the first one i am gonna tell you is a CLASSIC!

and it´s "the humans are omnivores"

"and we need meat...

..to be healthy" DO not worry

my vegan friend! it´s a lie!

there are so many evidences that show that it's wrong! and

we are totally herbivores and one of the

biggest evidence its the one everyone can see, OUR body!

starting with the teeth! For example

the horse or the cow! see we have the same smile!

(smiling)

a big difference of animals that are omnivores or carnivores

that have a big canine teeth with many centimeters!

and if we would be carnivores we would be something like...

but no, luckily we have this beautiful smile !

addig a ton of evidencethat show that we are herbivores

and we are not a little bit similars to

omnivores animals or carnivore animals

for example our saliva , our stomach acids

that between large intestine and small intestine

in the humans are about 7 meters (and herbivores too)

and only 3.5 metters on carnivores and a little bit more in omnivores

because they need

to have shorter intestines

so the meat dont get rotten inside

and the can expulse it faster

in conclusion if we can do something it doesnt mean that

its GOOD! because if we feed a cat

with veggies prolly the cat is gonna eat it but

its not gonna be good for the cat beacuse its carnivore

the second one is a big excuse!

and its

"eating meat is natural" and its not haha

if something is natural it doesn't mean that

it's the best choice!

and if we rely on natural things

why we drive or use clothes

why we flight in planes

clearly these are things that grow up in trees !isn't it?

#sarcasm

but let's rely in that concept lets do natural things

that are not ethical correct! like eating meat!

for example we are walking in the street!

and we point someone and we say " i am gonna k*ll youbecause its natural"

or when you are sick and you take your medicine ( so natural right?)

its the same !

this teach us that we shouldn't do something that is natural but ethically incorrect

and so stuff ethically correct

other one that you are gonna listen everywhere!

" I eat meat because it is part of the cycle of life"

dear"friend" that eat meat

first of all!

if we rely on that we are not in the top of the "chain"

since we have

very limited abilities

How Commercial Rental Rates are Calculated in Austin, TX - Duration: 2:00.

- If you're looking to lease office space in Austin,

it's important to understand how your rent is calculated

so that you understand

exactly what you're going to be paying for.

My name's Taylor McHargue, I'm with AQUILA Commercial

on the Tenant Representation Team,

and in this video, we're going to be going over

exactly how rental rates are calculated in Austin, Texas.

(energetic music)

Most office rental rates are calculated

in an annual cost per square foot basis.

Most commonly in Austin we see triple net leases,

and triple net is just a combination of

your base rental rate and the operating expenses,

which are made up of the taxes, insurance,

and common area maintenance,

and it's the tenant's prorated share of those expenses,

again, combined with the base rate,

and that gives you your full service rate,

or the gross rate.

We then calculate your annual total.

Just multiply that full service number

by the amount of square feet that you're in.

That gives you your annual total

and then you divide that by 12

and you get your monthly cost.

For example, if your base rental rate is $20 a square foot

and the operating expenses are $10

and you lease 10,000 square feet,

your total annual rent would be $300,000.

Now remember, this method does not consider

the intricacies and concessions of some deals,

but it's definitely a good place to start.

Some additional factors that can affect

the overall rental rate are

free rent at the start of the lease, TI allowance,

length of the deal,

but these are more advanced calculations

that your tenant representation broker

is going to be able to help you with.

And while you're thinking about it, let's take a look at this week's featured mod.

When we talk to someone everything begins with the face.

One look can tell us when someone is sad, angry, or happy without even saying a word.

Faces can be used to express emotions, or hide them.

To pour one's heart... Or keep a deep, dark secret.

Yet while motion captured faces can convey complex, layered emotions.

In games like Skyrim, that isn't quite possible.

In fact, the breadth of human emotion is whittled down to just seven basic types.

Happy, sad, angry, fearful

disgusted, surprised, and puzzled.

This is more than enough for most games,

but if you're trying to convey something

a little more nuanced, sometimes the facial expressions

can be a little confusing to read.

No. Why would you say that?

Oh, well you just look a little disgusted.

This is just the face I make to show mild disappointment. I still appreciate the gesture.

Well, it's just that the face that you're making makes you look like you want to barf...

It's really no problem at all, just say a word.

Alas, there aren't any mods that expand the list of emotions.

That's hard-coded in the game.

But there are mods that can take the base game emotions

And make them a little more expressive.

That's why today's featured mod is

Expressive Facial Animations by Nuroku.

This mod takes the vanilla faces

and makes them more lively.

So you can better tell what feelings your NPCs are trying to relate to you.

It also makes changes to the base phonemes for all dialogue

and even alters your combat shouts to make them

Well, more shouty.

As for more varied types of emotion that will have to wait for the Elder Scrolls VI.

But seeing as Fallout 4 already has

dozens of new emotion types

it seems that Bethesda is already hard at work making more.

Of course that's of little comfort to poor, poor Lydia.

one out so let's go over this scene this

archways Kara Danvers is here as part of

an early alien Kree military team Star

Force they're there on a hunt for a

missing spy the swirling fog gives the

scene and ether look but it also

presents a problem it's interfering with

star force command and the mission is

dangerous enough without the possibility

that there will be enemy the

shape-shifting scroll might be lurking

so this sounds like a pretty interesting

path so the team was part of a focus for

the Captain Marvel movie as they

unveiled the entire lineup for the team

dude lost mystery character leads a team

but is the villain everyone seems to

think he's playing Captain Marvel but

that's not really being confirmed but

Captain Marvel takes charge in the field

familiar faces like Ronan the accuser

played by Lee place are joined by new

characters the teams comes together for

a minute a mission which sounds pretty

cool so Topher will be making appearance

for the first time the planet could lead

to a wakandan connection I guess with

the addition of vibranium mining since

torsa is relatively new

the common kind of comic book Captain

Marvel Universe it was first introduced

back in 2014 so it's fairly new it seems

that the move you'll be able to create

an interest in place while adding new

aspects to it and this isn't taken

directly from the comics so a lot of

people compared in this movie through

the Wunderland movie I don't know why

they would because the Warner movie is a

basic origin movie this isn't an origin

movie she's already got a powers

she's already kicking us it's not an

origin movie so I wish people would give

it a chance and stop comparing it to one

wonder one wasn't even that good come on

guys stop comparing it to DC it wasn't

even that good so this scene does sound

pretty cool it's a short video because

the description doesn't really say a lot

but I'm interested to find out who Jude

Law's secret character will actually be

even though it's pretty much going to be

captain mah Val so what is on planet

Topher it sounds like there's gonna be a

scroll as they're looking for a missing

spy and the scroll will be pretty

dangerous so I'm expecting this to be

the first trailer which is going to come

in next week or two because it's quite a

detailed description so we're probably

gonna get like a teaser trailer which

would be like a flash a flick through a

lot of different scenes but we won't

really get anything till maybe New York

Comic Con or me it may be late in here

but I'm not expecting much footage but

saying that we did get over 10 images

last week so maybe there will be a lot

of footage in the first teaser trailer

because I'm not made it clear if it's a

teaser trailer or if it's actually a

proper trailer so like always guys

you know I knew we were gonna fly fish

but that was about it I didn't really

know what to expect I don't think I

would really have gotten the chance to

go fly-fishing if you have that kind of

program anywhere then the kids will be

interested I've seen that many many

times I was working as an urban Ranger

if you just expose them to the

opportunity they'll be more than willing

to participate

all the other materials are on the

pricey side I'll have this opportunity

is great I love even even without

fishing the steps in the water and the

river without getting wet it's pretty

cool I'm having a lot of fun it's really

hard because I'm trying to like get into

that current and I don't have our

muscles that kind of hard to get all the

way over there in the beginning I didn't

really want to come and that's getting

to be honest but now I'm kind of happy

in here there's so much more to see than

just being in a city to be honest you

don't have to actually catch any fish to

have a good time like I'm not I haven't

caught a single thing but I'm still

having a great time so I'm just enjoying

the outdoors that's all I really need

this is going really well I'm really

enjoying fly fishing and just being out

here and the outdoors learning a lot

getting new experiences or low-degree my

family

like being right here for like the water

I love it I'm having so much fun I was

really nervous because I've never done

fly-fishing and I just kind of knew that

it was going to be different a normal

fishing my high was catching two fish

and my low we're just kind of being

patient you know waiting for the fish

I wanna say thank you very much for

this continues because this is really

really really fun I'm sure that many

many kids would want to do the exact

same thing I know they do so if you keep
