shut is fucked on so many levels.
Do you realize what message this is sending to teenagers?
It says "not eating for months is a good thing, it will make you hotter and more popular
and make people like you".
I cannot express how damaging that will be for young kids to hear.
They already have to deal with so much bullshit in other forms of media, imagine them seeing this.
Imagine the effect it will have on impressionable teenage girls who think that if they starve
themselves they can be hot and popular too.
It just breaks my heart.
These young folks need to know that that's not how it works. None of this.
Starving yourself is never the answer.
This show is unrealistic in like 15 different ways, but it tries to pass itself off as realistic.
Like at least when we have superhero shows we know those aren't realistic, but this
is a show that's trying to pass itself off as grounded in reality when it's not.
Because look, with jaw wiring thing, this shit has actually been studied.
Like, scientists have actually studied people who used jaw wiring to lose weight.
Because our society would rather wire people's jaws shut than respect fat people.
Jesus fucking christ.
But anyway, a review of these studies from 2015 found that while jaw wiring often resulted
in rapid weight loss, that weight was consistently regained among patients.
So like, is this character just going to regain all the weight she lost?
Because that would be the realistic thing.
But somehow, I can't see the show doing that, since it would fuck with their whole
"now she's hot because she's skinny" bullshit.
Also, one other thing I noticed while looking at the the scientific review from 2015 was
that the average weight lost among patients was 25kg, or about 55lbs, over 6 months.
This show says she lost weight over summer break, so like, 2, maybe 3 months?
If her story was based in reality, she would've lost like 20 or 30 pounds, but the show clearly
shows her losing wayyyyy more than that, like at least a hundred pounds.
But young people are gonna see this show and think "Wow, I could look like that too if
I just didn't eat for a summer" and that's just not true that's not how bodies work!
Plus, when you have rapid weight loss, you definitely have stretch marks and loose/extra skin.
That's just how bodies work.
But she comes back to school rocking a crop top with no visible stretch marks or loose skin.
Because that would fuck with the show's whole "now she's conventionally attractive"
thing, even though people can be hot and have stretch marks, and have loose skin.
Like these things aren't mutually exclusive!
In fact, people can be fat, and hot.
Like there are so many hot fat people.
I just cannot understand the mindset of genuinely believe that fat is the opposite of beautiful.
You can be fat *and* beautiful.
Like there are so many gorgeous fat people in this world.
Where's the storyline of a fat girl having a glow up, still being fat as hell, and then getting revenge?
I'd watch the the shit out of that.
You don't have to throw in weight loss to make her hot.
Cast a fat actress, throw out the fat suit, portray a fat person as desirable and hot for once.
That would not be hard, and it would be a much better show with a much more positive message.
But okay I kinda got off track, there's another thing I want to talk about with this
storyline and that's: did she learn to do her hair and makeup better over the summer??
Like the show is so focused on the weight loss aspect of her that it ignores that she's
just like suddenly learned to do this amazing makeup over the summer as well.
Like now she's got this bright lipstick and glowing contour, as if she couldn't
have done that while she was fat?
I know so many fat people who are literal makeup artists.
Fat people can be amazing at makeup.
You don't have to lose weight to do really cool makeup.
This show was just really pushing the "here's the before, and here's the after" thing,
as if fat people only exist as a before -- but fat people exist as an after, all the time.
In fact, right now, there are fat people existing and thriving, and they're not a before.
In fact, I've seen fat people posting on Twitter and Instagram with the hashtag #NotYourBefore
and I just think that's fucking great and I support these folks 2000%.
Fat people deserve to be an After in the story as well, not just as the "tragic backstory".
There were a couple other things in the trailer as well.
Like she says that the other girls were off getting laid while she was at home "stuffing
another hole" -- and I don't even know where to start with that.
Like apparently you can only be getting laid *or* be eating a lot of food?
Shit, I know a lot of people who do both.
Fat people get laid all the fucking time.
And your weight isn't solely determined by if you just sit on the couch and eat food
all day -- weight is so much more complicated than that, and everyone's body just has
a different equilibrium where it's comfortable.
Blaming it all on someone sitting at home and eating food is reductive and ignores all
the complicated facets of weight.
Just everything about this trailer is wrong and harmful and just so far out there that
it seems like a parody -- but it's real.
And I just keep seeing the show's creators and actors defending it as some sort of "feminist
body positive" thing and I just cannot see that at all.
I think thin people are making a show that mocks fat people while simultaneously believing
that it's empowering because it makes them feel good. That's bullshit.
We should listen to fat people about this stuff.
Like, if you've only ever heard about this from me, please go seek out fat people talking
about this show because their opinions are infinitely more valuable than mine -- I just
wanted to voice my support for them.
One video I'd highly recommend is Meghan Tonjes's video on this subject because I
think she talks about it very eloquently, and she offers a perspective that I cannot give you.

To LefreQue or Not to LefreQue.
That is the Question.
Can You Hear the Difference?
I have on my flute right now a LefreQue sound bridge.
This is an engineering piece of metal that is supposed to give you better tone quality,
and better resonance and other things, and the question is
does it do what it claims to do.
I'm going to demonstrate playing without it, playing with this one and I have a rose gold
LefreQue as well and I will try out all of those and I will compare all of them and see,
does it really make a difference, or is it a difference of preference and not necessarily
a difference of better or not as good.
So, let me take it off and I'm going to play my flute first and my flute is a Haynes solid
silver flute and I have the only gold on it is a 16-carat gold riser.
If you don't know what the riser is, so it's a little piece of metal that attaches your
lip plate to your headjoint.
So, on this flute it's 16 carat gold and it really makes a difference when you're blowing
across this and that resonance gets hit first.
It really starts that vibration going.
So, a 16-carat riser is what's on here.
Let me just play a few high notes some low notes I'll play maybe the beginning of the Fauré
Fantaisie just to give us some more melodic line and then I will put that back on and
we'll see if there's a difference.
So, here's the beginning of the Fantaisie.
Alright let me just play a few low notes I'm going to tongue them
and just see how respond
And then I'll play in the 3rd octave a little bit.
Alright let me put on the solid silver LefreQue and I will do the same thing.
Now I have it on.
And I have it here where there is no keys.
And let me just play.
Now I'm going to tongue in the low register.
And here we go with the 3rd octave.
Alright I'm going to go back and play with just my flute again so we can hear the differences
a little bit closer together.
Right away I think one thing is the heaviness that it makes your headjoint.
It does feel a little bit top heavy now instead of having this very balanced flute.
I feel that extra weight.
So, when they're in my hand it doesn't feel terribly heavy.
But when you put it on here it does make a difference.
So, I think if you were having hand problems or you know that might become an issue for you.
So, you want to really try it out and make sure that extra weight isn't going to be a problem.
I think that um
I feel like there is a little bit faster response.
That the tone gets moving faster when I have this on.
It also seems to me that it's a little bit bigger of a quality sound. But um
I definitely hear that there's a difference in the timbre in the quality of the sound.
I'm not sure I would say it's better.
I think it's different and then maybe it just becomes a preference.
But for me I don't know if I necessarily hear a better quality.
It's just a different quality.
The manufacturer or the designer says that these give you
• Purer overtones • Better tuning
• Easier playing • Better slurring
• Surround projection • Extended dynamics
Now it would probably take longer to go into all of that and to check the tuning
and see what it does.
But that's what the designer has said.
So, let's play a little bit more and then I'm going to take it off and play my flute again.
Let me take it off.
So, what do you think?
Did you hear a difference?
I could definitely tell there is a difference.
I think it would take a lot more playing for me to decide whether one was better than the other.
I just hear them as different.
But I think there's definite pluses to the LefreQue.
But I'm not sure they are what I personally am looking for.
Now I'm going to try the gold LefreQue.
So, now I have the gold LefreQue on.
It's attached to the head and the body and I have it where there aren't any keys.
And now I'll play the opening here.
So, I can definitely hear a difference with the this LefreQue on.
Can you hear the difference? It's a timbre difference.
It's definitely changing the color of my sound.
Whether it's good or better or not as good I'm not sure.
It's just different definitely.
And it might be a preference that that is the sound that appeals to someone and it doesn't
appeal to someone else.
I think there is a little better response.
I felt like the opening to the high B of this Fantaisie that that sound came out better.
It just responded quicker I think on this then just my flute by itself.
They all seem to speak just a little bit easier.
I think the tone color in my low register is really quite different.
I think it's more edgy.
It's just a bit edgier that little buzzier type of sound than maybe it is when I don't have it on.
Now I'm going to take it off and I'm going to go right back and play my flute and see
if you can hear the difference.
I think right away this is brightens it up.
I think the gold darkens it up and that's definitely the way I've felt when I've played
any gold flute the sound is definitely darker.
And just that little bit attaching these two I think darkened the sound.
So, what do you think?
Do you hear the difference?
So, now I'd like to do a test.
I'm going to hide the LefreQues on the flute and not let you see which one I'm doing whether
I have just my flute, whether I have the gold LefreQue, or the solid silver LefreQue and
see which one you like better and also, can you hear a difference.

Well, I'll tell you.
If you don't want to know, I guess you can turn it off now.
But, sample #1 was the silver LefreQue.
#2 was just my flute on it's own.
And #3 was the gold LefreQue.

I think LefreQues are something to explore and if you're interested in finding a different
sound and exploring what it can do for your tuning and for playing in general it's worth
exploring and trying out and seeing if it will do for you what you want it to do.
