Today we will collect a table lamp like violet flower
In the first part of the master class I will show how to collect flowers.
In the future I will show how to collect the leaves and how to bring the light
We will need: 1) zephyr craft foam; 2) 2 floristic wires for the mids of 0.6 mm 3) 1 wire 1.2 mm or 2 mm; 4) scissors; 5) a piece of foam rubber;
6) green tape; 7) dry pastel pink; 8) lemon yellow color (can be replaced with acrylic paint); 9) a piece of paper; 10) polystyrene ball 2.5 cm in diameter; 11) screwdriver; 12) flock
We will need to insert a screwdriver into the ball and get this kind of construction
It will be an improvised boulevard. If you have bulbs for creating fabric colors, then it can not be made
Flock we need for the leaves and for the middles
I like the middle, covered with flock. I took this kit and use it constantly
Flock is very light, so do not order it in large volumes
If you go to large volumes, then you can take such a package. Here 300 g
This is a huge package, they can cover the growth flowers. So if you take in this amount, then give preference to popular colors (green or white, for example)
For each flower, we need 6 small petals from craft foam and 5 large
We will cut out small petals from squares of 3.5 cm
Large will be cut out of squares 4.5 cm
Cut with scissors droplets of 2 petals
Trim on one side, turn over and cut
Here is a small petal
Do not worry if it is asymmetric. The edges of the petals will be corrugated, so this will not be noticeable
It is more convenient for me to cut than cut in a circle
And in this case you can not use templates
Heat the petals. You can do this on an iron, or you can over an electric stove
On a piece of foam rubber I laid the cloth. And here is our improvised bulb

Thus we prepare all the petals
I will have 8 flowers. 5 of them will glow, and 3 will not

That's what we got. So we process large and small petals
Fast heating and stretching
You can prepare more petals. Since the first time this treatment may not work for you
Tinting will be the same for all petals - both large and small
Slightly moisten a piece of foam and apply a pink pastel
Toning the bottom from the inside
Big and small
We take a dry pastel or acrylic paint of light green or lemon yellow color
Spread on the sponge
Put the petal on the finger, as I do
Toning
And on the reverse side
Treat large petals similarly
So we make all the petals

Underappreciated Netflix Gems You Have to Watch Right Now - Duration: 4:53.
We can only imagine just how long it would take to plow through all of Netflix's many
movies, documentaries, and TV shows; months, maybe, or even years.
With so many titles available to subscribers, it can be easy to get a little overwhelmed
by everything the streaming service has to offer.
Luckily, we've compiled this list of a few of Netflix's finest hidden gems: the perfect
go-tos next time you find yourself at a loss for what to watch.
Beyond Skyline
B-movies usually tend to get a fairly bad rap, thanks to their lower-than-average budgets,
questionable performances, and poor scripts, and, let's be honest, Beyond Skyline fits
snugly into pretty much all of those categories.
The basic plot is this: Aliens invade Earth using a bunch of high-tech blue lights which
turn people into zombies, allowing said aliens to harvest their brains.
Enter Frank Grillo as Mark, an alcoholic cop whose principal method for dealing with the
aliens can be largely summed up as: 'punching them until they go away'.
So, yes, it sounds like your typical B-movie dud, but Beyond Skyline is clearly a labor
of love.
The movie's attention to detail betrays a passion on the part of the filmmakers that
you'd struggle to even find in many of today's big-budget blockbusters.
Also, it's a lot of fun.
If you've got a soft spot for genre movies, you'll have a blast.
The Boy
On the surface, The Boy appears to be your average, run-of-the-mill horror movie: it's
about a young American nanny who takes a job caring for the son of an elderly couple in
the English countryside.
She thinks they're playing a joke when she discovers that their son is actually a porcelain
doll named Brahms, but soon begins to suspect that there's more to the doll than meets the
eye.
Underneath that pretty thin premise, however, is a movie which is totally willing to embrace
its own silliness.
It manages to spend just enough time poking fun at itself to remain charming, all the
while delivering a satisfyingly creepy story and a solid twist ending.
The Gift
This 2015 horror-thriller, written, directed by and starring Joel Edgerton, delivers on
all fronts, making for a tense, dramatic stalker flick that's bound to keep you guessing
to the end.
Edgerton stars as Gordo, a mysterious loner who runs into an old friend from high school.
Although Gordo might seem like your typical outcast at first, his sinister intentions
slowly become clear.
Nothing groundbreaking here, then, but The Gift benefits from a cast of well-written
characters and a captivating approach to morality.
Before long, you'll find yourself questioning just who the movie's real villain really
is.
The Tiger Hunter
Equal parts cheesy and sweet, The Tiger Hunter is the story of an Indian immigrant in the
late '70s who comes to America in search of a job, only to find something even better:
a purpose.
It's a total feel-good movie from start to finish, the kind of gem best saved as an antidote
to some terrifying horror movie, a downbeat drama, or anything starring Sean Penn.
Think of it as Prozac, but with better cinematography.
It's not a movie that's going to change the world anytime soon, but you can't say
it's not lovely.
And sometimes that's enough.
Pandora
It's a story you'll probably feel like you've heard before: a nuclear reactor goes
haywire after a devastating earthquake, endangering the citizens of a small South Korean town.
As various government officials try to escape the blame, the ordinary folk do their best
to avoid the cataclysmic destruction of the reactor itself.
So far, so bland, right?
Well, stick around, because towards the end Pandora suddenly transforms into something
so beautiful and touching that you can't help but wonder if Netflix's autoplay switched
movies without you noticing.
The rest of Pandora is decent enough, but that ending is one for the ages.
The Perfect Host
David Hyde Pierce, best known for playing Niles on Frasier, here takes on a role as
a high-strung gentleman who unknowingly accepts a criminal into his home on the eve of a dinner
party.
Before long, the script is flipped, and a whole slew of secrets about both men are subsequently
revealed.
Clayne Crawford co-stars as the hapless criminal John Taylor, and both he and Pierce work hard
to turn what could have been a flat movie into a total thrill ride.
The plot is riddled with twists, each building on the other until the movie reaches a final
fever pitch.
We can't say much more without risking spoilers.
Queue it up, and let it rip.
Boys in the Trees
The events of this criminally-underrated Australian flick play out over the course of one Halloween
night, as two former friends, one popular, the other a social outcast, reunite for a
long walk home, filled with stories about their childhood and their lost friendship.
As each story is told, Boys in the Trees further embraces its macabre, fairy tale tone, reinforced
by an array of colorful visuals and anchored by the real-life social conflicts each character
faces in their day-to-day life.
First-time writer/director Nicholas Verso balances those two sides of the story perfectly,
never allowing the fantasy to cheapen the reality of the film or vice versa.
It's both stunningly visceral and chock-full of childhood wonder.
A rare gem indeed.

On September 15, HBO Pay-Per-View
will take you live to the T-Mobile Arena in Las Vegas
for the long-awaited rematch of 2017's biggest fight,
the middleweight superstar showdown
between Kazakhstan's Gennady Golovkin
and Mexico's Canelo Alvarez.
The first fight was fierce and unfulfilling.
Fierce, we're gonna show you in a full-length replay
of the fight here in just a moment.
Unfulfilling, we'll discuss after you've taken a look
at that replay. So right now,
let's go back to the T-Mobile Arena,
September of 2017 for the battle
between Golovkin, the sport's most successful pure attacker,
and Canelo Alvarez, perhaps its most feared counterpuncher.
I called the fight with Max Kellerman
and the great Roy Jones.
- Get out of the way. Ready.
[cheers and applause]
Okay. Okay, gentlemen,
trunks look good on both sides.
Now we went over the rules in the dressing room.
I wanna caution you to keep this fight clean
at all times,
protect yourself at all times,
and what I say, you must obey. Good luck.

- Everyone is expecting a violent classic.
Will Triple G and Canelo
author the latest chapter in the glorious history
of the middleweight championship of the world?
[indistinct shouting and applause]
- Many of history's greatest fighters...
[bell dings] Have worn the crown
of this division.
Both of these guys know the history of the sport.
They want to follow in that line of succession,
and here we go.
First punch of the fight is a Golovkin jab.
Remember, he lands more jabs
than any other top fighter in the sport.
crowd: [chanting] Canelo!
Golovkin stalking, but cautiously.
Canelo moving,
trying to present
a difficult target for Golovkin.
crowd: [chanting] Triple G!
- I don't remember Canelo
so purposefully...
at the perimeter of the ring
this early in the fight.
- He's letting you know right away that
he's gonna make it a boxing match.
He's not gonna stand there and slug with Triple G.
He's going to use Triple G's punches against him.
- Here Canelo testing Triple G's defenses.
- Triple G just looking to make contact right now.
Hasn't thrown the fastball yet.
He'll need to get closer to Canelo
before he's going to do that.
Canelo is using his feet to try to present
a problematic equation for Golovkin.
Now Golovkin unloading the jab, jab, jab, jab.
And finally Canelo answers with a jab of his own.
- No other fighter that we've ever seen
has commanded this type of respect
from Triple G in round 1.
- That's right. He's already paid Canelo
the highest compliment he can pay him.
- That's exactly right.
[cheers and applause]
- Little body shot from Canelo.
- You see Canelo slipping and countering to the body.
That's his bread and butter.
That's the kind of fighter he is.
This is a fastball pitcher against a fastball hitter.
Triple G wants him to stay there so he can hit him,
Canelo wants Triple G to come at him
so he can counter.
- Canelo just has to be careful
not to run into one of those big shots too early.
- Canelo looking good early in this fight.
- But Golovkin is the one who's mounting the offense
having landed 11 out of 25 punches so far.
And there's a right hand for Canelo.
Golovkin lands the jab,
misses over the top with the right hand.
Lands another jab.
[crowd exclaims] Hard right hand from Canelo
after Golovkin missed his right hand.
- And you see the upper body movement from Canelo.
Making his head a tough target.
[cheers and applause] - Crowd responding
to Canelo's thrusts,
but Golovkin blocked those punches with his arms.
- Canelo is much quicker than Golovkin already as we see.
He's the quicker man of the two without a doubt,
but Golovkin is the more powerful man
of the two without a doubt. - Though it's Canelo
who's concentrated on Golovkin's body
more than the other way around.
Golovkin has not mounted a body attack thus far.
[bell dings] - Time!
- Golovkin threw 33 punches
by CompuBox count in the first round.
Canelo threw only 23.
Golovkin landing 15 to 10 for Canelo.
Canelo landing at a high rate. So did Golovkin.
- [speaking Spanish] - Breathe. Good.
That was the first round, son, okay?
He wants to catch you with one punch
just like we know, all right?
He's showing you his two lefts and he throws that right,
that right hook. Be careful with that.
We'll catch him in there very good.
Step back and receive him with that uppercut, okay?

he's gonna counter with the uppercut,
give me a left hook right here, okay?
Okay. Deep breath.

He looked nervous on the walk in.
I'm not sure he's gotten rid of his nerves quite yet.
Canelo looked more relaxed in round 1,
but it was Golovkin who mounted the offense,
throwing and landing more punches.
And as they come out for round 2,
Golovkin goes back to working his jab.
- I didn't see Triple G land more punches.
- I did.
Look at the jab numbers.
But over time,
our perceptions will certainly diverge here and there.
crowd: [chanting] Canelo!
- If it ends in a knockout,
they'll come together pretty quickly.
- Stop, stop, stop! Let him up.
- Canelo may be the bigger of the two fighters here too.
- But yesterday, he weighed in at 160
for the very first time in his life.
Golovkin did so for...
something close to the 400th time in his life.
- Well, you mentioned it in the first round.
Triple G is showing respect
for both Canelo's power and his skills.
But see? He doesn't want to get caught
with any of those hard Canelo shots.
He's playing defense like that,
but also he respects Canelo's slipperiness,
and counterpunching ability.
- Funny thing-- - Canelo's--
- Funny thing-- - Canelo's--go ahead.
- Funny thing is, nobody been caught
with a clean headshot yet.
- Well, a fight has not yet broken out.
- Well, I'm saying, the CompuBox tell us that
one has landed so many more headshots than the other,
but nobody's truly been hit with a good headshot yet.
- No, they're all jabs.
The punches they're giving Golovkin credit for landing
are virtually all jabs.
And he is throwing the jab to the head.
But he hasn't really thrown the fastball on anything yet.
- The question is:
Can the counterpuncher make the offensive fighter
look different than he normally does?
And so far the answers yes.
This is not seek and destroy, ferocious Triple G.
- No, he's boxing with Canelo. - No, he's not.
- He's been neutralized so far.
- And Canelo backing Triple G up.
Something we never seen anybody do
to this point in time.
- Well, could pay a price for it
if Triple G turns the counterpunching tables on him,
but that's not Triple G's game.
- Not at all.
- Canelo's landed all the good body shots.
- Canelo with the definite edge
in power punches landed so far.
As Triple G continues to focus on the jab.
Has missed with most of his power shots.
Missing over the top with the right hand.

Small left hook for Golovkin.

And still you have the sense that the real fight
hasn't broken out yet.

- Good. - He's very slow.
He's very slow. He's strong,
but he's slow when he hits, eh?
You've gotta be working on it little by little.
He doesn't hit, he's got no power.
Close up your guard. Please close up your guard.
You're doing a very good fight,
but you have to fight in the middle of the ring.
In the middle of the ring is where you dominate him.
- Here you see Canelo land
a good left hook to the body right there.
Right behind the elbow of Triple G.
Kind of in the back more so than the body.
Then you see Triple G land
a beautiful straight right lead right here.
No real power on it
because Canelo went with it... [whistle blows]
But it probably one of his best punches
landed to the head so far.
- Very few punches have been thrown with full power so far.
You know, I suggested before the fight
there would be no feeling out.
[bell dings] To a certain degree,
there has been a feeling out process.
- That's what it's been so far.
- And every punch Golovkin has landed in the fight,
according to CompuBox count, is a jab.
- Triple G, to win this fight,
needs to make it look like Chavez/Rosario.
[cheers and applause] He needs to put his man's back
on the ropes and work him over,
and he has not been able to do it so far.
- Now the aggression begins to mount.
[crowd shouts and cheers]
- Good body shot by Canelo.
- Canelo's dominating Triple G to the body.
[cheers and applause]
And Triple G has scored knockouts,
vicious, one-punch knockouts to the body,
but he hasn't thrown with real bad intentions there yet.

- Yeah, the problem we see here is
Triple G is trying to fight his fight,
but Canelo's the one
who's actually fighting his fight right now.
- Triple G seems clearly thrown off
by having to worry about power punches
from a counterpuncher. - Yes, he is.
- That's the difference in Canelo
and the other counterpunchers.
He can knock you out with one shot,
and Triple G is respecting that,
perhaps too much, early on.
- Triple G is also a pressure fighter.
Sometimes it takes a couple of rounds
for those guys to get on track.
Though, not usually for him.
- Nope, not at all.
- Little left hand to the body by Canelo.
Triple G lands another jab upstairs.
- Now Triple G breathing pretty hard already, Max.
He looks a little uncomfortable right here.
- He's being outboxed. - Yes.
Something he's never had to deal with.

he didn't seem confident with it, Jim.

it's that he's made a living
by pressuring his opponents and landing power punches.

- What I'm seeing is the same thing I saw

Triple G is boxing,
but Ward was landing the bigger punches.
The punches that made him respect him.
Canelo is landing the bigger punches
that making Triple G respect him.

at a left hook there and missed it, did Triple G.
- It seems very surprising
that the game plan for Triple G
is not to hit the body early.

Perhaps fearful of getting countered upstairs.
That's why Canelo has a 14-0 lead by CompuBox count

That shows up later in the fight.

Golovkin has thrown more and landed more

Jim, you know me, I like to score fights
for guys that do more damage, that hurt you more,
and, you know, I thought that Gennady Golovkin
outboxed Canelo in the first round,
but in rounds 2 and 3,
Canelo started throwing power shots,
really good power shots,
and I thought he was hurting Gennady
with those power shots.
On the other hand, Gennady's throwing mostly jabs.
Canelo's landing in real good left hooks.
Two rounds to one, Canelo Alvarez.
- The hook upstairs is starting to be
a useful weapon for Triple G.
He's starting to see... - There's a hard left hook
to the body by Triple G. His best body punch so far.
- Problem we seeing is Canelo's
not paying these punches no attention whatsoever.
- Good body punch by Canelo.
- Canelo is totally focused right now,
and Triple G is steadily trying with that jab.
- Question coming into this fight for Triple G
is when he seemed tentative at times against Danny Jacobs.
Could he win a fight like that against Canelo?
Or did he have to really put his nose in there
and force things against Canelo to win?
He's not doing that so far.
- Hasn't really put his nose in there.
Paying a ton of respect to Canelo's power,
boxing instead of punching.
That's Triple G so far.
Landing a lot, but mostly landing jabs.
Here's a body shot.

Now Triple G is beginning
to pull out the power
and let his hands go.
- He's usually good at touching guys like this
when he has them on the ropes,
and then unloading the hard stuff.
- Hard right hand by Triple G.
Saw Canelo shake his head.
- Very comfortable on the ropes today, Canelo.
- Very comfortable. Very comfortable.
- Right hand body shot by Triple G.
Starting to throw to the body like he did not do
in the first three rounds.
Minute to go in round 4. - Triple G having
a much better round in the fourth, I think.
- And blocking Canelo's body shots with his arms.
Lands a left hook upstairs, partially blocked,
but still, he's the aggressor in this round,
Gennady Golovkin.
[crowd exclaims]
- Good right hand from Triple G.
- Yeah, it was.
Good right hand back by Canelo.
- What champions do when they get hit.
- You know it.
[crowd exclaims]
- Right and a left by Golovkin.
- Again, that little left upstairs.
- Golovkin much more comfortable now.
Stepping inside and throwing power punches.
This is what he didn't do in the first three rounds.
Gennady Golovkin appears in round 4
to have finally arrived in the building.
- That's right, Jim. Well put.
A little mouse it looks like under Canelo's left eye.
[bell dings] - Time!
[cheers and applause]
- And Golovkin relaxes his upper body and smiles
as he comes back to the corner
as if to say, "Okay, now I'm ready."
- And then I wanna see you hit him.
Bring him down, okay? Stop him, okay?
When he gets up against the ropes again.
Very good. Deep breath.
- Okay, here we go.
- [speaking Spanish]
- Be more constant with the pressure.
Be more constant with that offensive attack.
Three or four punches out. One, two, and you're out.
If you're gonna stay there in the inside
in the middle of the ring, cover up.
Block and counterpunch, all right?
Flex your waist. You slip the punch,
but throw that jab. Jab, jab, jab.
And then you flex the waist
so the right doesn't get in here.
How do you feel him? How do you feel him?
[whistle blows] No?
- In round 4, Triple G landed 18 total punches.
His high number in the fight so far.
[bell dings] Nine were jabs.
Nine were power punches.
Now we go to round 5.
- Interesting to see how Canelo responds
to that fourth round, Roy.
- Well, it's not so interesting
because he allowed Triple G to do that that round.
He backed back to the ropes himself
and stayed there on purpose.
It wasn't like Triple G forced him into that.
So it's not like he gave up a round on purpose.
He did that himself because-- I mean, by mistake.
He did that himself because he chose
to fight that way that round.
It's not like Triple G took command of that round.
- I don't know. We see that round differently.
I think Triple G
makes the ring small
when he decides to come forward
and cut off escape routes.
- Uppercut lands.
Right hand. Left hook upstairs.
Triple G's so much more confident now
than in the early going.
Canelo with a body shot to get himself off the ropes.
They're back in the center of the ring.
- Canelo is in total control right now still
of doing what he wants to do when he gets ready.
That's something we've never seen anybody do
with Triple G. That's why I say that Canelo
is giving what he wants to give.
He don't have to back back if he doesn't choose to.
He does it when he wants to. We've never seen anybody do
what they wanna do against Triple G.
They do what he make them do. - Canelo already knows
that he can take Triple G's best shot, Roy?
- Yes, he--well, he don't know that for sure
because he hasn't been hit with it.
But he feels like he's not worried about it.
If he gets caught, he gets caught.
- Triple G has so much respect
for Canelo's skill, obviously,
that he's throwing short shots upstairs
without his full power.
They're good, little short, crisp shots,
but they're not his knockout punches.
- He's fighting smart. He doing something
that we never seen anybody make him do before.
- Uppercuts inside are working for Canelo.
Triple G kind of leaning into them from time to time.
Now Golovkin goes back to the jab.
Works well for him
and he tries his own uppercut with the right hand.
- And it worked.
- Right hand lands for Canelo.
Triple G walks right through it.
Puts him back against the ropes
and lands a big right hand. - That was a big right hand.
- Canelo shakes his head. [crowd shouting and cheering]
That usually means he got hit.
- He did get hit.
- Left hook for Canelo.
Er, for Triple G, I should say.

Trying to set himself up
for a right hand upstairs against Canelo.

- When Canelo was a teenager,
fighting grown men as a young professional,
he usually had more boxing ability than them,
but when it got rough, he was always very at home.
- We never seen nobody...
come in and fight Triple G with this type of mentality...

so I don't think it had much effect on Canelo
because it hit his neck more so than it hit his jaw.

on the judges though. Canelo did a lot
of headshaking in that round,
and the more you shake your head,
the more you are saying to the judges,
"The other guy is the aggressor."
- I think in the last two rounds,
it started to resemble more of a Triple G-type of fight.

- Knocking Canelo back with a right hand,
pinning him against the ropes again.
Triple G putting himself into position to use his power.
It's a different Gennady Golovkin than we saw
in the first couple of rounds.
Now Canelo has to be different too.
And he lands a tremendous right hand shot
and a left to the body. - It affected Golovkin.
- Yes, I think that left hook hurt Golovkin.
- Body punching power is working for Canelo Alvarez.
Another left hand to the body. Tremendous shot.
- You see how physically strong Canelo is
in the middle of the ring. - He's used this minute
to turn the fight back around
with his body punching and his strength.
Golovkin knew this would be
the toughest fight of his career.
So far it's working out that way.

than people give him credit for too.
So he's boxing where he has to box.

It's a punch that Canelo isn't using all that much.
It's helping Triple G to pile up

He has a certain amount of caution on his offense,

We waited two years
for this middleweight showdown
between the two most exciting fighters,
from an offensive standpoint, in the world.

Canelo was less so, and landed the bigger shots.
But then in the middle of the fight,
Gennady Golovkin began to take over
and show these Eastern European boxing skills.
And down the stretch, for the last three rounds,
it has been rock 'em, sock 'em,
"I land one, you land one back."
Once again in this round, it's Canelo Alvarez
who's landing the power shots.
- Could these moments decide the fight?

The middle portion of the fight
unquestionably belonged to Golovkin.
And there was a moment when it appeared as though
Canelo's meter had gone down.
But he came back with a fury
in the closing three rounds of the fight.
They know each other very well.
They sparred together a few years ago.
They have become friends.
Victory for either man won't destroy the friendship.

which about five of them landed.
Then later in the round, you see Triple G coming back.

So these two guys were trading back and forth
all night long. Turned out to be
just the fight we thought it would be, Jim.
A great fight between two great middle weights.
And it's one that we'd love to see again.

This is officially a draw.

- Well, I think a draw is a highly acceptable result.
There are a lot of writers on press row, we are told,
who have scored the fight a draw.
118-110 for Canelo?
No, that did not happen.
That is fiction, unfortunately,
but at the end of the day,
a draw is a result that should be satisfying enough
for boxing fans because it means
we'll get to see it again.
- And that's exactly what we all want.
- The blowback against the draw decision
was immediate and furious.
Social media made clear the overwhelming preponderance
of fans saw Triple G as the winner.
And the absurd scorecard from Adalaide Byrd,
Ten round to two for Canelo
only exacerbated the problem.
Even Canelo's promoter, Oscar De La Hoya acknowledged
that score was fiction.
So for the integrity of the sport,
a rematch was mandatory,
and another negotiation took place,
and a deal was made for the rematch to take place May 5.
Then in February, Alvarez twice tested positive
for the banned substance clenbuterol.
And when the Nevada State Athletic Commission
issued a six month suspension, May 5 went by the boards.
Eventually, a third negotiation took place,

Especially this up and coming area,
where a lot of
buildings start to
set up.
- Yeah, this is one of the few areas
with an exceptional location
within the urban core of Miami,
that's semi-developed.
So if you are buying as an investment
or as a second home,

you won't get a better price point in our area

You can get million dollars apartments
but that's not our project.
Our project,
the prices go from $350,000 to $650,000.
Right now.

since we started construction thee years ago.
So you can get a sense of how much prices can increase
within the next three, four years.

And about the rental restriction.
I know in most of the buildings.
Most of the areas they restrict,
to do short term rentals.
So I wanted to know more about the--
- That's a really good question because
that's one of the main benefits that our building has.
When you have an apartment in our building,
you can rent it.
You can do a long-term rental,
which is the normal rental,
which is,
you can do it as low as six months.
Or you can also do short term rentals in our building.
By doing short term rentals you can maximize
the rental rate that you get,
not only double or three times,
you can maybe do four or five times as much as that.
So normally people ask me,
how much money can I get if I do a short term rental?
Well three blocks away from us,
you can probably see it in the map over here,
it's over there.
Three blocks away from us,
we have some not top of the line hotels.
We have a Hilton and a Marriott.
So mostly business hotels.
They're not high luxury
and if you check the price of a hotel over there,
it's about $300 a night.
So imagine.
- For a one studio?
- For a one studio.
For a regular hotel bedroom.
- Yes.
- So imagine, if you do short-term rentals,
weekly, bi weekly,
you're not competing with other buildings,
you're competing with that hotel.
So if that hotel can charge 300 a night,
imagine what you can charge,
for a full apartment with a full kitchen,
maybe more than one bedroom.
- You can not only double or triple your rent,
you can really charge four
or five or six times more than that.
- Yeah.
- It's a great return on your investment.
- Yes, the return on the investment is
promising and appreciation in the future.
What about HOA fee.
And I assume it includes also a lot of things
with amenities.
- The HOA fees is set.
The HOA fees are 65 cents per foot.
- Okay.
- That is included in the condominium documents
that you receive when you buy an apartment.
So it's completely safe.
You know right away how much you'll pay every month.
- Yes.
- And that includes maintenance of all the common areas
of the building.
So you don't have to worry about maintenance of the pool.
maintenance of the gyms.
Maintenance of absolutely anything.
And it includes the valet service.

- So by your month,
it includes every service that the building provides.
So with your monthly HOA fee,

you said that
you started to build
like two years ago.
- We started construction a little over three years ago.
- Okay.
- So I'm assuming now the buildings is
almost finished?
- Yeah, absolutely.
- It's going to be done end of the year of 2018?
Is that correct?
- We plan to finish construction and start closings
from now until the end of 2018.
- Okay, okay.
- So within one, two or three months,
we'll be done with construction.
We'll start closings.
- Okay.
Great so it's almost done.
So that's nice.
You almost,
what's the percentage of the sale.
- We are sold about %85 of the project.
%85, oh so it sold pretty quickly.
- Yeah, we sold a lot.
And again, since we started construction,
prices have increased by %20, %25,
so that's just us increasing prices
as we moved in sales and construction.
- Yeah.
- So you can imagine what will happen in the area
in the next three, four, five years
when it's fully developed.
And how much the appreciation
that you can get on your investment right now,
when you're building at pre-construction.
- Yeah great so,
I guess you have sold to a lot of foreigners?
- We have a really variant pool of buyers.
We have many buyers from Europe.
We have buyers from France.
We have buyers from South America.
And lately, we've had a lot of local buyers.
Because now that we can offer really good
and really attractive financing terms,
both for foreigners as well as locals
we're attracting a really interesting
pool of local buyers
that work in Brickell,
work in downtown,
and don't want to live in the suburbs.
They want to live in the city of Miami.
They want to live where the action is.
- Yes.
- So we've attracted a really nice pool
of local buyers as well.
- You touch an interesting
point.
The financing.
So in your
programs as a promoter as a
an association with a
mortgage or financing group
for foreigners.
- Yes.
- I don't know, if you can share with us
what you know about this?
- We have a preferred lenders onsite.
So whoever comes to buy an apartment here
can sit that same day,
that same moment with our financing consultant.
We'll advice him on the kind of loan that they can get
whether they are locals or foreigners.
And we have programs in place for foreign buyers,
which are really attractive.
Let me say this, which is really important.
The building is Fannie Mae approved.
So it has the seal of approval of the government.
The federal government.
As a safe building.
A building that
is sold to people that will actually live.
No buyer owns half the project.
It's a very healthy building.
It' a very,
it's a building that
is very attractive for the people that
are buying now and will also be attractive for people that
will buy from those buyers.
- Yes.
- So if you buy for investment,
you can rest assured that your future buyer
in two, three, four years,
will be able to obtain a very good loan
to buy the apartment from you.
- Yes.
- For foreigners specifically,
about the terms.
Do you know the down payments?
The percentage of the down payment minimum required?
- Well, it depends on the kind of equity
you wanna put in the deal
and the kind of loan that you can obtain.
- Yes.
- But we've had foreign buyers that are putting
as low as 20% down.
Some as lo as %15 down.
Because they can obtain a loan for the difference.
That's pretty impressive.
Because most of the time,
the financing specifically for foreigners,
it's minimum.
30%, even 50% sometimes.
Some developer or banks require 50% down payment,
but maybe with your program we can
put less down payment so that it can be more beneficial.
- Actually, the rule for foreigners in our project
is that they put down not 50% but 35%,
so 35% is sort of the rule,
and then you have people
that put even a little less
because they can obtain a better loan.
But we have lenders in place that will lend to
French nationals for instance,
65% of the purchase price.
- That's good.
I guess it's case depending on the finance side
and financial profile.
- Correct.
- Of the buyer.
About the promoter,
or the architect.
Can you share with us the experience
or the background?
- Yeah, absolutely.
Our architects are Cohen, Freedman, Encinosa.
CFE Architects,
which is one of the biggest architectural firms in Florida.
They have done projects all over the state.
All over Miami.
It's one of the most experienced firms
in the city and in the state.
And our construction,
our general construction, is stiles construction,
is a Florida based construction company,
which again is the biggest general contractor in the state
of Florida.
So we've hired, for construction and architecture,
the best of the best.
- Okay.
- In terms of interior design
we have a boutique firm from South Beach called
Urban Robot.
So all Harvard graduates.
Top of the line.
Small boutique but one of the best.
One of the most trending in the city.
So you can rest assured that in terms of
technical construction, architectural expertise,
we are absolutely covered.
- Yeah, because you know.
It's important, we pay close attention in
which
which project we want to promote
and want to make sure it's a solid
solid group behind it.

Also, for the furnishing,
for the furniture.
Maybe you have some package.
Because it's sold without the furniture right?
- Yes, the apartments are delivered without furniture

And today I am going to speak about all the Air To Air ordnance that his plane can carry
this plane can only carry 2 type of missiles the R73, and R27,
the Small ones are the R73, the other ones are the R27
The R27 have two versions, the radar guided one and the IR guided one
under teh wings the guide is IR because the head is circular, on the left of the monitor the missile is the long version and the right is the standard version
that is the R27T and R27ET (extended range)
in the center you can see the same, in the center lines is the E version, R27ER and the other ones the R27R
you already know the radar, here I am going to speak only about the weapons
this panel, will tell you what station you have selected, but there is no any type of weapon ID
in that panel is to know whan missiles you have left, and the model of weapon selected ins represented in the HUD down right
in this case is a R27 Radiric version
lets see the different armament, 273P is the the Radiric extended, r73 is the standard model
r27T is thermical standard, 273t is thee thermic extended one
with the RE model lets lock a target, the symbology as you can see
is a circle pointing where the target is
an arrow and 3 rectangles, that is the range, the arrow point the distance to the target, and the rectangles the range of the weapon in different values
all the missiles works in the same way, the first rectangle, is the range when the target is comming to you, and means the missile will hit the target if the target is almost not maneuver
the next rectangle means the range where you can shoot and the enemy can turn and run and the missile will hit the target (only if there is no a really big change of target speed)
the 3 rectangle is when the target is really close and the missile will no able to maneuver or arming the warhead to hit the target
remember the down left arrow is about the radar, the target is coming to me
if you get a target that is going away, (because the scale is automatic and the target is really close we can not see it) but in that case the first and the second rectangle will match at the same distance and you will be able to see only 2 different ranges, shoot and too close range
the Su27 have a safeward that only let the missile to be fired if all parameters are met, missile in range, firing at enemy target and if is an IR missile, the sensor have a track in a thermical signature
that NP symbol means that, in case of IR missiles if you use the IRST sensor you will be able to shoot them but not shoot the radiric ones
The real life have a better Su27, with better radar scanning cone and the AA12 missile, in DCS is a early version of the Su27
when you shoot a missile you have to think in other ideas, that left scale (DLZ) is influenced by own speed, the target speed, own altitude, target altitude... as fast you can fly and hi you can fly thee better for your missile
the opposite case, where the target is below you, the missile will lose energy because has to get altitude
always tray to get more altitude than the target and good speed, at teals 0.9 mach
there is no more about the missiles
when you have a radar failure and you can only work with the termical guide sensor of the missile, you have to pay attention to the sound, but the other missiles depends on the radar

BECAME STANDARD EQUIPMENT IN 1987.
THE ADDS SYSTEM HAS SENSORS THAT MEASURE TEMPERATURE,
HUMIDITY, ALTITUDE, WIND SPEED AND DIRECTION.
THE DATA FROM THESE SENSORS IS COLLECTED AND SENT TO THE NATIONAL HURRICANE CENTER.
OVER THE YEARS, THE HURRICANE HUNTERS HAVE HAD MANY DESIGNATIONS

IN 2007 THE STEPPED-FREQUENCY MICROWAVE RADIOMETER
WAS ADDED TO THE HURRICANE HUNTER'S ARSENAL
OF TECHNOLOGY, TO CONTINUOUSLY MEASURE SURFACE WINDS AND
RAINFALL RATES BELOW THE AIRCRAFT.

Where are we

One of my favorite cities in the world
My flight to Manchester was out of JFK. So I decided to do a little vacation with my mom before my big trip
We stayed in the Cambria hotel in Chelsea
So mom got a good understanding of what Manhattan was like. Our first stop was a West Indian Day Parade in Brooklyn
The procession always features skins feathers and sequins with flags and music that helped celebrate the heritage of Trinidad and Tobago, Haiti
Barbados with Dominican, St. Lucia Jamaica and more
As you can see it was a pretty wild time extremely loud but a lot of fun and a great way to start our trip
Next we popped over the Jane's carousel
last summer two of my good friends had their wedding pictures taken there and it's been one of my favorite spots since
Definitely a unique view between the Brooklyn and Manhattan Bridge at this point
We were pretty spent so he grabbed some food from the hotel and passed out
We kicked off the day with a super awesome boat ride to get us some sweet views of the Manhattan skyline
And a close-up look of the Statue of Liberty
After grabbing a quick lunch at PJ Clark's
We stopped by the 9/11 memorial to pay our respects then headed uptown to check out Times Square
Mom made a friend. We took some pictures
Sat on the iconic steps, and then we're off to our next location
can't spend too much time in Times Square
Next we took a quick stroll through Central Park
Central Park is on the most visited urban parks in the United States receiving around
42 million visitors and
It's been featured in over 200 films -
Last but certainly not least we had to get some pizza of course after asking some locals
We settled on a place called Bravo and to be fair. It certainly did not disappoint
