Victoria BC May 2017 Real Estate Report - Duration: 3:14.

Hey there Tony Joe from RE/MAX Camosun in Victoria British Columbia here to

give you your monthly sales stats report for the month of May 2017. I'm actually

not even in Victoria right now- I'm in Nanaimo and this is Vancouver Island

Real Estate Board and behind me here are a whole bunch of excited new

licensees: They are like an hour away from getting there "go ahead".... so

they're there an hour away from getting their real estate license they've just

spent two weeks online with myself and another instructor going through things

like ethics, agency- very important things as far as being a real estate agent

is concerned we're so excited for them they've just spent two days I have the

privilege of being the last instructor for them until they get their license

and they're going to be out on the streets across Vancouver Island actually

some on the Lower Mainland here as well too. Anyways I'm here to give you the

stats for the month. We finished off May with a 1006 sales versus

1289 this time last year so you'll notice we're down 22% from

last year. A lot of people will be scared because

they're going to say "oh my goodness sales are down right now!" Is that true??

Well, let's not forget we're comparing it to a really busy year last year if

anything this is coming back to normal again things that you should look at

though is our new inventory was 1451 for the month

That, for the first time a long time, is more than a year before which was

1423 but most importantly our inventory right now:

1896 listings total versus 2406.

It's still low right now but when you compare to the last two months inventory

levels are starting to creep up here. So what does that mean? Well, I think perhaps

the days of no inventory, multiple offers, bidding wars may soon start tapering off

we know it because we saw it just last week in Gordon Head. At a time when there

was only one property for sale, all of a sudden the next day there were 16

so agents didn't get the multiple offers or bidding wars that they expected.

Maybe not the results that the sellers were hoping for potentially an opportunity

for people who are thinking of buying right now. As far as prices are concerned,

the average sale price for a single family home in Victoria right now

it's $876,910

That's a lot, eh? Yah okay- what's Port McNeill right now??? Okay, so just to just to

let you know that's up 5.2% from last month and it's up 14.9%

from last year. So anyways what's going on? Things are

happening, so there's a shift out there in the marketplace right now perhaps it

is time for things to get back into a balanced State. It was inevitable. Is it

still a seller's market?? Definitely, we are we still seeing multiple offers-

definitely, but fewer. Anyways that's the sales a stats report for the month of May.

Lesson 7: You're Welcome - どういたしまして - Duration: 5:17.

Hi guys ,Patrick from Santa Barbara English. Today's video is how we say

You're welcome' and how we respond to 'Thank you.'

So there's a difference between 'Arigatou' and 'thank you.' Most textbooks will say

'arigato = thank you.' Mmm not really. We use them at the same time but the

meaning behind them and the feeling behind them is a little bit different so

the reaction is different okay so for example when people say 'arigato'

we usually refuse it. if he says

I would say 'no' I would say ' いいえ.' That's the most common reaction to an

arigato you can say どういたしまして but most of the time people say

We just refuse it okay? But in English

it's the opposite, we accept it. If somebody says, 'Can I borrow your pen?' 'yeah,

sure, here you go.' 'Thanks.' 'Uh-huh.' Thanks. uh-huh. So I would

say 'uh-huh' Like a 'yeah' not 'ううん' like a 'no' but uh-huh

like a 'yeah.' So why is that? Why is the reaction opposite? Why do you say 'yes' for

English, and 'no' for Japanese? The way that I explain it to my students is the

deeper meaning behind 'arigato' is more of like saying that 'I owe you' like a

so it's almost like an

apology or like you're saying this is you, and this is me, and you helped me so

I owe you. I'm now here and you're up here, I owe you . So

This person will say 'いいえ' They will drop down to say,

Now, we're not thinking of that when we say

it, but on a deeper meaning, on a deeper level, that's kind of what 'arigatou'

feels like. So when people say 'ありがとう' 'いいえ'

And the stronger their 'arigatou' the more they drop down and say:

The more you refuse it, okay? So I feel

like arigato has this

'I owe you feeling' and that's why you refuse it. Okay now in English when

somebody says 'thank you' the feeling is more like: We are the same, not this, but

more like 'we're the same.' You helped me, you did something nice for me so we are

like this, we're friends. So the other person's reaction is 'yeah'

like, of course, like you did something nice for me! Yeah. Sure. Of course.

uh-huh. Yes, that is very true, that is natural..

ありがとう。ううん。 Thanks. Uh-huh okay? Does that make sense? Let me show you some

examples of how I would naturally react to 'thank you' in English.

You can say that of course. I never say 'you are welcome.' It's

always 'Thanks/you're welcome.'

Right? So I'm saying you did something nice for me, we're the same,

we're like friends. Yeah. Anytime. Of course. Sure. You're confirming all those

things. I will always do something nice for you. It's fine. It's no problem. Like

that.

They are saying something like a Japanese, where they say like:

Then if I start to feel that they're saying 'I owe you' or something

like this, then I would refuse it. Like in Japanese. So for example we often

dismiss the thank you with something like 'Not at all.' So: Oh man thanks so much

for your help, you really helped me. Oh not at all. Thanks/yeah. Thanks/uh-huh. Oh

thanks so much man! No, not at all. So I'm refusing it, kind of like a Japanese

'arigato.' Right? Oh man thanks for coming to my birthday party!' 'Oh it was my

pleasure.' So I'm saying 'no it was my pleasure'

Like, there's no, there's no owing anybody. You don't have to thank me.

Oh man you really really helped me! I appreciate it so much! Thank you so

much! Ahh it was nothing. Oh thank you so much for

all the time! I'm happy to help. Nooo, I'm happy to help. So I refused it

and say that no, we're we're the same. Okay? So if it's a simple 'thank you' we

accept it and say 'uh-huh' and if it's a stronger 'thank you' we have

more of a reaction 'arigatou' where I say oh no no no no no no.

It's no, not at all, no worries, no problem, don't worry about it.

okay so I hope that helps. It's a little bit

different than just a simple 'arigatou =thank you.' Okay so thank

Season 4 Lexus Short Films - Call For Submission - Duration: 2:35.

The idea behind Lexus Short Films is to support

young, up and coming filmmakers

We partner them with more established, well-known filmmakers,

or people in the industry

who have that knowledge and can support them

Not only in crafting the story, but also in executing it

I started from nowhere and there's no question that I was helped along the way

This is a way of mentoring back, and

for a company like The Weinstein Company and Lexus

It's good that we put some good back into society

Let's do one more

Last year we got almost 5000 submissions for the Lexus Short Films

It's comparable to some of the larger film festivals

The range of ideas was phenomenal

We got to 4 films,

And after a successful tour on the film festivals circuit

where the films won many awards

We're now ready to release them online, but also in other distribution channels as well

We've always profited by signing young filmmakers like Quentin Tarantino,

young Steven Soderbergh, Jim Sheridan, Robert Rodriguez, Anthony Minghella

It's good to be around young filmmakers because they instill new ideas in us

Perfect, perfect

The idea for this year is called 'Transformation',

that you can create something amazing

by turning something ordinary into extraordinary

And it could be applied to anything It doesn't limit you to one particular genre, or

one particular type of idea

And cut

You don't have the feeling that you're making a short movie

You really have that feeling you're making something big

And you just learn so much about, you know, filmmaking

and that And also just the film process on a bigger scale

I've worked at a higher level than I ever have before and met

amazing people and collaborators

The support has been incredible,

and artistically it's just been a beautiful journey

that really allowed us to bring our own visions to the screen

Cut! That's a wrap

These young filmmakers from all over the world are gonna go on to have amazing careers

It's so inventive of the series, it's breathtaking

Submissions for this year's Lexus Short Films are now open

And we're really excited about that, and we're really excited to see what you guys do

Sustainability Rubbish Audit - Duration: 1:51.

I'm Vincent and my portfolio is community. I'm Sarah and I'm one of the

College Captains for 2017 and my portfolio is also community.

We're focusing on sustainability and sustainable initiatives and we hope to

make some changes to our school through the course of the year. Alright, so what

happened today? We took part in a sustainability initiative and that

involved going through our waste and categorizing it into whether it was

recyclable, a soft plastic or landfill. It was a real eye-opener. What was involved

in today and it did it meet your expectations of how much I guess we

dispose at this school. When we dumped all the rubbish onto the mat

I wasn't expecting there to be much because normally when you go to bins you

don't think about the stuff that's happening and how much we really waste.

Yeah, I think categorizing our landfill in opposed to all the recyclable

products was an eye-opener. Our school spends over $50,000 in landfill and

most of that could be going into recyclable alternatives which are much

cheaper. So, what's the next step? Educating the students about recycling

products and the environmental cost of not recycling will be very

beneficial to our school. Thanks team, nice one.

We have to start planning for being an island of ten million people

and among that, bringing in people as refugees in scale not just 200

but a much larger number than that and managing it as we do.

Effectively we want to attempt to double the size of all of the cities in population terms

outside of Dublin

to lay down their lives for that irrational idea that I have spoken of which is Love of Country.

And nationalism is based on the principle that one person is better than another.

When it is stated as either an indictment or a complaint or both that an offense is aggravated by prejudice

then, on conviction, the court shall find that the offense is aggravated by prejudice relating to race colour or ethnic origin.

The purpose of the State is to protect its people, and the first purpose then is to protect the very existence of the nation

And that is their fundamental failure. It is a failure to understand. It is the failure to grasp and in some cases

it is a malicious and malevolent intent to use the State to actually destroy the nation

But it is the nation which created the State, and not the other way around.

Not the other way around.
