15. Cyclist Crossing You can never be too safe near railway tracks.

That's what one cyclist discovered during his close call at Ducketts crossing, in the

UK. Although the warning lights were flashing,

the cyclist ignored them and attempted to cross the tracks anyway. Something, in hindsight,

he probably regrets, as he must have seen his life flash before his eyes, when this

happened… This seems to be a case of absent-mindedness.

After seeing one train flash past across the tracks, the bicyclist likely assumes the crossing

is all clear. But he isn't accounting for a second train passing on the opposite track.

This could have been a costly mistake, but luckily he catches himself just in time.

The near-miss footage has been released to the public as a railway safety warning, as

these occurrences are not rare to the area. With eighteen near-misses in just eighteen

months. Network Rail put out a statement saying: "People

need to realize how a split-second decision to ignore safety procedures can have life-changing

consequences for them and their family and friends."

It seems many on this list could learn this lesson.

14. The Thief On Live News Talk about brazen.

This live on-air theft happened during a local TV news station's piece on, ironically,

theft. The robbery attempt happened in Rio De Janeiro.

As a reporter interviewed a Brazilian citizen on the street in broad daylight, a thief spotted

an opportunity. While the woman was distracted, he raced past and attempted to tear the necklace

from the woman's neck. While his attempt proved unsuccessful, the

incident just goes to show that this area of Rio de Janeiro is, indeed, notorious for

a reason. According to the BBC news broadcast during

which this was recorded, petty theft is a frequent occurrence, and the culprits are

usually youngsters. If you plan on traveling anywhere, be ever-vigilant and keep valuables

out of plain sight. You never know who you will cross paths with.

13. Fairhaven Break-in Published in April of 2016 by the New Bedford

Guide, this video shows the results of a break-in caught on film.

The homeowner, who was away at the time, called the Fairhaven Police Department to report

the incident. By watching live video feed of his home while away, he was able to see

the burglary unfold on his phone. In the video, it sounds as though the men

break through a glass door off camera, and soon one man, wearing sunglasses, a white

hat, and white gloves, walks into view and opens the front door for his burglar pal.

He also seems to be talking to the homeowner's dog, offering him a treat, although the dog

doesn't appear on camera until later in the video. The two then head upstairs to take

what they want. Luckily, due to the homeowner's vigilance,

the police were able to drop in on Howland Road and catch the intruders before they managed

to escape with the man's valuables. When they arrived, they had the house surrounded

and discovered the two men on the second floor of the home.

The pair were charged for their actions.

12. Close Call

A man in Sidney stood waiting for his train on the "don't stand here" side of the

yellow line. As he stepped closer to the edge of the platform, and then closer, and closer,

one foot took him a little too far, and he dropped right over the edge.

Finding himself stranded on the track, the man scrambled to his feet. Luckily, right

at that moment, a good Samaritan ascended the stairs. As he saw the man attempting to

pull himself back on the platform, a train fast approaching, he raced over to aid him.

He managed to pull him up and out of harm's way just in time.

The brave rescue was captured from two perspectives - that of the station's CCTV and that of

the oncoming train's. From both vantage points, you can see just how close of a call

this near-miss was. You can also see how much space there was

on the other side of the track. One wonders why, instead of scrambling to get back on

the platform, the fallen man didn't just head to the opposite side of the track, which

appears to have plenty of room clear of the oncoming train.

11. Firework Fail Bet you've never seen a firework up close.

Because if you had, you probably wouldn't be alive to watch this video.

But these people have, and they've lived to tell the tale…or at least to upload a

video clip to YouTube. Published in February of 2011 by YouTuber

Cryztalize, the description reads, "huge firework [goes off] too close to the ground

and colors the whole sky." Not only does it color the whole sky, but

it sets off a street-full of car alarms, as the reverberation of the blast shakes not

only the sky, but the ground below. The firework went off so low that you can

see a spark of red fly across the ground. You can also see smoke fill the air, as a

car backs away. Another reason to be careful when using fireworks.

10. Horror Villain Published in April of 2011, the uploader describes

this video as follows: "robber, with horror villain like determination, [intimidated]

clerks during a robbery attempt," a description that is on-point and accurate.

The video shows a man walking into what appears to be a bank in China. Two women sit at desks

behind glass barriers. The man puts on a mask and, as the women see this, they start to

scream. Then he proceeds to plow through the barrier with a hammer, as the women presumably

press on the alarm buttons behind their desks. One manages to call for help, but that doesn't

deter the masked man, who continues to pound on the glass with his hammer.

After raising the alarm, the women escape to a back room. Secured and out of harm's

way, the women are safe, when the robber finally breaks through the glass and climbs through

the hole he made in the barrier. You can hear the alarm sounding as the man

pockets bricks full of bills from a drawer. Surprisingly, he doesn't take from the second

till, probably due to the urgency of the matter. While he attempts to climb back through the

small hole he broke into the glass, two policemen walk in and order him to stop. The thing is,

he can't move anyway; his leg is stuck, and as he tries to return back the way he

came, he's left to dangle from the glass until he falls onto his face.

This isn't the end, however. The man isn't ready to give himself up to police. Instead,

he attempts to flee the scene, while the police are busy trying to break through the barrier

glass to arrest him. Did the intrepid thief pull off his heist?

Further information about this robbery couldn't be found. But the masked man couldn't have

gotten too far.

9. Pensioner Pickpocket When a 69-year-old pensioner pulled £1,000

from her savings account in East London, she never imagined it would be taken right out

from under her. Headed to the carpark, the older woman got

on an elevator at the Exchange Shopping Mall, along with a woman and two men. Completely

oblivious to the fact that the trio were accomplices, the elderly woman got caught up by the men's

diversion. While the female accomplice rummaged through the woman's bag behind her, the

two men hit the wrong floor button and caught the pensioner up in conversation.

The scheme worked, as the elderly woman only noticed her money was missing when she got

in her car. By then, the suspects were long gone.

Police detectives put out descriptions of the suspects, along with CCTV images, in an

attempt to identify them. It's not clear if these horrible people were ever caught

by police, but hopefully at least karma caught up with them.

8. Anonymous A high resolution video was uploaded to YouTube

by an anonymous source. It's something you have to see to believe.

The video shows the famous U F O sighting in Puerto Rico. After it was originally uploaded

to YouTube, it was removed. The paranormal website, the Black Vault, retained a backup

copy, which they say they received in September of 2014, along with a letter from a person

who wished to remain anonymous to "avoid government reprisals."

The letter went on to claim that this is a "100% real" video. Apparently, the video's

authenticity can be confirmed by phoning up the Aguadilla airport control tower, CBP Caribbean

Air and Marine Branch, where it was tracked by the controllers after being spotted. It

was also spotted by the control tower operator and is said to have been glowing red.

The object was followed and recorded with infrared video for a time. It appeared first

in a horseshoe shape, then in a spherical shape, after which it descended to the ocean's

surface and then submerged underwater. According to the anonymous person, at the

time of 01:24:39, you can see another object emerge from the ocean, after which they both

enter and presumably descend to the mother ship.

The entire thing, caught on video, makes you question the existence of life on another

planet…life that's come to surreptitiously infiltrate the human species.

Or befriend us without enmity. But that's being optimistic.

7. Brazen Thieves It's always surprised when someone has the

gall to commit a criminal act when there are television cameras around.

That's what happened to an Australian television news crew, while they were in London filming

a piece on the Royal Family. Cameraman Jimmy Cannon and reporter Laurel

Irving were just starting to film a segment on the Grenfell fire that would be pre-recorded

for Channel 7's Sunrise morning show, when two men in balaclavas appeared in Exmouth

Market. The men began harassing the cameraman. What did they want?

The £15,000 news camera, of course. That's a value of over $17,000 US dollars.

Irving wasn't going to let these men off that easy though. Recalling the incident,

she said: "We had about 15 minutes of pre-recorded pieces to get done, and we started and I saw

these guys in balaclavas and I thought 'That's weird', but I was too busy to notice what

was really going on." When she saw what was happening, she intervened,

attempting to pull the camera back from the man. Cannon persuaded Irving to let the men

go, likely thinking a camera wasn't worth their lives. The robbers left on bicycles,

the camera with them. As Irving said, "If you are not safe in

Exmouth Market with loads of people around and CCTV everywhere, where are you safe?"

The truth is you're not 100% safe anywhere.

6. Good Samaritan A good samaritan here to save the day.

When a man lost his footing and fell from the platform in a metro station, the crowd

on the opposite platform sprang into action, attempting to wave down and alert the oncoming

train. But no one sprang into action more so than this good samaritan, who literally

sprang down onto the tracks to move the man out of harm's way.

The hero can be seen hopping down and stepping over to the opposite track, appearing rather

nonchalant about the whole ordeal, considering the circumstances. Then, as the train barrels

down on them, he pulls the man, who appears to be unconscious, to safety and lifts him

up to the crowd overhead. The hero then pulls himself off the tracks.

Although no further information regarding this clip could be found, according to Nadie

Durán who published the video in December of 2010, the incident happened in Madrid,

Spain, and the hero was a policeman. Thank this man's lucky stars for this hero

who stopped a very scary situation from happening.

5. South Minneapolis Break-In What if your smartphone could catch intruders

breaking into your home? Well, now, it can.

Joe Craddock caught a burglar breaking into his south Minneapolis home via the app, Dropcam,

and published the video to YouTube in March 2015.

When Craddock and his girlfriend were out, a burglar broke in, kicking the door down

and taking the camera. Craddock came home for his lunch break and noticed the camera

that's usually synced to his smartphone was down.

When he rolled back the footage from the app, he discovered the break in. Not only did this

person the camera, he took a Kindle, a Sonic gift card, and a laptop.

Craddock said the burglary made him feel less secure in his home, but of course he was glad

that he had this security footage, because now they might be able to catch the culprit.

4. Baby & Stroller Now, there's debate on whether or not this

event was staged. If it is staged, however reckless, the stunt is still unbelievable.

The video shows a man talking to the camera when, behind him, a woman's baby carriage

flies off the platform and onto the tracks with an oncoming train imminent. The woman

falls to her knees in panic near the edge of the platform, while this person jumps into

action, flying off the platform, lifting the stroller out to the waiting mother, and lifting

himself back onto the platform just in time, his legs missing the collision by a hair.

This is probably the closest call on this list. But, of course, a second viewing of

the footage begs the question of whether or not the thing was staged.

It seems rather convenient that this would happen right behind a man while he was filming,

and he would be ready to respond this quick in this manner. And lastly, similar to a previous

entry, there appears to be plenty of room on the opposite side of the tracks to avoid

the train. Why not just grab the stroller and move into the clearing until the train

passes? Likely, because it wouldn't look half as impressive.

3. Ice Tsunami I'm sure you've heard of a regular tsunami…but

what about his frozen cousin? Published in January of 2018, this video shows

the unbelievable destruction of an ice tsunami that swept Lake Winnipeg and Lake Superior.

Ice tsunamis happen when fierce winds push ice ashore as its melting. The ice just keeps

pushing and breaking, to the point that it can reach as high as thirty feet. While it

looks like a slow-moving endeavor, the mountain of ice can potentially damage trees and lakeside

homes, as seen in this video footage. Homeowners of a similar ice tsunami on Dauphin

Lake in Manitoba called the phenomenon "worse than a flood" and remarked on the power

of the ice, saying it penetrates concrete, cement, and steel "like it's just a toothpick."

Nature can be a monstrous thing. In some cases, if it wasn't recorded, you wouldn't believe

what mother nature is capable of.

2. The Man At The Door Published in November, 2016 by YouTuber Mario

T, here is some crazy footage from another break-in.

The burglar first rings the doorbell a couple times to see if anyone is home. He then peers

through the window pane of the front door. He waits, rings the bell again, peers, waits,

rings the bell and peers again. Finally deciding that the home is, indeed,

empty, he starts to kick down the door. He manages to knock the door right off its hinges.

And, as it turns out, he's not alone. A team of two enters the house as an alarm

goes off. Undeterred, one of the men stands in the doorway, putting gloves on. You'd

think he could have done that before they kicked down the door. The other wanders through

the house, presumably gathering up all the valuables, while the gloved bandit attempts

to disarm the alarm by stepping on it. That's where the security footage ends.

Let's hope it served to catch these people red-handed.

1.Lauren's Stalker

Have you ever felt like you were being watched? 27-year-old Lauren Giddings had just graduated

from Mercer University's law school. Her whole life lay ahead of her. That is, until

her next-door neighbor, Stephen McDaniel, a fellow law school classmate, decided to

take it from her. We've talked about McDaniel on this channel

before. If you frequent the channel, you may recall McDaniel's reaction when giving an

interview to journalists after Giddings' disappearance. He had joined classmates and

friends in a search party for his missing classmate, while he was, in what he described

as a "dream-like delusional state,". But when he was told live on-air that they'd

found her body, McDaniel's "dream-like delusional state" bubble must have popped, as he appeared

horrified, desperate, and extremely suspicious. His strange on-air reaction prompted investigators

to look into McDaniel and their questioning later led to a confession.

But his confession wasn't the only evidence they'd gathered in the case. The night of

Giddings' passing, McDaniel had strapped a camera to a 6-foot stick with duct tape,

in order to capture footage of Lauren in her second-floor apartment. The videos, which

were recorded between 9 PM and 12:30 AM, showed the living room and front door of her home

through the blinds. The clips, which do not show Giddings, were

likely taken while she slept in her bedroom. His obsession with Giddings took a turning

point at around 4:30 AM on the night of June 26th, 2011, when, wearing a mask and gloves,

McDaniel broke into Giddings' apartment while she slept, using a master key. As Giddings

fought for her life, McDaniel took her life, to which he pleaded guilty in 2014.

Cute or Costly? Furry or Frustrating? How

would you describe Utah's Prairie Dog? Hello

again and Welcome to The County Seat, I'm

your host Chad Booth. It has been a few years

since we have dedicated a half hour to the

Cynomys parvidens, (the official name of the

prairie dog specific to central and southwestern

Utah). Prairie Dogs are a member of the

squirrel family and are only found in North

America. Of the five species of dogs, only the

Utah

and Mexican Prairie Dogs are threatened. So

why take the time to talk about these

burrowing rodents again? It has more to do

with the WAY that they are now managed here

in

Utah, especially in areas of Iron County. So we

begin today with the basics covering two

questions: Who benefits from the plan

changes, and how complicated is it? Here's Ria

with

that report.

For residents in Southern Utah, The Utah Prairie

Dog is either a cute little animal that you find

burrowing out by the hiking trails, or pesky little

varmints wreaking havoc on your private land.

For the land owners with a Prairie Dog

infestation it has been a constant struggle on

what to do about this type of ground squirrel

that seems to populate the land like rabbits.

In the nineteen seventies, as Southern Utah was

growing and expanding onto Prairie Dog

habitat, the Prairie Dog population dwindled

down to around 2000. So the Utah Prairie Dog

was put on the federally endangered species

list, due to the fact that this particular species is

only located in Southern Utah.

Once put on the list, efforts were put in place to

regrow the population. At that time, it became

illegal to kill, trap or move Prairie Dogs, even if

they lived on private land. According to recent

studies the population has grown to 21,000

animals roaming free on public lands, yet there

has been an ongoing battle in the court system

on what to do about the ones populating the

private lands.

Rules and Regulations have changed over the

years regarding the trapping and relocating of

prairie dogs. In fact, one lawsuit almost made it

to the U.S. Supreme Court. However,

regardless of court cases, a new plan now

benefits both the dogs and the private land

owners. Previously, only a certain number of

dogs could be trapped and relocated, or in

some cases not allowed to be moved at all due

to restrictions on colony size and individual dog

size, this would leave some behind to

repopulate. Remember, they are like rabbits!

The new plan allows ALL the Prairie Dogs in an

infested area on private land to be trapped and

moved to newly established, protected land

tracts where they can grow and flourish. It is a

win/win situation that allows the Prairie dogs to

roam free while allowing private land owners to

do as they see fit.

When we come back, Chad will weigh in on this

new plan with the panel, and see how it's

affecting the counties in Southern Utah. For

Welcome back to The County Seat we are

talking today about the prairie dogs and the

updated recovery plan or a management plan

that has been in place since the spring so far we

have looked at the basis of how it works later in

the show we will see how it's working on the

ground. Right now we are going to talk about

policy and joining us for that conversation is

Laura Ronan who is the deputy field supervisor

for the US fish and wildlife service and Chris

Kelleher who is recovery program director for

the division of natural resources here in the

state of Utah thank you both for joining us. Do

you guys work a lot on this together?

We have for the past several years.

You have each other cell phones and meet for

lunch a lot. What has changed in the prairie

dog management plan from say early this spring

how is it different now than it was just before

the plan was implemented?

In a nutshell the previous what we call a habitat

conversation plan in Iron county which provided

the process for the developers to get clearances

for prairie dogs on property. That plan was

done in 1998 and over time we found problems

with it some difficulties that the county had

implementing it and then there was an interim

statement plan a couple years that tried to

address some of those concerns that the

communities had and so in this new general

conversation plan we had to combine

components that worked from the old habitat

conversation plan and the state plan to try to

provide a plan into the future that actually

worked for people and prairie dogs.

So if the US Fish and wildlife service plan

supersedes other plans how does the state plan

get in there to work?

Well the state plan was an interim plan based

on a court decision that allowed the state to

have management authority on non-federal

lands for prairie dog. That decision was

overturned but in the interim we did have an

estate plan that was put together with local

elected officials and local municipalities and it

functioned well enough that when this new

plan was put together when the decision was

overturned and the federal government

management authority back the new plan

recognized the value in what the state had been

doing and a lot of those activities were

incorporated in this new plan an another thing

that was incorporated into it is in order to keep

costs down for local land owners and

developers the fish and wildlife service allowed

us to credit funding that is going from the state

to recovery Utah prairie dogs to offset the costs

of some of those impacts.

So I have got a piece of private land and I am

getting ready to build and the prairie dogs beat

me to it and they build their first. What were

my options last year to be able to proceed on

building what were my options to get the land

clear?

So under last year being under the state plan

there was no mitigation requirement for that

property owner so the property owner would

just need to report the loss of dogs and habitat

to the state just for tracking purposes and then

they could build. When the court returned

authority back to fish and wildlife service we

have of course other regulations where we have

to be able to show mitigation and so there is

now a process in place where a land owner

works through either the county or through us

directly to implement that mitigation and then

they can clear. Mitigation is really just payment

of a fee which then those fees are used to offset

impacts by developing new prairie dog habitats

on federal lands.

How do they actually get the dogs off the

property? Do they just give them an eviction

notice or they just start digging and they run.

We wish it was that easy.

We have got some really good staff in Cedar

City working on prairie dog ion the Utah division

of wildlife resources and they go into those

areas they will get into those areas and trap

when someone applies for those permits, they

trap as many dogs as they can off of those areas

and then move them to these newly developed

translocation sites that Laura referred to on

federal lands.

I should say the BLM and the forest service are

part of this whole process in helping us to

create some of these new translocation sites

and implement plague management for the

species because that really helps to get them

established.

So I think I want to step back a bit and look at

this and I have one side question first. I live on a

piece of property I do not have property dogs

and they take up residence in my yard now

what do I do.

We have a separate, it's called a 4D rule for

prairie dogs and if dogs are creating what we

call a health and safety issue which we would

include prairie dogs in a yard they can be

translocated away from that property and the

state is doing those locations.

That is just all done by trapping?

Yes.

You want to take advantage of those dogs and

get them to areas that are protected for prairie

dog receiver and them county towards that

recovery that we are trying to achieve.

On a broader issue of how we determine that

species are endangered I know it usually starts

with a petition a lawsuit from a group or a

challenge something like that and you all have

to jump into gear and jump through a bunch of

hoops to determine if it is or it is not, how do

you calculate numbers to determine that a

species is endangered?

So there is several different things that you are

looking at its not only numbers you could

theoretically have a species that has a very

small population that has no threats to that

population and so they would not need to be an

endangered species or threatened species so

it's really about what the threats are so when

the prairie dog was listed and when we

developed a recovery plan the most current one

being in 2012 the primary threats right now to

the species are ongoing development on private

lands and plague so we are trying to work with

those two impacts to get the species now to

recovery.

Do you calculate populations differently I have

heard that when you are calculating numbers to

determine if they need protection or not you

can only count them on federal lands the

numbers on private lands to do not count. How

does that work.

So all the prairie dogs are counted regardless of

where they are because we want to establish

the trend of the population. Fore recovery

purposes because the development is one of

the primary threats we in quotes count the

ones on federal or other protected lands to a

recovery. But all prairie dogs are counted and

we are working with the state now on a

population viability analysis to see where those

really fit in. so the rumors that I hear that say

species may not actually be endangered

because they only count the critters on public

land the numbers look like they are more

endangered so they become listed even though

there are like 6 million of them living in farmer

jones hay field.

Our local division of wildlife folks are working

very closely with municipalities and the

counties in that area and everybody in this

partnership is really looking towards recovery

and delisting them and what we need to do to

get to that point and one of the big things is if

we could count those prairie dogs on private

land that then that would add to our tally and

help us get towards recovery and one way to do

that is to put into some regulatory mechanisms

that would protect dogs in areas where people

are not as interested in developing.

Even if it's private if we had those dogs

protected to the extent that the fish and

wildlife service agrees that then we can start

counting some of those dogs towards recovery.

This may be an unfair question for either or

both of you how many species prevalent

species are listed as endangered in the state of

Utah?

43 give or take. A lot of them are plant species

and half are plants.

I would say I did not expect it to be quite that

high.

Compared to other states it relatively low we

have done a good job in Utah at preventing new

listings just by active conservation efforts that

are ongoing and funded with state funding

matched with some of the federal dollars that

come in.

Do any of your conservation efforts that are

implemented in a state level actually spill over

onto federal land?

Absolutely. I have a predominance of federal

land and we work very closely with the land

management agencies BLM and the forest

service to conserve our native species and help

prevent them from coming to the point where

they need to be listed.

Until they become a threatened or endangered

species usually it's the state division of wildlife .

. .

The state has the mandate and the division of

wildlife to protect all those protected species.

So until they are listed your division is basically

in the driver's seat as far as management of the

species?

Right and then when something gets recovered

and is delisted the division of wildlife takes over

management authority again.

I would say even with a listed species we rely

very heavily on collaboration with the state to

then get those species to recovery.

Right so do they ever get delisted?

We are working on delisting several species at

this time we got a proposed rule to delist a

plant species desert milk fetch occurs down by

Thistle down where it got flooded. But we are

working on down listing June sucker from

endangered threatened and there is a number

of other species we have also got into the works

and we are eyeballing Utah prairie dog for

delisting in the near future just got to get all of

our ducks in a row and . . .

Our dogs. . .

Our dogs in order.

What was the last species that was delisted?

This would be good for people to know.

I would say the McGuire Daisy is that correct, in

Utah at least, but like Chris said there is a real

effort now working together to work on some

other species.

we have spent our time talking about prairie

dog PLANS and PROJECTIONS. It is time to meet

the PLAYES in this drama, PERSONALLY. The

PEOPLE of Iron County and the Utah PRAIRE

Dog.

Just a couple of years ago we had most of these

lots that you see are all built on now were

vacant and prairie dogs just consumed the

whole area here, the plan we have now the

general conservation plan has been really good

in terms of being able to allow property owners

to clear and develop their property

Its going to be a lot easier for a developer to

develop this property now that we are under

this general conservation plan because under

the previous habitat conservation plan, take

was limited to the amount of animals on a

property, and as you can see we have at least

over 30 prairie dogs on these two properties

right now and that would have been a limiting

factor for somebody to get a permit they likely

wouldn't be able to because take was limited

under this new general conservation plan take

is on the amount of habitat it doesn't matter

how many prairie dogs and we will try and get

in and trap and relocate in the summer

So our trapping season just began yesterday it

goes from July to August if we do fair weather

in September we will be trapping through the

end of September. Currently we have about 28

trapping requests so we are just going to rotate

around the valley and up to Panguitch and up to

Wayne county as well and try trap and get some

more prairie dogs out on public protected

lands.

So what we do when we get to a site is we will

usually assess the area and look where prairie

dogs are active

We have had prairie dogs come over to our

property here they are starting to come in more

often sometimes you see about 10 of them over

here

We will just set up a bunch of traps and use

cardboard and peanut butter and oats as bait.

And then we will just stick the cardboard behind

this metal plate here, and when the prairie dog

walks in they step on this, that's what closes the

gate and traps them

They are not scared of you they have changed

their habitat, they run up into here, and you can

get within probably 3 to 5 feet of them but they

are not scared of you, sometimes you see about

15 up here, 10 to 15 of them, depends on the

Day

And you want to set it back a good foot and half

two feet away from the entrance of the hole

this gives them kind of time to come out and

investigate the trap and then they will smell the

peanut butter and that will lure them in there

once we see that we caught any number of

prairie dogs like we have here then we pretty

much come out here an pick them up and take

them back to the truck and put them In the

shade

We appreciate the DNR coming out to help us

out this year, to know what to do, because we

had no clue what to do, we know that they are

protected and we can't do anything, but they

are causing great harm to our business here

Under the new plan we are able to trap and

translocate more prairie dogs its beneficial to all

the counties and the range of the prairie dogs

that have issues or conflicts of prairie dogs it

helps aid in allowing development projects to

happen more flexibility for the state to trap in

different types of situations and just over all

beneficial to the prairie dogs as well.

While most of the controversy over the prairie

dog and its survival has been between humans

wanting to build homes in the same places as

prairie dogs want to build theirs, in reality, the

threat raised by human habitat development is

only one of several threats to the species as

outlined by the U.S. Fish and Wildlife. Others

include: disease, predation, declining forage,

mining and grazing. Efforts are being taken on

all of these fronts to get the prairie dog off the

endangered list. I'll be back with some final

thoughts on The County Seat in just a minute.

Welcome back to The County Seat. As well

intentioned as the Endangered Species Act

might

have been, it has fallen far short of being the

panacea to address the issues of us humans

inhabiting the planet with all the animals and

that is the subject of my two cents worth. You

know, It may well be that the way I just

constructed that last statement is the root of

the

problem. You see, If you look back upon all the

listings of species under the ESA, man-made

impacts has been the main object of public

debate regarding recovery plans. Examples that

come to mind are the Northwestern Spotted

Owl, The Utah Prairie Dog and the Greater Sage

Grouse. We have been the scapegoat on all of

them. It is a convenient picture to paint to

raise funds and support for advocacy groups.

Yet upon close examination, all three of these

species have actually seen substantial numbers

lost to other factors namely disease and

predation. When timber harvests dropped in

the Pacific northwest the spotted owl still

struggled because the Bard Owl was still

feasting upon the eggs. Crows have a major

impact

on Sage Grouse and so on. The good news is

that with each recovery plan we learn more

about the holistic environment in which these

species exist and are starting to do more in

other areas rather than focusing all the

attention on the human / wildlife interface.

That is in

my mind a good thing, as is evidence by the fact

that several species from the American Red

Alligator to the Bald Eagle have been delisted.

Let's keep our eyes and minds open as we

move forward on saving our wilder traveling

companions on this planet. That's my two cents

5 Tips for Winning a "Bidding War" on a House - Duration: 7:43.

Hi everyone. This is your Tampa Bay realtor Lance Mohr and in this video

I'm going to give you 5 tips to win in a bidding war on a home. So whether

you want to call one a bitty more multiple offer situation it doesn't make

any difference it's all the same so tip number one is to write a clean contract

if you don't need certain things in the contract don't put them in let me give

you an example let's say in the MLS that says they're offering the refrigerator

washer and dryer of course it's okay to put refrigerator washer and dryer per

the MLS but if they're not offering it I wouldn't put that in because they're

telling you they don't want to give it to you the second thing is if you don't

need closing cost and you just want closing cost I probably wouldn't put

that in either now you could have your agent explain everything to the other

agent but a lot of things just muddy up the contract if you start putting too

many layers a lot of other things are saying home warranties or putting you

did you get to pick the title company which isn't normal that a buyer does

take the title company so just make sure your agent right to clean contracting

keeps everything simple for the other side tip number two is to have your

realtor present the offer actually pick up the phone and call the agent and

present the offer a lot of times I get agents and what they'll do is they'll

just send me offer via email I don't get a phone call I don't get a text so if

you see a home you really like your Riveter should always be calling the

listing agent and say hey I have a buyer that's interested in the property do you

have any offers on the table and if they don't then great but if they do you need

to know this because you want to put your best foot forward and the reason is

you might have someone that just sees the offer they want and just grabs it

immediately so your agent needs to pick up the phone and make

munication with the other side and let them know that you're ready will an

enable buyer that likes their home tip number three and I know this sounds a

little funny but you need to do this because it actually works and that's

write a letter to the seller write a handwritten letter you can type

it I would go handwritten if they could read your writing

telling the seller how nice their home is how much you like their own how much

you can't wait to get in their home and move in and meet the neighbors it makes

people feel really good people like to talk about their kids people like to

talk about their home so make them feel good in write a letter again I know this

sounds silly but I've had my buyers do this before and the sellers have loved

it I've been on the listing side and I've

seen buyers who have done this on that side of it and I give it to the sellers

and the sellers love it so do it it's certainly not going to hurt take about

five ten minutes of your time to send the letter to your realtor have your

realtor presented with the offer tip number four is if you're getting a loan

have your lender call the listing agent call the reorder on the other side

whenever I'm in a multiple bid situation I got to tell you I am really really

really competitive I hate I mean I absolutely hate for my buyers to lose

the home I don't want to work with them a buyer for a week or a month or even a

day and they find whom they like and they can't get it so I pull out

everything and one thing I do is I have my lender Jeff pick up the phone he

called the other agent because there's a lot of buyers out there and they're just

getting pre-approvals over the internet and at the end of the

day it's really important to be able to talk to a lender on the listing site I

always call the loan officers for the buyer I want to see where they are so

have your lender call the listing agent tell them how qualified you are and how

great you are and you're what or to buying the home it's gonna go a

long way because it's very important that you're qualified for the loan

because if for some reason the whole deal blows up it's going to put egg on

the listing agents face so have your lender call them up it's great I always

do this on every one tip number five at an escalation clause now some states I

hear don't don't allow escalation clauses so ask your Realtor if the state

you're in allows an escalation clause if they say what's that all right I have to

admit you have a problem is they don't know but this is like the Holy Grail if

you're planning on winning a bid anymore because let's just use the number say

three hundred and fifty thousand so you're a three hundred and fifty

thousand and you would go as high as say three seventy-five but you don't want to

go as high as three seventy-five because what happens if you want for 375 and

someone else only offered 360 move that's a big problem so an escalation

Clause is a way you could have your cake and eat it too what it is it's a clause

it's very carefully written into the contract that will escalate the price so

you'll start off at say 350 you'll have a maximum of 375 and it will escalate

the price of the home with every offer and then you just ask for ask for proof

in writing at the end now there are some agents that will get very confused and

so know what this is I have ran across it but it's very rare because most

agents even if they don't know what it is they don't want to admit what it is

so when your real estate agents when your real estate agent puts this

escalation clause into the contract they always want to explain it to the other

agent so the other agent fully knows and understands how it works again I hear

they're states that don't allow this Florida does so make

sure you talk to your agent because it's a great way I mean again if you go in at

350 and your maximum is three hundred and seventy five thousand and let's say

someone the highest offer is three sixty you might be paying 361 or 362 or just

depending on how it's written up so that's a heck of a lot better than
