Today on BCpov

We shred some berms in the snow

Hajime hit's a tree

And I follow Taro down this half-pipe

So after sending some rad jumps at Rookies Bike Park

we got back on the road

We checked out a few other small bike parks

Visited Yamabushi again

But now it was time to visit our friend Hajime

Who we had met at the DH race in Yoshimuta

Hajime invited us to meet him and his friends in Nagano

To do a couple days of riding

He was about to show us some of the best trails Japan has to offer

But anyways, let's introduce the characters to this story

First off, we have Taro Urakami

He's recovering from a broken back and this is his first ride back

Next up we have Paul

He's an Irishman who has been living in Japan for 16 years

Karasowa-san who is a local ripper

And of course my wife Yuka

Hajime's super cut dog, Hana

And of course, Hajime Imoto

The current DH champ in Japan

We all met late in the day for a quick ride before sunset

The air temperature outside was quite cold, but

That wasn't going to stop us from having some fun

It was getting pretty late in the day at this point

so we all headed to the onsen to warm up

and then we headed to Takuro-sans house

For some dinner and some drinks

He runs the local bike shop and

He joined us for the ride on the next day

We've also got Ryo

Who's a trail builder at Iwatake Bike Park in Hakuba

And we also have Yuki Kushima

Who is the previous years downhill champion in Japan

Feeling slightly hung over

we all met up the next day to do some more riding

Really big group today

So, just dropping into the first trail

Supposed to be a bit up and down, and then down

This is pretty fun

Can Real Estate Agents Flip Houses - Duration: 7:13.

So, Jerry is a strange type of agent. Because it's that of listing houses and

doing typical agent work, you're actually not just a real estate agent but you're

also an investor. And you're out there flipping deals more than probably almost

anyone out there has experience. But that is today's question is, "Can a real estate

agent flip houses?"

-Well, you know what? Let's be clear here. I am licensed but I don't operate as an

agent. I don't go out and show properties and work with clients. I strictly have my

license for flipping. So technically, the answer to that question, you can be licensed

and flip houses or nothing wrong with that? I think the real answer is, "Do you

need a license? Do you need a real estate license to flip houses?" And that's really

what we want to talk about. Some big important question. -Yeah. Which is no. You don't

need any special license. -I don't have a license and I'm flipping houses so it

better be no, right? -You do not need a license to flip houses. -But let's talk

about this because it is true that in the world of real estate, you can't have

multiple licenses. You can't get paid on a single deal. Like let's say, I was a

loan officer and a title agent and I was a real estate agent. I couldn't do a deal

and get paid on all of those. I'm restricted to only getting paid on one

license at a time. Now, when you flip a deal, you could... If

you're the realtor and you're buying a property, there's an advantage. The

advantage is that 3 percent doesn't have to you know, you can negotiate yourself a

better deal because you're representing yourself. You have to pay that. The seller

doesn't have to pay it so you can negotiate it now, right? -Yes. -And it's a

benefit. -Yeah. So there's a benefit. You could ask for a slightly better deal. You

know, if the if the agent was going to earn 8,000 on the deal, you could ask for even

$8,000 less. And you know what? There's a lot of deals out there that'll make

the difference between, "I'm not going to do it because it's not enough of a margin

or I am going to do it because the margin is enough." And so being a realtor can

help however. Being a realtor can require... The licensing can take a couple of

months or hundred hours of education and and doing all of the work to get it. And

the reason why I never got mine is because in that hundred hours, I could do

several deals and make a lot of money. -But the bottom line is, I mean, so many

people think, "I want to get into flipping or I want to get into real estate. Oh, I

must need to be licensed." -That is false. I just want to be like... It's amazing how

many people... That they actually think that and that they're exclusively... -Being

an investor and being in an agent are two to two different totally exclusively

different things. And I want to tell you that Jerry is using his Realtors

license in a different way compared to how most use it. Being a realtor is

having a day job in the business of real estate. -Oh, yeah.

An investor is actually owning assets that can create the real dream. So, one is a job

and one creates financial freedom. -Not only a job. But think about a real estate agents life and... No

offense if anybody that's listening if you're an agent. I'm licensed I can say

this. But it's not a good life. You show houses in the evenings, on the

weekends, on holidays, when everybody's not working is when they're working. -Yeah.

-That's not my ideal lifestyle. -Yeah. And so now, you can't pair them up.

You can use them in a variety of different ways. But listen, if you want to

get in the game of flipping, you don't have to be a realtor. If you're thinking,

"Well, would it help me if I had it?" Yeah. Does that mean that you should wait to

have that? I wouldn't. -No. -I would get going. You know, if anything, go rock out three,

four or five deals. Make a pile of money and be better educated on the game to

decide if you want to actually pursue that license. Now, there is a simple way

for you to get in the game of real estate without being licensed and to

make some quick money. And the fastest way is doing what's called wholesaling.

That's basically where you go online, access really good deals, get them into

contract. And then sell them to an investor for a profit. And you could use

the local MLS for doing that, you could use Jerry's free software. You go to the

link in the description and basically he'll give you access. Basically get good

deals under contract and sell them to investors and get paid. -And let's be

clear. It's not selling the house, it's selling the contract. Which is what's so

cool about wholesaling. You know what's really cool? Jerry, I always found that

real estate investing... To me I always felt like I was like a pirate. Not

like the real pillaging kind but like the pirate that's like hunting for his

pirate treasure. Like there's this buried treasure out

there and I've got my map. And you know, the reason why I shoot these videos is

because all of these videos are part of a map. And when you follow the map, it

leads to the buried treasure. -Gold. -And when I do a deal, you know, on

most of my deals, I expect to make between 50,000 and $100,000. On a three

to seven year hold. And that's an entry-level home priced between

100 and 200 thousand dollars. And so, if I can do that, I feel like I

found buried treasure. What Jerry does, he says, "Well Kris, if you find that

buried treasure and you get a signed contract with the seller saying, hey you

can buy this house with all the buried treasure in it." Jerry says, "Well Kris, you

could keep that for 3 to 7 years and make 50 to 100 grand." But I could palm

that paper off right now to some I'll make a quick 5. And for someone that

needs money now, making a quick 5 or 10 grand just for finding a deal, that's a

perfect lifestyle for someone. -It can solve a lot of problems, you know.

Nothing's better than having some money in the bank account if you've got

immediate needs. -Yeah. So, the cool thing is you know, I'm really glad that

Jerry decided to fly out here and take the time to shoot some of these videos. I

hope you guys would give them a big thumbs up or or just learn more about

or know someone else that wants to put some money in. And you can do the deal

yourself and turn a crazy wild profit. And go for it. I want you to go for it. So,

I'll tell you when I did my first deal Jerry. And I remember what it felt like

when I deposited 50 grand in an account. Dude that was that was so much more than

I made in a year yeah. And when I put that in the bank account,

I felt legit, I felt real and I thought oh my gosh I'm going to do this a thousand

more times. -And nothing beats that feeling. -No, it's amazing. So, if you do

I'm Nastia Liukin, Olympic gold medalist in gymnastics

and now I'm also a co-founder of a tech platform.

Both my parents were gymnasts. So growing up I just spent so much time in the gym

because my dad was actually still training and competing

up until I was about three or four years old and so that's really how

I fell in love with the sport and just developed such a huge passion for it.

As I kind of progress through the levels I think you know our

dreams kind of became bigger to you know make the national team and then make a

world championship team become a world champion and then an Olympian.

Leaving Beijing with five Olympic medals. I won the all-around Gold.

It was way beyond like anything I would have truly expected.

So after the Beijing Olympics

for gymnastics especially as a female I was kind of getting older I guess and I

knew though that I was going to be in London the 2012 olympics one way or the

other I don't want to be thinking what if.

I had a torn labrum and rotator cuff in my shoulder and it was leading up to the

Olympic Trials where you know it was obviously too late in the game to get

any kind of operation it's painful but it's tolerable and so I I kind of went

through it and got to the Olympic Trials and on my very best event, the uneven bars

I came crashing down face-first literally on my face

what my parents always told me was no matter what you have to finish what

you've started

I knew at that point that I wasn't going to make that Olympic team but I wanted

to finish on my own terms and so got back up I finished my routine landed on

my feet on my dismount and for the very first time in my life and career I had a

standing ovation for the worst routine of my entire life and career and I

remember being confused.

I always felt like people weren't going to love or

support me unless I was the best unless I won a gold medal or finished in first

place and in the moment that I had there in San Jose at those Olympic Trials just

made me realize that life isn't about being the best or winning a gold medal

or having the highest salary or having the best job position it truly is about

finding something that you love to do finding something that you're passionate

about it's about the journey and it's not necessarily always about the outcome

and so I feel like that kind of became the defining moment of my career being

able to you know rebound from a moment that I thought was you know

career-ending and devastating and embarrassing and in all of those

emotions and feelings that I was feeling yet when I got back up and I finished in

20,000 people were on their feet and millions cheering back at home it was a

moment that even somewhat tops the moment that I had in Beijing when I won

that gold medal it was the hardest transition of my life when that chapter

of my life came to a close because I remember moving to New York City and

starting school at NYU and I had no idea who I was because you know six at find

me my entire life you know I'm forever

grateful and proud of the moment that I had in Beijing when I did win a gold

medal but I never wanted that to be the thing that defined me as a person for

the rest of my life and so it wasn't easy to kind of step away from that but

I feel like it's been the greatest thing that I've been able to do because I

don't want to look back on my life you know I'm 40 50 60 years old and thinks

that while it was amazing you know the only thing I was able to accomplish and

the proudest thing was when I was 18 I want to do I want to do more I want to

achieve greater and even bigger things

A Brief History of Modern Hebrew - Duration: 4:51.

Hebrew spoken today in Israel is not the same as the Hebrew of the Bible biblical

Hebrews related grammatically to Arabic and other Semitic languages while modern

Hebrew is a spoken language that dramatically transformed in the last few

hundred years is pronounced very differently than Biblical Hebrew

probably was and then there's liturgical Hebrew used

in Jewish prayers its scholarly and rabbinic and dates from the Middle Ages

all are written in Hebrew script which uses letters for consonants but mainly

leaves out vowels that said prayer books and Hebrew learning textbooks have dots

added that mark the vowels these were invented in the medieval period by a

group called the mazarites modern hebrew spoken in israel is quite distinct from

its predecessors and emerged out of a movement in eastern europe in the mid to

late 1800s men with traditional Jewish education z' were moving to larger

cities where they aspired to write modern secular fiction in Hebrew this

was a way to express the idea that Jews could connect to a collective national

identity rooted in the distant past while still participating in the culture

of modern Europe where literature was so important in writing modern Hebrew

literature they realized they had to find words for concepts that didn't

exist in the Bible or rabbinic tradition so they found biblical words with

word hush Moll to mean some kind of supernatural divine bright or shiny

power modern Hebrew writers adopted it as the word for electricity once Hebrew

became a spoken language it grew rapidly Zionist movement like other national

movements at that time believed that only by speaking a unified national

language could a group be a true nation and in some Zionist leaders views the

correct national language was not the language Jews spoke at home for

generations now Yiddish not Ladino it was Hebrew the language of a more

Palestinian Arabs and Middle Eastern Jews Hebrew also has borrowed a lot of

Arabic terms sometimes official promoters of Hebrew pushback they

published newspaper columns trying to correct common errors or offer Hebrew

words for foreign ones but many of these incorrect usages became part of the

language Jewish communities around the world developed different pronunciations

for instance the letter ion is treated like an Aleph by many native speakers

and left silent but it shows up in Mizrahi accents as a guttural sound more

like Arabic Ashkenazi Jews have a different pronunciation than Safari Jews

Like crosswords puzzles or sudoku, knitting is also great for exercising your brian.

Researchers at the Mayo Clinic have found that knitting and similar crafts can reduce

the risk of developing Alzheimer's by 50%.

And a 2014 study showed that learning to quilt helped older adults with memory function.

Knitting is calming.

Not only to the mind.

But also to the body.

Harvard Medical School's Mind and Body Institute found that knitting can lower your heart rate.
